Why the inventory report does more work here than next door

Start with the bit almost nobody starts with, because in Chingford Hatch it changes the maths. What 1 May 2026 did, and what it left alone

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has rolled over to a periodic tenancy, and a tenant can give two months’ notice at any point instead of waiting out a fixed term.

The part people get wrong is the clean. It did not change. Your landlord still cannot make a paid-for professional-clean receipt a condition of the tenancy, and they never could. What they can still do is deduct for a property handed back dirtier than the move-in report recorded. The deposit cap, the check-in benchmark, the way an adjudicator reads the two reports: all the same as the week before.

What did change is rhythm. Chingford Hatch is a family-rental belt with a lot of one and two-year lets, and once tenants can leave on a rolling two months the move-outs spread out and get harder to predict. The bathroom scale an E4 supply leaves behind

Chingford sits in London’s very-hard-water zone, and that one fact loses more bathroom deductions here than almost anything bar the oven. Your supply is Thames Water, treated at the Chingford South works that sits right next to the William Girling reservoir, and it runs about 300 mg/L calcium carbonate. Thames Water publishes the band on its hard water page if you want to check your road. At that level scale builds on the riser, the rose, the screen runner and the silicone bead inside a year, and a wipe with a cloth does nothing to it.

The clerk knows it too. They run a thumbnail down the tap, they look at the screen edge-on against the light, they pull the shower rose in close. On a 1960s Friday Hill flat with a shower over the bath that is the first deduction they reach for. We take the scale off with a mild acid solution worked in with a soft pad, give the grout a longer soak, and rinse it clean. The stock changes as the road climbs the hill

Chingford Hatch grew out from Chingford Green in the 1930s, where the suburb met the old edge of Epping Forest, and the housing tells you which decade you are standing in. One method does not pass all of it, so we work the area in three rough bands and clean each to what its clerks look for.

The 1930s belt: Hatch Lane, Larkshall Road, Old Church Road

The spine is Hatch Lane, the A1009, mostly inter-war semis with leaded front bays, the odd original parquet hall and a kitchen that is either six months old or last touched in the 1980s. Larkshall Road runs west toward St Anne’s Church and mixes those semis with shorter terraces; Old Church Road carries the longer pebbledash semis down toward the boundary; Brookfield Avenue and the quieter turnings off Larkshall are a regular round for us. The post-war estate: Friday Hill and Mansfield Hill

Much of the area’s northern edge is the 1950s Friday Hill estate the London County Council built, three-storey walk-up flats and maisonettes around the green, with Mansfield Hill climbing east past period semis with long back gardens. The order flips on a Friday Hill flat: bathroom scale on the chrome first, smoke staining on the kitchen ceiling above the hob, then carpet wear and skirting scuff. The original underlay in these flats is the reason the carpet add-on comes up so often.

The Highams Park edge and the modern infill

South and east the area runs down toward Highams Park station on The Avenue, where you find newer flats above the shops on the Selwyn Avenue side and small Edwardian terraces on the fringe. The Ridgeway carries family semis up toward Larkswood and Ridgeway Park. On the newer infill it is the engineered floor and the integrated appliances; on the Edwardian terraces it is picture-rail dust, a cast-iron fireplace and the bathroom grout. Can you come mid-week if my check-out lands on a Friday?
