Westfield Stratford City sits on the eastern fringe of Queen Elizabeth Olympic Park, with residential blocks wrapped tight around the retail spine: Manhattan Loft Gardens at the Great Eastern Road end, the International Quarter London office and apartment campus across Montfichet Road, Glasshouse Gardens above the Westfield east entrance, and Chestnut Plaza inside the centre itself. Most of our work in the E20 1 hand-back patch is on these clusters. The rest of this page is the working detail, the pricing, and the patterns the clerks here flag first.

Last updated April 2026. We are Monster Cleaning Ltd (Companies House 9919639), a London end-of-tenancy crew running since 2014, with our HQ at 255 Upper Richmond Road West, SW14 8QS. Trustpilot sits at 3.1 out of 5 across 128 reviews.

Answer in one line: end of tenancy cleaning at Westfield Stratford City E20 starts at £156 for a studio, £207 for a 1-bed apartment, £243 for a 2-bed and £339 for the rare 3-bed Manhattan Loft Gardens duplex.

Why deposits get clipped on a Westfield hand-back

The residential stock around Westfield Stratford City is a tight cluster of post-2011 buildings on three named addresses. Manhattan Loft Gardens on the corner of Great Eastern Road is a 42-storey duplex tower designed by SOM, completed in 2018, half hotel and half private apartments. The International Quarter London on Westfield Avenue and Montfichet Road is a Lendlease and LCR campus where the FCA, Cancer Research UK and Transport for London occupy the office plots, and Glasshouse Gardens delivers the residential side above the retail. Chestnut Plaza is the inside-the-centre commercial block. The Forge sits on the south flank toward Pudding Mill Lane.

Every flat in those clusters was handed over with a developer photo pack. That pack is the baseline. The integrated AEG or Bosch oven cavity, the induction hob trim, the cooker-hood canopy mesh, the engineered-oak floor under the dining table, the floor-to-ceiling glass onto Chestnut Plaza or onto the IQL public realm: all of it was photographed clean on day one. If the canopy mesh has a tan film along the edges, the clerk will pull it out and photograph it under the kitchen LEDs. If the engineered-oak under the suitcase wheel-trail has a faint matte streak, the clerk has the day-one shine to compare it to.

Same game, every flat.

Rents on these blocks are not small. A Manhattan Loft Gardens 1-bed with a sky-garden view sits around £2,400 a month in 2026 (ONS Private Rent and House Prices, latest bulletin). The 5-week protected deposit behind that is real money in the deduction game.

Renters’ Rights Act 2025 and what it does not change

The Renters’ Rights Act 2025 took Royal Assent on 27 October 2025 and the headline reforms commenced on 1 May 2026. Section 21 no-fault evictions are gone. Tenancies on the Westfield BTR blocks are now rolling periodic by default. None of that alters the deposit return at the back end of a tenancy. Your protected deposit still has to come back inside ten days of agreement under Housing Act 2004 s.214, and your operator still has to evidence any cleaning deduction with photographs against the original handover pack. If the clean is photographed, signed off and matched to the spec, the operator will not push it. If it is not, they will dock for it.

Newham council licensing and the Stratford Olympic Park position

Newham runs one of the country’s most aggressive borough-wide selective licensing regimes. The current designation came into force on 1 June 2023 and runs through to 31 May 2028, covering nearly every privately rented home in the borough. Two wards were originally carved out of the 2023 designation on freeholder-management grounds: Stratford Olympic Park and Royal Victoria. Most of the residential stock around Westfield Stratford City sits inside the Stratford Olympic Park ward, and the BTR operators here run their hand-back to a freeholder standard set above what the borough scheme applies elsewhere. The Newham Cabinet’s 2026 review extended the designation footprint into the East Village side; the position on the Manhattan Loft Gardens, IQL and Chestnut Plaza clusters has been kept under the operator standard. The full text sits on the Newham Council selective licensing page.

What that means for you. On a Get Living, Pinnacle, JLL or Lendlease let inside the Westfield footprint, the bar that decides your deposit is the freeholder hand-back standard, not a borough average. Inventory clerks have been briefed on the developer pack. They walk every flat against it. Our 57-point agent-approved checklist is built around exactly that pack.

Stratford International, the Elizabeth line and the kit that goes with it

The Westfield blocks are a five-minute walk from Stratford station, which carries the Central, Jubilee, Elizabeth, DLR and Overground, and a seven-minute walk from Stratford International on HS1. That access shapes the tenant pool: corporate transferees on six-to-eighteen-month lets, retail and office workers on the IQL campus, postgrads on UCL East and Loughborough London courses, and Asian-diaspora investor lets handled by JLL Stratford. None of that reads on the photo pack. What does is the kit. Every flat above Westfield Avenue or inside the Manhattan Loft Gardens tower runs a heat-interface unit on a district energy network rather than an in-flat boiler. Every kitchen is integrated, handle-less and built around a cooker-hood canopy with a removable grease mesh. Floor-to-ceiling glazing faces either Chestnut Plaza, Montfichet Road or the IQL podium. The clerks know the spec, and the spec is what the clean is measured against.

“Monster came on a Wednesday morning for a 22-month let in Manhattan Loft Gardens, the duplex level on the lower sky-garden floor. I had been a retail manager on the Westfield concourse, my partner ran a kiosk in the centre, both of us out at 7am most days and the kitchen had not really been pulled apart since we moved in. The big problem was the cooker-hood canopy mesh – it had a tan film along the long edges that I’d never managed to shift, and the underside of the canopy frame had a faint grease shadow under the LEDs. The lead pulled the mesh out, soaked and degreased it, then worked the canopy underside with a soft brush. JLL Stratford’s clerk walked the flat the next morning and signed it off with no kitchen deduction. Deposit released in seven days, full amount.” – Priya, ex-tenant, Manhattan Loft Gardens duplex.

Coverage – streets and zones

Our Westfield rounds run along the spine of the retail centre and across the office and residential plots that wrap it. The named addresses and zones we are inside most often:

End of tenancy cleaning in Newham by Monster Cleaning
A recent end of tenancy cleaning our team finished in Newham.
  • Manhattan Loft Gardens on Great Eastern Road – the SOM-designed 42-storey tower with the duplex apartments on the lower levels and the sky-garden floors on 28, 36 and 42
  • Glasshouse Gardens on Westfield Avenue – the Plaza North and Plaza South towers above the Westfield east entrance
  • The International Quarter London – the Lendlease apartment plots on Montfichet Road, including the Cancer Research UK and Transport for London building neighbours
  • Chestnut Plaza – the apartment levels above the inside-the-centre commercial block
  • The Forge – the smaller apartment plot on the south flank toward Pudding Mill Lane and the Greenway
  • The Stratford Place lower podium and the connected Westfield Avenue infill blocks
  • The studios and 1-beds in the IQL podium overlooking Stratford Town Hall and the Cancer Research UK plot
  • The Loughborough London student-cluster lets on the western edge of the campus

The walk to Stratford station from Glasshouse Gardens runs straight through the Westfield east entrance and past John Lewis. The walk from Manhattan Loft Gardens runs across the Great Eastern Road junction past the bus interchange. The 25 bus calls the Stratford bus station on its way through to Oxford Circus, the 108 ties the centre into Greenwich, and the night-bus N25 covers the late-shift retail teams home. Most kerbside loading on Montfichet Road and Westfield Avenue is on a Newham Council blue-zone permit. Our crews take a visitor permit code through the resident or the building manager. A handful of private bays inside the Lendlease IQL podium sit on the operator’s own permit system.

What’s included on a Westfield clean

One 57-point agent-approved checklist on every job, scaled to the property. No add-ons hidden behind asterisks. The list below is built for the kit that the Westfield blocks actually carry: integrated AEG or Bosch kitchens, cooker-hood canopies with removable mesh, engineered-oak flooring, floor-to-ceiling glazing, in-flat washer-dryer combos in the older Glasshouse Gardens stock, district-heat HIU cupboards.

Kitchen

Behind the integrated AEG or Bosch oven and back element wiped, oven door inner glass and seal degreased, racks and side rails removed and degreased, induction hob lifted-edge silicone trim cleaned of grease shadow. Cooker-hood canopy mesh removed, soaked, degreased, dried and re-fitted. The canopy underside polished, intake grille on standalone hoods de-tarnished if amber. Quartz or composite worktops cleaned and buffed, undermount sink polished, tap chrome wiped streak-free, edge silicone trim wiped. Integrated dishwasher filter pulled and rinsed, door inside-edge degreased, salt and rinse-aid lights checked, kickboard cleaned. Integrated fridge-freezer defrosted if needed, shelves and runners hand-washed, door seal cleaned of crumbs and stickiness. All handle-less doors wiped top and bottom, soft-close hinges checked, push-to-open mechanisms dust-free. Bin recess sanitised, kickboards, plinths, floor edges all worked. The Quooker boiling tap, where the flat carries one, is descaled at the spout and base ring with a non-acidic scale remover.

Bathrooms

Walk-in shower glass and chrome screen edge-polished, frame and channel scale-cleared. Rainfall head and hose. Tile floor and walls, grout brushed, silicone seal lines checked. Heated towel rail, chrome fittings polished, mirror demister edge wiped. Vanity drawers, soft-close hinges, integrated lighting, extractor vent removed and washed. WC inside the rim, hinges, flush plate, floor behind the pan. Composite-shower-tray edge silicone worked with a soft brush.

Bedrooms and living

Built-in wardrobe interiors top to bottom, drawer runners, bed-frame bases lifted. Recessed LED downlight bezels, ceiling roses, dimmer plates. Skirting boards, door tops, hinges, threshold strips between rooms. Engineered-oak floors swept, microfibre-mopped with a manufacturer-safe wood polish; carpets vacuumed top-to-tail and any visible heel-trail under the dining table or behind a sofa worked through. Media-unit dust-out, cable channels, behind-TV wall. Floor-to-ceiling glazing inside face, frame channels, balcony patio-door tracks where the flat has them. Radiator covers lifted where present.

Throughout

Heat-interface unit cupboard tidied, dust-cleared, controller display cleaned, door wiped. Light switches, plug sockets, thermostat, video-entry intercom panel. All internal doors both sides, frames, architraves, handles, soft-close mechanisms. Ceiling lines and smoke alarm housings dust-cleared. Entrance hallway, utility cupboard, airing cupboard shelving, riser cupboard. Windowsills, reveals, internal glass; balcony glass balustrade panels wiped on the inner face from inside the flat (we do not abseil). Floors mopped or buffed last, route from kitchen out, no footprints in.

What it costs

Our base prices for a Westfield Stratford City end-of-tenancy clean are: studio £156, 1-bed £207, 2-bed £243, 3-bed £339, 4-bed £425. Hourly cover is £30 per cleaner with a two-cleaner minimum. Carpet shampoo add-ons are £36 per bedroom, £43 per main reception, or £115 for a whole 2-bed flat. Oven add-ons are £77 single, £110 double, £114 for a 90cm range. Over 300+ letting agents have us on file across north and east London, and our work has helped clients recover £1.2m in deposits in disputed cases since we opened.

PropertyBase price+ carpet+ oven
Studio£156£65£77
1-bed£207£110£77
2-bed£243£115£77-£110
3-bed£339£243£110
4-bed£425£230£114

Westfield stock skews 1-bed and studio. The most-booked job for us here is a Glasshouse Gardens 1-bed or an IQL studio, with two cleaners on a four-to-five hour visit. A Manhattan Loft Gardens duplex runs longer because of the second floor; we plan three cleaners on a six-to-seven hour slot.

What your inventory clerk will actually check

Pinnacle, Get Living’s in-house lettings team, JLL Stratford, Foxtons Stratford and the Lendlease residential operator at IQL all run their walks against the developer photo pack. The order below is what we see them work on a typical first sweep:

  1. Front door, intercom screen, internal hallway lighting and switch plates.
  2. Open-plan kitchen: handle-less doors, plinth, induction hob trim, integrated oven inside, cooker-hood canopy and mesh, dishwasher filter, fridge-freezer seals.
  3. Cooker-hood canopy underside under the LED panel – clerks rotate the canopy or pull the mesh.
  4. Engineered-oak in the living and dining run: heel-trails, suitcase wheel-trails, sun-faded patch under any rug that has moved.
  5. Floor-to-ceiling glass: smudges along the bottom 600mm, condensation halo at the lower frame.
  6. Bedrooms: built-in wardrobe interiors, mirror doors, carpet under bed, skirting top edge.
  7. Bathroom and en-suite: chrome shower screen edges, grout, basin tap base, toilet bowl rim and back, extractor vent.
  8. Heat-interface unit cupboard: cupboard floor, HIU surface, controller display.
  9. Storage cupboards and utility space: where the older Glasshouse Gardens stock has a washer-dryer combo, the door seal, lint filter and drum interior.
  10. Final pass: switch plates, light pendants, internal door top edges, communal-chute door.

End of tenancy vs deep clean vs regular clean

ServiceWhat it isWhen to book
End of tenancyFull hand-back clean against the agent inventory, photographed, with a 48-hour re-clean guaranteeYou are moving out and want the deposit back
Deep cleanOne-off restorative clean for a flat you are staying in – same depth as EOT, no inventory hand-backYou are staying but the flat needs a reset
Regular cleanWeekly or fortnightly maintenance, hourly rate, two-hour minimumYou want it kept tidy across the tenancy

The work above the EOT line is what gets booked here. Westfield BTR stock is mostly let furnished or part-furnished, so the clean covers the operator’s chattels too: the AEG or Bosch oven, the induction hob, the integrated fridge, the wardrobes, the bed-frame bases.

How a booking works

  1. Call 0333 555 2076 or email [email protected] with the address, the block, the bedroom count and the move-out date.
  2. We send back a fixed price by return – same working day, no callbacks, no “someone will be in touch”.
  3. You confirm by reply. We send a booking confirmation and a copy of the 57-point checklist.
  4. We arrive on the day, two to four cleaners depending on the property, with our own kit and a slim vacuum that fits behind integrated units.
  5. We email the photo pack the same evening. If your clerk flags anything within 48 hours, we come back free under the 48-hour re-clean guarantee. The 97% first-time pass rate is the average we hit; the guarantee covers the gap.

Frequently Asked Questions

How much is end of tenancy cleaning at Westfield Stratford City?

Studios start at £156, 1-bed apartments at £207, 2-bed apartments at £243, 3-bed apartments at £339, and the rare 4-bed at £425. Hourly cover is £30 per cleaner with a two-cleaner minimum. We send a fixed quote inside the same working day with no hidden extras.

Do you clean inside Manhattan Loft Gardens, Glasshouse Gardens and the IQL apartments?

Yes. We are inside the Manhattan Loft Gardens tower, the Plaza North and Plaza South towers in Glasshouse Gardens, the Lendlease apartment plots at the International Quarter London, Chestnut Plaza and The Forge several times a month. The on-site concierge clears us through the lobby on the day.

Is the Westfield footprint inside Newham’s selective licensing scheme?

Most of the residential stock around the centre sits inside the Stratford Olympic Park ward, which the 2023 borough-wide designation carved out on freeholder-management grounds. The 2026 review extended the designation across East Village; the position on the Manhattan Loft Gardens, IQL and Chestnut Plaza clusters has been kept under the operator hand-back standard. Either way the bar that decides your deposit is the freeholder spec set against the original developer photo pack.

How long does a clean of a 1-bed at Glasshouse Gardens take?

Roughly four to five hours with two cleaners on a standard 1-bed. A Manhattan Loft Gardens duplex runs six to seven hours with three cleaners because of the second floor.

Are you safe to use on engineered-oak floors?

Yes. We use a manufacturer-safe wood polish and microfibre on engineered-oak. We never use abrasive pads or acidic descalers on wood. The Westfield blocks run engineered-oak on a plywood substrate with a UV-cured lacquer, and we treat it accordingly.

Can you handle the cooker-hood canopy mesh on an open-plan kitchen?

Always. The mesh comes out, soaks in a hot degrease bath, gets brushed and dried, then re-fits. The canopy underside under the LEDs gets worked too because clerks rotate the canopy or pull the mesh on a typical walk. Skipping the canopy is the most common reason a Manhattan Loft Gardens or Glasshouse Gardens hand-back gets pinged in the kitchen.

What is the 48-hour re-clean guarantee?

If your inventory clerk flags any item in our scope within 48 hours of the clean, we come back and put it right at no extra cost. It is on every booking we do, every postcode we work, and it is what makes the difference between a 97% first-time pass rate and a near-perfect one.

Do you have public liability insurance?

Yes. £5m public liability, employer’s liability, and we send a copy of the certificate to managing agents and BTR operators when they ask. The Lendlease and Pinnacle building concierges usually want to see it before clearing the booking.

Can I book at short notice?

Same-day or next-day is usually possible, especially Tuesday to Thursday. End-of-month and Friday slots fill earliest, so two or three days’ notice helps if you can give it.

Do you work with the Westfield letting agents direct?

Yes. We have 300+ letting agents on file, including Get Living’s in-house lettings, Pinnacle, JLL Stratford, Foxtons Stratford, and the Lendlease residential operator at the International Quarter London. Some book us direct on behalf of the tenant; most of the time the tenant books and we copy the operator on the photo pack.

Will my deposit really come back inside ten days?

The statutory window is ten days from the figure being agreed under Housing Act 2004 s.214. If the operator and you agree on the deductions, or that there are none, the protection scheme has to release inside that window. Our work has helped recover £1.2m of deposits since 2014.

End of tenancy cleaning in Newham by Monster Cleaning
Fresh from a end of tenancy cleaning in Newham.

What if there is a dispute over a deduction?

Your deposit is held by one of three schemes – Tenancy Deposit Scheme, mydeposits or DPS. Each scheme runs free adjudication. Our completion photos and the 57-point sheet are evidence you can submit straight into a dispute, and Shelter’s deposit guide walks through the route if it does escalate.

How do you handle Thames Water hard-water marks at E20?

E20 sits in Thames Water’s very hard water area, around 293 ppm calcium carbonate. We use a mild scale solution on chrome and glass, never on porous tile or stone, and we hand-buff dry the same day. The Quooker boiling tap that comes as standard in most BTR Westfield kitchens gets descaled at the spout and base ring on every visit.

How does parking work around the centre?

Most kerbside loading on Montfichet Road, Westfield Avenue and Great Eastern Road is on a Newham Council blue-zone resident-permit. We arrange a visitor permit code through the resident or the building manager. A handful of private bays inside the Lendlease IQL podium and the Manhattan Loft Gardens loading bay sit on the operator’s own permit system, and we take a code through the same channel.

Will you remove rubbish on the day?

We bag and stack all internal rubbish at the chute or building bin store. Bulky items – a sofa, a mattress – we do not take. The buildings here run a contracted bulky-waste route and Newham’s own bulky service is on the council site.

Do you bring your own equipment and chemicals?

Yes. Vacuums, mops, microfibre cloths, scale remover, oven degreaser, glass and chrome polish, soft brushes for cooker-hood mesh and tracks. You provide nothing.

What hours do you work?

Seven days, 7am to 9pm. Sundays included. We do back-to-back same-day work where the rota allows, which suits the late-shift retail and IQL office tenants moving on a weekend.
