The photo pack written on your first day is the standard on your last
Start with the mechanism, because it is the whole game and almost nobody thinks about it until the deductions arrive. Every flat on this estate was handed over with a developer photo pack at let-start. That pack, not a vague notion of tidy, is the baseline your check-out is judged against. If the spout on the boiling tap had no scale on day one, the clerk has a photo proving it. If the balcony gasket was clean, that is on file too. The money is not abstract. That is a fair example of the park pattern: a short professional let, integrated everything, a balcony that the prevailing south-westerly had filled with seed fluff, and an agent who checks against a written pack. The clean cost a fraction of what was on the line. It usually does. What turned it was the dated photo set that went out with the invoice as much as the scrubbing itself, and that paper trail is the piece most DIY hand-backs simply do not have when the clerk pushes back. Why your park flat sits outside Newham’s licensing scheme
Most of the London Borough of Newham runs a borough-wide selective licensing scheme, now in its third five-year term, which started on 1 June 2023 and covers 22 of the borough’s 24 wards. It is one of the longest-running schemes in the country. Two wards are left out, and one of them is Stratford Olympic Park (Royal Victoria is the other). What that means for you is simple. Your landlord on a Get Living or Pinnacle let inside the park almost certainly does not hold a Newham selective licence on the address. They run instead to the building operator’s own management standard, which is the standard the inventory clerks have been briefed on, and it tends to be more demanding than a borough average rather than less. The bar is higher here, not lower.
The law sits behind all of this and pulls in two directions. The Renters’ Rights Act 2025 went live on 1 May 2026: Section 21 no-fault evictions are gone, and every assured shorthold tenancy in England has converted to a periodic tenancy, so a tenant can give two months’ notice at any point. The cleaning side of a move-out did not change at all. The deposit maths is exactly what it was the week before. What changed is timing, and on a high-churn estate full of corporate lets and sharers, timing is the thing that bites.
What the park is made of, block by block
This is not old housing stock. Queen Elizabeth Olympic Park is a planned neighbourhood built since 2012 on 560 acres of reclaimed parkland, threaded with the River Lea, the Lee Navigation, the Waterworks River and Carpenters Lock, and the homes went up in waves. East Village, the former athletes’ village
The 2012 athletes’ accommodation became East Village, now mostly Get Living build-to-rent flats with Triathlon Homes managing the shared-ownership and affordable side. The social spine is Victory Parade, with Celebration Avenue and Honour Lea Avenue running off it, and the blocks are dense, high-glazed and high-churn. Chobham Manor and the townhouses
North-east of the velodrome, Chobham Manor added family townhouses and apartments from the mid-2010s, a Taylor Wimpey and L&Q development with its own podium gardens and a slightly longer average tenancy than the flats. Townhouses mean stairs, more bathrooms and more glazing to reach, so they sit at the bigger end of our pricing.
East Wick and Sweetwater on the western edge
The current phase is East Wick and Sweetwater, on the western flank towards Hackney Wick, a new neighbourhood of more than 1,850 homes wrapped around the new Bobby Moore Academy near the junction of the River Lea and the Lee Navigation. Handovers have run from the mid-2020s, so the flats here are the newest we see, often still close to their let-start photos. The perimeter blocks face the London Stadium, where West Ham play, and the Lee Valley VeloPark velodrome.
The new East Bank quarter
The Stratford Waterfront end, now branded Stratford Cross, has become a cultural and university quarter that pulls a steady stream of tenants through the surrounding flats. UCL East and the London College of Fashion opened in autumn 2023, Sadler’s Wells East opened on 16 January 2025, and the V&A East and BBC Music Studios are due in 2026. Add the London Aquatics Centre, the ArcelorMittal Orbit, the Copper Box Arena and Westfield Stratford with the station next door, and you have an unusually high-turnover rental patch for London.

The integrated dishwasher filter comes out and is rinsed, the door inside-edge degreased, the kickboard cleaned. Integrated fridge-freezer defrosted if it needs it, seals cleaned of stickiness, runners washed. Every handle-less door, top and bottom, the soft-close hinges, the plinths. The heat-interface unit cupboard gets dusted, its floor wiped and its vents cleared, because the clerk opens it.
Bathrooms and en-suites
Scale comes off the chrome shower screen, the tap bases and the tiles first, with care on the brushed and matt-black fittings the newer blocks favour. Grout is worked with a soft brush and photographed first where it is plainly past saving. Then the rest, in plain order.

Living space, bedrooms and the glass
Inside every built-in wardrobe, drawer and the coat cupboard in the hall, plus the intercom screen and the in-flat bin housing. Skirting, door frames, both faces of every internal door, handles and finger plates. Light pendants, downlight bezels and every switch plate. The engineered-oak floor is vacuumed and micro-mopped with a wood-safe formula, heel trails lifted, dust pulled from along the skirting. Then the part that defines this estate: the floor-to-ceiling glazing and the glass balustrade panels are cleaned on the inside face, the smudge band along the bottom 600mm taken off, and the balcony sliding-door track vacuumed with the gasket lifted and the channel cleared of grit. Trickle vents in the window heads are dusted. The very few flats with traditional sash windows get the slow, careful pass those need, but most of the park is sealed double glazing.
Two jobs often want their own pass on the same visit. Hot-water extraction on the carpets in the bedrooms is written into some park tenancies as a hard line, which is what the carpet cleaning add-on covers. A hard-used sofa in a sharer let sometimes needs full upholstery cleaning rather than a vacuum. The last twenty minutes are a clerk-style sweep with the 57-point sheet, photographed room by room, with any pre-existing damage logged for you in writing. That photo set is the evidence you keep.

The park runs at our standard London pricing: £30 per hour per cleaner, kit, products and travel inside E20 included. Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for a whole two-bed flat. Oven add-ons run £77 single, £110 double, £114 for a 90cm range. Those figures assume a flat in normal lived-in shape. A pet household, a heavy sharer let, or somewhere that has not had a deep clean in years costs more, and we say so on the phone rather than after. No surprise lines on the invoice.
Run the sum the way the deposit makes you. A two-bed at £243 to protect five weeks’ rent on a Sweetwater apartment is not really a decision. Do you descale the boiling-water tap in the kitchen?
Yes. The integrated boiling tap fitted in most park kitchens picks up a film on the spout because the mains water across this part of London is on the hard side. Is the balcony glass on a high-floor flat included?

How far ahead should I book?
Allow 7 to 10 days for an end-of-month hand-back and 3 to 5 days mid-month. The park is heavy on corporate lets and sharers, which means churn is high and the last few days of the month clog up fast. A flat booked through building management also needs a lift or loading-bay slot, so the earlier you call, the smoother the day.
Does the flat need to be empty?
Empty is strongly preferred. Furniture left in place blocks access and muddies the check-out, and an integrated kitchen is hard to sign off around a half-packed living room. One item left for the next tenant can be worked around; a flat full of boxes cannot.
