Two Stratfords, one railway line

There are two Stratfords, and the railway divides them. Ask anyone who does not live here and they picture Westfield, the towers and the Olympic Park. That is the newer side, the build-to-rent flats over at East Village in E20, a world of concierge desks and induction hobs. This page is about the other one: the old town centre in E15, the streets between Stratford Broadway, the Theatre Royal at Gerry Raffles Square, St John’s Church on the Broadway island and Maryland Point. Late-Victorian and Edwardian terraces, conversion flats over the shops, ex-council blocks and a ring of newer infill. The two sides look nothing alike, and neither does the clean.

The old heart is a proper renters’ patch, and a fast-churning one. Stratford station sits right on the edge of it, one of the best-connected in London: the Central and Jubilee lines, the DLR, the Elizabeth line, the Overground Mildmay line, c2c and Greater Anglia, with Stratford International a short walk on. That connectivity is why the tenancies here turn over so fast. University of East London and Birkbeck both have a Stratford presence, so students, young professionals and sharers cycle through on tight yearly leases, and fast churn means a great many hand-backs with a deposit on the line.

There are two Stratfords, and the railway divides them.

None of that is the picture most outsiders carry. They think glass and escalators. The village is older, tighter and lower, with bay fronts and tiled paths and the odd cast-iron fireplace still in the front bedroom, and it needs cleaning like the older stock it is.


The stock behind the Broadway, street by street

Most of the housing here is older than the area’s reputation suggests. The Grove and Salway Road, the lanes close to the Theatre Royal, go back to the 1880s and 1890s. The streets running off the Broadway towards the Greenway came a little later, into the early 1900s. There is a band of 1930s council rebuilding where wartime bomb damage was patched, and a quieter run of post-2000 flats above the parade and among the town-centre blocks. The job we book most is a two-storey bay-fronted terrace with picture rails, deep skirtings, a tiled mosaic path under the porch and a small cast-iron surround in the front room.

Every one of those features is a place dirt gathers and a place a clerk looks. The tiled vestibule holds shoe-marks in the pattern grout. The picture rail and deep skirting carry a top-edge dust line daylight hides. The cast-iron surround spots if you spray it, so it gets a soft brush by hand. The front bay’s timber window box picks up road grit along its lower pane edge, worst near the Broadway where dust drifts off the Romford Road approach. Old stock, cleaned as old stock.

Average private rent across Newham reached about £1,910 a month by early 2026, up roughly 8.5% on the year before, on ONS figures (ONS private rent and house prices). Two-bed terraces around The Grove advertise in the £1,800 to £2,100 band; a refurbished three-bed towards Maryland tips past £2,400. Deposits on fresh sign-ups run bigger than three years ago, and agents have got fussier about hand-back condition, because there is always a queue of tenants behind you.

The water is the other constant. All of E15 sits in Thames Water hard-water territory, roughly 280 to 320 milligrams of calcium carbonate per litre, firmly in the very-hard band (Thames Water hardness information). At hand-back that shows as a chalky film on every chrome shower head, kettle, mixer-tap base and washing-machine drawer, back within a fortnight of the last wipe. Clerks photograph that film. We lift it with a measured weak-acid soak and a proper dwell time, then buff the chrome dry by hand the same day so it does not bloom again before the walk-through.

One quirk sits along the southern fringe. The Greenway, the footpath and cycle route riding on Joseph Bazalgette’s 1860s Northern Outfall Sewer embankment, runs past the bottom of the village from Bow to Beckton. Terraces backing onto it pick up cycle grime in the dry and a mud trail in the wet. On those rear windows we hand-wipe the glass and frames rather than spray, because the original putty on a hundred-year-old rear window lifts under any real pressure.


What an old-Stratford clerk marks down first

We work the whole E15 core, between Gerry Raffles Square, the old Stratford Centre and the Greenway. These are the roads that come up most on the booking line:

The letting side mixes big branches with long-running independents. Strettons, an East London firm going back to 1931, runs family-terrace instructions from its desk at 63 Broadway. Two-bed terraces are £243, the most-booked job in old Stratford, the format you find on Henniker Road and off The Grove. Three-bed family terraces are £339, the wider single-family runs up towards Maryland. Four-beds are £425, which here means a villa-front terrace or a larger shared house. Add-ons are priced the same way. Carpet shampoo is £36 per bedroom, £43 for the front reception, or £115 for the whole carpeted area of a two-bed. A single-oven deep clean is £77, already inside the standard end of tenancy and listed here only for reference; a double oven is £110 and a 90cm range with chrome-trim treatment is £114. Outside glazing on an upper conversion is quoted on site. There is no VAT line, no fuel surcharge, and no extra for a flat two flights up.

Now the sum. A two-bed at £243 against a deposit north of £1,800 is not really a decision, yet most tenants only run it after they have cleaned the flat themselves, failed the check-out and lost the first round. The first round is the cheap one to win.

Licensing, deposits and the words that decide them

Newham ran the first borough-wide selective licensing scheme in England back in 2013, and it is now on its third five-year term. That matters here more than people expect, because a licensed borough runs a tighter hand-back. A licensed landlord sits on a public register, the council can ask to inspect, and the check-out agent works to a sharper brief than a clerk in a borough with no scheme at all. A clean is only as useful as the evidence behind it, so it helps to know the few terms that decide a deposit here.

Selective licence
A licence a private landlord must hold to let most homes in a designated area. Newham’s current scheme covers 22 of its 24 wards, running from 1 June 2023 to 31 May 2028, and old Stratford sits in the Stratford ward, fully inside it. The only two excluded wards are Stratford Olympic Park and Royal Victoria, on the new-build and docks side. Newham also runs additional licensing for houses in multiple occupation, borough-wide bar those same two wards, so a shared house off the Broadway carries its own paperwork on top. Council pages here can be slow to load for automated checks, so the dates are stated in prose rather than linked.
Check-in inventory
The photographed condition report made at the start of the tenancy. Your check-out is judged against it, line by line, so a surface logged as clean on day one is one a clerk expects clean on the way out.
Deposit protection
Your deposit must sit in a government-backed scheme such as the Tenancy Deposit Scheme or mydeposits, and it has to come back within ten days of an agreed figure under Housing Act 2004 s.214.
Renters’ Rights Act 2025
Live from 1 May 2026, it ended Section 21 no-fault eviction and turned fixed assured shorthold tenancies into rolling periodic ones. The cleaning side did not loosen: an agent still has to evidence any cleaning charge. What changed is timing, and in a high-churn patch like this one that means move-outs are less predictable, so book earlier than you used to.
End of tenancy versus deep versus regular
An end of tenancy is the hand-back clean, judged against an inventory and backed by our guarantee. A deep clean is the same depth of work on a home you are keeping, with no inventory framing. Most side streets, Henniker Road, Salway Road and the rest, are Newham resident-permit bays, so we arrange a visitor permit through you or pay the daily rate, and kit drops happen off the quieter roads. If you do not drive, none of this touches you, since the whole village is a short walk from Stratford or Maryland station. We sort the parking so you do not have to.

Old Stratford sits inside the wider Newham footprint, and the borough hub is the Newham end of tenancy hub. The closest siblings tell the same E15 story from different angles. Maryland is the band just north, more of the same terrace and conversion stock. Forest Gate South, up the Romford Road in its own conservation area, is Edwardian-terrace country again. West Ham sits over towards the Greenway. And East Village, on the post-2012 Olympic Park side in E20, is the new-build counterpart this page is deliberately not about: build-to-rent flats in one of the two licensing-excluded wards, a different clean entirely.

The bolt-ons people ask for most are the obvious ones. Is Stratford Village inside the Newham licensing scheme?

Yes. Old Stratford sits in the Stratford ward, fully covered by the borough-wide selective licensing designation that runs from 1 June 2023 to 31 May 2028. The only two excluded wards are Stratford Olympic Park and Royal Victoria on the new-build side. Newham also runs additional HMO licensing borough-wide bar those two wards, so a shared house here needs its own licence too. Your landlord should hold a Newham licence, which requires a current Gas Safety record, an EICR and an EPC.

What about the tiled path under the front porch?

The geometric mosaic under the front step on an old-Stratford terrace is one of the first things a clerk checks on the way in. Months of shoe-marks settle into the pattern grout, and a vacuum will not lift them. We brush the pattern by hand and finish with a damp microfibre cloth, never a steam jet, because steam pressure can lift the bedding mortar on the original tile bed.
