Three kinds of home around one park

Trent Park is an odd address to clean for, and it is worth saying why up front, because the job changes with the building. You have three quite different kinds of home wrapped around one large former royal hunting park, Trent Country Park, on the Enfield side of the Barnet boundary.

The first is the Mansion House itself. This is the early-Georgian red-brick house that Sir Philip Sassoon remodelled in the 1920s and 1930s, the same house the War Office turned into a secret listening site during the Second World War, where dozens of captured German generals were kept in comfort while hidden microphones recorded every word. Berkeley has restored that building and the new houses around it, keeping the Sassoon brick facade and a good deal of the interior plasterwork, and the Trent Park Museum is opening on the site to tell the wartime story. A flat in a building with that much restored period detail is not an ordinary flat to hand back.

The second is the new build. Around the Mansion House, in roughly 413 acres of parkland, Berkeley has put up new houses and apartments, with the Daffodil Lawn and its planting of well over a hundred thousand bulbs at the centre of it. These are high-spec lettings, handed over recently, and they carry the new-build problem rather than the dirt problem.

The third is the older money that has sat around this park for the best part of a century: the 1930s detached houses and semis of Cockfosters and Oakwood, the larger plots near Eversley Park Road and Oakwood Park Road, Hadley Wood a short way north. Cockfosters and Oakwood Underground stations, the two Charles Holden termini on the Piccadilly line, serve the lot. Different stock, different inventories, one shared fact: the agents who let these homes will not sign off a domestic-grade clean, and neither will the clerks they hire.

How a clerk decides a Trent Park deposit

Start with the mechanism, because almost nobody does. When you moved in, a clerk walked the property and wrote a check-in inventory: every surface described, nearly all of it photographed, the kitchen and bathroom usually marked new or as new because the place had just been cleaned professionally. One is the water, which punishes every bathroom in EN4. The other is the building detail: restored cornice and panelling in the Mansion House that a clerk will look up at, and fine builder dust in the new parkland houses that keeps settling for months. What EN4 hard water does to a new bathroom

Cockfosters and the wider EN4 postcode are supplied by Affinity Water, and this is some of the hardest water in London, around 337 parts per million against the 200 ppm line for hard water. That figure is not trivia. It means every chrome tap, every glass shower screen, every kettle and every tiled joint in a rented Trent Park home builds a chalky scale faster than a tenant expects.

In a brand-new Berkeley bathroom the contrast is brutal. The fittings started spotless, so any film shows at once. A clerk on this estate runs a thumbnail down the tap, looks at the screen edge-on against the light, and pulls the shower head in close. Hard-water scale that has set into chrome is slow work, not a quick wipe, and a wipe on EN4 water leaves a haze that photographs grey. We take the screen, the taps, the tiling and the kettle back with a proper descaler and patience, both faces of the glass, the channel and the seal included.

What the Renters’ Rights Act 2025 actually changed

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault eviction is gone, fixed-term assured shorthold tenancies have converted to periodic ones, and a tenant can now give notice at any point rather than waiting for a term to run out. What did not change is the deposit rules or the cleaning obligation. Your deposit still sits in a government-approved scheme, and a landlord still cannot keep money for cleaning unless the property comes back worse than check-in, wear and tear aside. The practical effect at Trent Park is timing, not the clean: move-outs become less predictable, so the slot you want goes sooner. Why Cockfosters sits outside Enfield’s selective licensing

Licensing matters mostly if your Trent Park home is a shared let, because a landlord operating without a required licence tends to push every penny of the cleaning question onto the outgoing tenant. Here is the part the borough average gets wrong for this area. Enfield’s selective licensing scheme, which has run since 1 September 2021 and is due to end on 31 August 2026, covers the eastern and central wards: Edmonton, Ponders End, Southbury, Southgate Green and the like. Cockfosters, the ward Trent Park sits in, is not in it. So a standard family let here does not need a selective licence, even while one a couple of miles east does.

What does reach Trent Park is Enfield’s borough-wide additional licensing for houses in multiple occupation, in force from 1 September 2025 at a fee of £1,450 per property, which catches smaller shared houses across the whole borough including this corner. And the council has consulted on a wider selective scheme to replace the current one when it ends, proposed across seventeen wards, with a decision expected in 2026. Whether Cockfosters is drawn into that replacement is not settled, so check the current position on the government’s selective licensing guidance and the council’s own pages before you rely on any of this. The kitchen, where most of the money is decided

The oven is stripped, not wiped. Racks and trays go in to soak, the door glass is split so the brown film between the panels comes out, and the interior, fan, element and seals are all done. Hob, splashback, and the extractor canopy and filter are cut back to clean. Every cupboard and drawer is emptied and wiped inside and out, handles and edges included, with the grease film taken off the wall units. Fridge, freezer, washing machine and dishwasher are cleaned inside, behind and underneath where they pull out, seals and detergent drawers included. One line matters more in the new Berkeley houses than anywhere: the kitchen plinth. Bathrooms, the other place it goes wrong

Bath, basin, WC, screen and tiling are fully descaled, given the EN4 water. Chrome comes back to a shine rather than a smear. The hard-water haze on the shower glass is taken off to clear glass on both faces, the channel and the seal too. Grout and the sealant beads are scrubbed along the chalky lines and into the mould-prone corners, where a wipe across the open tile never reaches. Mirrors and cabinets are done, and behind them where they come off the wall. The extractor fan vent is wiped and de-dusted. Floors go into the corners, behind the WC and under the basin.

Living space, bedrooms and the period detail

A Mansion House job from this spring

Two cleaners came the day before my check-out.
