The inventory clerk on a Thorpe Bay seafront house walks to the big seaward windows first, tilts their head against the light, and decides a chunk of the deduction on the salt film clouding the glass, which a damp cloth only smears. That bay is where SS1 deposits go quiet. So an end of tenancy clean here, from Monster Cleaning Ltd, is built around the seaward glass, the hard-water scale and the deep skirting of these inter-war houses. Studios start at £156 and a four-bed is £425, all to a 57-point agent-approved checklist with a 48-hour re-clean guarantee. Ring 0333 555 2076 for a price in about three minutes.

Last updated June 2026. We cover the whole of Thorpe Bay and the SS1 postcode east of the town centre, SS1 3AA and the streets around it. This page sits inside the county directory at End of Tenancy Cleaning Essex.

How the check-in report quietly decides your deposit

Start with the mechanism, because hardly anyone does, and it is the whole game. When you moved into your Thorpe Bay house, a clerk walked it and wrote a report describing every surface with photos, often with the words “good” or “as new” against the kitchen, bathroom and windows. Those words were true on the day. At check-out a clerk walks it again and compares the property line by line against that report. Anything materially worse than the check-in entry, beyond fair wear and tear, is chargeable against your deposit. You are marked against the recorded standard, which is why a free Saturday with a mop rarely gets you there on a house this size.

The clerk does not grade effort. They photograph a window, set it next to the check-in shot, and write a line. Cleaning is the most disputed category in the deposit-scheme adjudication figures year after year, and it is the one a proper clean settles, because the dispute turns on evidence. On the Thorpe Bay DIY hand-backs we get called in to rescue, the deductions land in a familiar pattern: the oven, the scaled bathroom fittings, the salt-hazed seaward glass, and the worn track down a long hall carpet.

The money is not abstract. Thorpe Bay is the most expensive part of Southend, the deposits on this stock are large, and the agent is on the hook for protecting one that sits in a scheme. So the inspection here is careful and the clerk is paid to find faults, not wave you through.

Two things sit behind this in law, pulling in opposite directions. A landlord cannot make professional cleaning a contractual condition, so nobody can force you to book us. Damp and mould, though, are a landlord’s repair obligation rather than a tenant cleaning failure, so where we find something structural in a cold seaward corner we photograph it and the charge sits where it belongs. The deposit has to sit in a government-backed scheme, and the government’s deposit-protection guidance sets out where the fair-wear line falls.

What 1 May 2026 changed for Thorpe Bay move-outs

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting for a fixed term to run out.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The check-in benchmark still applies, the deposit cap is unchanged, and the maths is exactly what it was the week before. What changed is timing, and the check-out report now carries more weight in a dispute, because the adjudicator leans on documented condition.

That timing shift bites in Thorpe Bay in a quiet way. A real share of tenants here are London commuters renting the bigger houses on a one or two-year cycle. Let them leave on rolling notice and the move-outs get less predictable, so the end-of-week and month-end pile-up is not going to ease. Book the clean earlier than you used to, because the slot you want will be gone if you wait.

The cleaning side of a move-out did not change at all.

Salt off the sea, scale out of the tap: the two SS1 specials

Two things mark a Thorpe Bay clean out from one inland. The first is salt. Thorpe Bay faces the Thames estuary, and the air off the front leaves a real film on the seaward glazing that a damp cloth only drags around, showing when the light comes off the water and catches the pane. On a house along the Esplanade that wall of glass is the biggest surface there is, and a single hazy bay becomes a written deduction line because it photographs so badly against the clear check-in shot. We squeegee the seaward glass and frames and go back over the accessible exterior panes, because the salt sits on the outside.

The second is the water. Thorpe Bay is on hard water, supplied across SS1 by Essex and Suffolk Water, and it runs very hard at roughly 313 milligrams of calcium carbonate per litre, well above the national average. Scale builds on shower screens, taps, the showerhead, the kettle element and inside the toilet faster than tenants expect, and a cloth does nothing to it. A cloudy screen and a scaled tap are two of the most common single-line deductions on SS1 check-outs, found by a clerk running a thumbnail down the tap base. We descale every wet area with a proper scale remover and a lot of physical effort, and we do not leave the milky bloom behind, because the bloom is the thing the clerk photographs.

One honest note. Years of salt and scale can etch a screen or a pane rather than just coat it, and an etched surface will not come back to clear. Where yours is etched rather than filmed, we tell you which it is rather than promise a finish we cannot reach.

The 57 things we go through, room by room

Every Thorpe Bay booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what this side of Southend flags. The full list comes with the job. Here is the shape of it.

The kitchen, where a lot of the money goes

The oven is cleaned, not wiped: racks soaking on their own, the door glass split where the design allows so the brown film between the panels comes out, and the interior, fan, element and seals done by hand. The extractor or cooker hood comes off and the metal filter is degreased rather than wiped over, because the clerk pulls that filter and looks at the back, and on these houses it is one of the most reliable deduction lines going. Then the rest: hob and surrounds degreased, tiles and splashback back to clean grout, every cupboard and drawer inside, outside and on top. Fridge, freezer and dishwasher cleaned through, seals included, and the appliances pulled out where they move so the gaps and floor behind them are done. Sink, tap and drainer descaled, because the hard water never gives that a miss, and the floor washed last.

Bathrooms, the other place it goes wrong

The bathroom is a descaling job before anything else. Scale comes off the shower screen, tap bases, showerhead, around the bath and inside the toilet first, with a proper scale remover rather than a quick spray that leaves the bloom. Then the rest.

  • Toilet inside, under the rim, the base, the cistern and behind the pedestal where nobody looks but the clerk
  • Shower screen both sides, tracks and sealant bead, finished clear with no cloudy film
  • Bath, taps, the underside of the taps, overflow and plughole
  • Grout and silicone scrubbed, surface mould treated where it has not set into the sealant, and flagged honestly where it has, since re-sealing is a handyman job rather than a cleaning one
  • Mirrors, chrome and cabinets streak-free, the extractor vent dusted, and the floor into the corners and under the basin

Bedrooms, living rooms and everything in between

This is the carpet and the detail. We vacuum thoroughly and spot-treat marks, and where carpet shampoo is added we run it properly, with particular attention to the hall and stair run from the front door, the single most photographed thing in a check-out on these houses. Inside every wardrobe and built-in cupboard. Skirting, picture rails and any dado, door frames, handles and finger plates. Light fittings, switches and the ceiling roses, which in the older front rooms hold years of dust. Window sills, reveals and the inside of the glass, the original timber and metal-framed windows needing slow, careful work. Radiators behind, under and on top. Walls spot-wiped, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill rather than yours. Hard floors washed with the right product, upholstery hoovered through.

In the big detached houses off Burges Road we add the cornice and high plaster work, and we are slow over the seaward glazing where the salt film sits. Then everything else: switches and sockets, internal doors both sides, the airing cupboard and loft hatch, the stairs and bannisters, cobwebs out of the corners. A final walk-through follows, photographed before and after, and that photo set is the evidence you keep. Where a tenancy needs more, professional carpet shampoo comes on the same visit through the carpet cleaning add-on, and a sofa left with the property sometimes needs full upholstery cleaning rather than a hoover.

Thorpe Bay street by street, from the Burges grid to the front

Thorpe Bay is the affluent eastern seafront suburb of Southend-on-Sea, in SS1 between the town centre and Shoeburyness, and the smart end of the city. It is not period-conversion country. The character of the place is the gridded Burges Estate: wide plots of large detached and substantial semi houses, predominantly Edwardian and inter-war, on streets the Burges family named after their Northern Irish roots, Tyrone Road, Fermoy, Dungannon, Parkanaur Avenue and the rest. The Broadway is the local high street where the agents sit. One Victorian conversion would be an oddity on this grid, and the work changes street by street.

The Burges grid: Tyrone Road, Burges Road and the heart of the estate

On the big detached houses through the grid, the clerk goes straight for what shows on a property this size: the deep skirting and picture rails in the long reception rooms, the wide painted staircases, the original timber and metal-framed windows that have weathered facing the estuary. Old plaster coving in the front rooms holds dust you cannot see from the floor, and a clerk with a torch finds it in the first two minutes. Big rooms, a lot of surface, so we win the check-out on the slow, dull work rather than anything clever.

The Avenues and the seafront frontage

Down the Avenues running back off the Esplanade, the inter-war semis are tighter: smaller reception rooms, narrower kitchens, and here it is grease and carpets. Hardened cooking fat behind the hob and on the extractor, and a worn grey track on the long entrance hall and stairs, the biggest single deduction line on these houses. Along the Esplanade itself the houses and flats face the front directly, the beach huts on their stilts and verandas lining the promenade below, and the seaward glass is the headline job, salt haze on a front-facing bay what this stretch gets marked down on most.

Golf-side, the station fringe and the newer infill

The streets toward Thorpe Hall Golf Club, with its 18-hole parkland course, carry more large detached stock, much like the grid. Around Bournes Green and the station fringe the housing mixes inter-war and post-war, and the railway puts c2c trains into London Fenchurch Street, so a good share of these tenants are out all day. On the purpose-built seafront flats and the 1960s and later infill, the clerk is after scale on the bathroom fittings, smeared shower glass, scuffed white doors and the appliance gaps. Whichever zone you are in, we clean to its failure pattern rather than one generic pass.

If your next place is one stop along the line, we also cover end of tenancy cleaning in Shoeburyness, Southend-on-Sea, Southchurch and Leigh-on-Sea, and the whole patch sits under the Essex end of tenancy hub.

What it costs, and the sum the deposit makes for you

Pricing for Thorpe Bay is the standard Essex rate, flat for the property size, with no premium loading despite the postcode. A studio is £156 and a one-bed £207. A two-bed is £243, a three-bed £339, and a four-bed £425. A team by the hour for a part-clean is £30 per cleaner, and carpet shampoo runs from £29 a room and a separate deep oven from £77, both in the table. Kit, products and travel inside SS1 are in the price, with no window or extractor charge added at the door, even on the big seafront houses.

Oven-only spec1.5-2 hoursFrom £77

Those figures assume a property in normal lived-in shape. Heavy wear, a pet household or a smoker’s house costs more, and we say so on the phone rather than after. No surprise lines on the invoice. Then run the sum the deposit makes for you. A three-bed at £339, set against a Thorpe Bay deposit often well north of £2,000, is barely a decision. Every booking carries a 48-hour re-clean guarantee: if the agent flags any cleanliness issue inside 48 hours, we come back and redo it free, provided you tell us inside that window and nobody has moved in. On SS1 jobs the guarantee is the point, because a failed check-out where deposits start high is not a small thing to shrug off. We are on the books of 300+ letting agents, and that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. That is really the whole job: money that stays with the tenant.

Booking it, and the end-of-week problem

Booking is short.

  1. Ring 0333 555 2076 with the postcode, property size and check-out date, and mention anything the move-in report marked “good” or “as new”. Out of hours, send us a message or email office@monstercleaning.com and someone calls back.
  2. We quote off the flat list above, a fixed price rather than an hourly guess. A couple of photos of the kitchen and the worst seaward glass sharpen it.
  3. We book the day, ideally the day before your inspection so nothing is disturbed after we finish. Allow a bit more notice for an end-of-week or month-end slot.
  4. Property empty when we arrive. Furniture out, things gone, rubbish cleared. We also do removals if you want the move and the clean on one booking.
  5. Photo proof at the end, every room before and after, with an itemised invoice on headed paper. Anything flagged inside 48 hours, we come back and fix it free.

One scheduling note. Thorpe Bay check-outs cluster at the end of the week and around month-end, so the day-before slots go first, and if your inspection is on a Friday you want to book early in the week. Most tenants leave a key with the agent on The Broadway or in a key safe, so you need not be there while we work.

Which clean is which, and the rest of the work

Three jobs get muddled here, and it is worth booking the right one.

Check-in inventory report
The document the clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it and not to a vague idea of “clean”.
End of tenancy clean
Built to pass that inventory and get the deposit back, against the letting-agent benchmark, with the property empty and the 48-hour guarantee on it, at £30 an hour for part jobs.
Deep clean
A deep clean resets a home you are keeping, with no formal standard to hit, from £26 an hour per cleaner.
Regular domestic clean
A regular domestic clean is ongoing upkeep, from £23 an hour on a weekly visit.

A Thorpe Bay move-out often pulls in more than the core clean. Oven cleaning in Thorpe Bay is in every job as standard and also stands alone from £77 if the oven is all the agent flagged. Window cleaning handles the salt-filmed seaward glazing, carpet cleaning in Thorpe Bay the hall and stair run, and floor cleaning the hard floors that need more than a mop.

Questions we get asked

How much is end of tenancy cleaning in Thorpe Bay?

A studio is £156, a one-bed £207 and a two-bed £243. A three-bed is £339 and a four-bed £425, where a lot of the Burges Estate houses land. Those are flat prices for a property in normal lived-in shape, kit, products and travel inside SS1 included, with no premium loading for the postcode. Part jobs run at £30 per hour per cleaner. Ring 0333 555 2076 with the postcode and number of bedrooms for a figure in a few minutes.

Why does the salt film on the seaward glass matter so much here?

Because Thorpe Bay faces the estuary and the air off the front carries salt, which dries on the seaward windows as a haze a damp cloth only smears. On a house along the Esplanade that bay of glass is the first surface a clerk tilts against the light, and a hazy pane photographs badly next to the clear check-in shot, so it reads as a written line. We squeegee the glass rather than wipe it, so it dries clear instead of greasy.

Is Thorpe Bay on hard water, and does it change the clean?

Yes, and it does. SS1 is supplied by Essex and Suffolk Water and the water runs very hard, around 313 milligrams of calcium carbonate per litre. Scale builds on shower screens, tap bases, the showerhead and inside the toilet faster than tenants expect, and a clerk who works this side of Southend checks those points early. We descale every wet area with a proper scale remover and physical work, and leave no cloudy bloom, because the bloom is what gets photographed.

Can you do just the oven or just the carpets?

Yes. A standalone deep oven is £77 for a single, £110 for a double and £143 for a 90cm range cooker. Carpet shampoo is £29 a bedroom, £36 a living room, or £94 for two bedrooms and a living room in one visit. A lot of people on the Avenues take the whole-house carpet because the worn track down the long entrance hall and stairs is the most photographed thing in the check-out.

How far before the inventory check should I book?

The clean lands best the day before the inspection, so nothing is moved or used after we finish and the 48-hour re-clean guarantee has room to work. Thorpe Bay check-outs cluster at the end of the week and around month-end, so the day-before slots go first. If your inspection is on a Friday, ring early in the week.

End of tenancy cleaning in Barking and Dagenham by Monster Cleaning
Fresh from a end of tenancy cleaning in Barking and Dagenham.

Which letting agents do you work with around Thorpe Bay?

We clean to inventory-clerk standard rather than to one agent’s house style, so the bar is the same whoever manages your SS1 property. Locally that means regular work with the offices on and around The Broadway, names like Bear Estate Agents, Abbotts and Goldings, and nationally we are on the books of 300+ letting agents.

Is my Thorpe Bay let covered by Southend’s selective licensing scheme?

Almost certainly not, but the standard is the same either way. Southend-on-Sea City Council runs selective licensing in the Chalkwell, Kursaal, Milton and Victoria wards, towards the town centre and Westcliff, not Thorpe Bay. Most SS1 lets here are single-household houses outside the licensed zone, but the agents who run portfolios across the city hold the same hand-back expectation everywhere.

Does the Renters’ Rights Act 2025 change my deposit position?

No, not the cleaning side. From 1 May 2026 it ended fixed terms and Section 21 no-fault evictions, and existing assured shorthold tenancies converted to periodic ones. Your deposit still sits in a government-backed scheme, the cap is unchanged, and a clean below the check-in standard can still be charged for. The check-out report carries more weight in a dispute now, which makes a strong, evidenced clean more valuable, not less.

What does the 48-hour re-clean guarantee actually cover?

It covers anything on the 57-point agent-approved checklist that the inventory clerk marks as not clean within 48 hours of us finishing. We come back and re-do that item free, provided nobody has moved in and the property is in the state we left it. It does not cover damage or wear that is not a cleaning fault.

How do I get a quote for my Thorpe Bay house?

Call 0333 555 2076 or email office@monstercleaning.com with your SS1 postcode, the property size and your check-out date. You get a fixed price from the figures on this page, not an hourly estimate that drifts on the day. A couple of photos of the kitchen and the worst seaward glass sharpen it, and if your check-out is tomorrow, ring anyway and we will do what we can.
