What does a Chingford Mount inventory clerk actually check?

Then there is the Renters’ Rights Act 2025, which went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic one, so a tenant can give two months’ notice at any point in the year. People get one thing wrong about it, though. The cleaning side of a move-out did not change at all. The check-in benchmark still applies and the deposit maths is exactly what it was. What changed is timing. In a tight kitchen above the Mount parade or a 1990s galley, the cooker hood has been on for years and the mesh filter behind the cover is set hard with grease. South Chingford stock, street by street

South Chingford is the lower, more mixed half of Chingford, the part around Chingford Mount rather than up by the forest and Chingford station. That distinction matters for a clean: the housing is genuinely different from the larger, pricier places in North Chingford, and a clerk inspects it differently.

Most of it was built out in the 1920s and 1930s as bay-fronted terraces and semis, the speculative interwar stock that filled the farmland south of the Chingford Mount crossroads once the trams reached the top of the hill. A solid layer of post-war council and ex-council housing runs through it, with conversion flats above the shops along Chingford Mount Road. These are not new-builds. They have original tiled bathrooms, painted timber, picture rails in the better houses, and kitchens refitted two or three times since the 1970s. Grease and scale collect where a quick wipe never reaches.

There is a pattern to where they fail. The larger interwar semis up off Kings Head Hill and The Ridgeway are often split into two flats, with the original bathroom still tiled floor to ceiling and grout that has had decades to take up scale. The tighter terraces nearer Old Church Road and Chingford Mount Road were refitted harder, so the kitchen is usually the problem there, a galley with a cooker wedged into units that has never been pulled out. The ex-council blocks have the most uniform kitchens and bathrooms of the lot, which sounds easier and is not: years of the same use in the same layout means the scale sits in exactly the same spots in every flat, and the clerks go straight to them.

This is a real place too, not a grid of addresses, and the local detail is part of why people stay long enough for the build-up to matter. Chingford Mount Cemetery, off Old Church Road, is where the Kray family are buried, and it draws a steady trickle of visitors at weekends. At the bottom of Friday Hill, Pimp Hall Park and its nature reserve still hold the old dovecote from a sixteenth-century manor farm, one of the quieter corners of the borough. Now run the sum the deposit makes you run. A two-bed at £243 against a deposit of a couple of thousand pounds is not really a decision.
