Oakwood tube station opened on 13 March 1933 to Charles Holden’s Modernist design and was listed Grade II in 1971; ninety per cent of the housing built around it in the same decade still stands. Why Oakwood deposits get deducted

Oakwood is, near enough, one housing stock. The streets that radiate north and west out of the tube station were laid out and built between roughly 1930 and 1938 as the Piccadilly Line extension pulled the suburb out of the fields, and the dominant house is the Charles Holden-era three-bed pebbledash semi with a tile-hung front bay, a small porch and bay window in the front reception, an original parquet or pine-block strip in the hallway, picture rails through the front rooms, and a Crittall or similar steel-frame casement window set in the bay. Bramley Road, Hampden Way, Oakwood Park Road, Mount Road and Chase Road carry that stock by the hundred. Park Avenue and Hillcrest Road run the larger inter-war detached, often with leaded-light front bays, wider parquet entrance halls and an attached garage that has spent forty years collecting paint pots. A small band of 1960s flat infill sits above the parade on Bramley Road just north of the station, and there is the occasional 1980s and 2000s replacement block on the eastern side. The hand-back work is genuinely different by stock. A Bramley Road semi is a Crittall-frame, parquet-hallway and tile-hung-bay job. A Hillcrest Road detached is a leaded-light, wider-parquet and integral-garage-threshold job. A 1960s flat over the parade is a single-glazed timber sash, kitchenette extractor and concrete-balcony job. Section 21 has gone, possession routes have narrowed, and the deposit only pays back through the protected scheme dispute process or by mutual agreement, which has made the inventory walk noticeably heavier than it was in the autumn of 2025 and the N14 clerks have read the change closely (Renters’ Rights Act 2025).

Oakwood water is hard. Thames Water pulls the N14 supply from the Lee Valley treatment works at Coppermills, sitting in the 250 to 320 ppm calcium carbonate band at the tap (Thames Water hardness). Chrome shower fittings rebuild scale inside a fortnight. Kettle elements white over by mid-month. We carry scale removers as a standard kit line on every Oakwood job. The bigger N14 deposit-deduction picture sits beyond the chrome work. It is the Crittall-frame condensation rust around the lower fixings of the front-bay windows, the parquet-hall wax build-up where the cast-iron radiator stand sits, the picture-rail dust shelf running the length of the front rooms, and the back-extension kitchen extractor that the standard Bramley Road three-bed has had pulling out a decade of curry, casserole and roast.

Enfield selective licensing – what applies in N14

Enfield Council runs a borough-wide selective licensing scheme that started on 1 September 2021 and runs through to 31 August 2026, covering fourteen wards under the current designation (enfield.gov.uk selective licensing). Oakwood sits inside the Cockfosters ward following the 2022 boundary review, and Cockfosters is one of the wards excluded from the current designation. The council ran a 12-week consultation that closed on 28 December 2025 on a replacement scheme covering 17 wards from September 2026 onwards, and a Cabinet decision was due at Enfield Civic Centre in spring 2026; the replacement may bring further wards into scope but the consultation pack stopped short of naming Oakwood explicitly. Mandatory HMO licensing applies regardless of ward where five or more occupants from two or more households share a property, and the standard cleaning specification at end of tenancy does not move because of the licence. What moves is who has standing to deduct against shared-area condition. Most N14 inventory walks still go ahead against an Assured Shorthold Tenancy under one of the three protected deposit schemes – the Tenancy Deposit Scheme, mydeposits or the DPS – and the cleaning-deduction line is the one item the tenant can take off the dispute paper before it starts.

The Oakwood tube station and the Holden-era pebbledash semi – what makes the local stock specific

Charles Holden designed Oakwood, Cockfosters, Southgate and the rest of the Piccadilly extension as a single Modernist station family between 1932 and 1933. Oakwood’s flat-roofed brick box with the projecting concrete canopy and the original interior bronze-and-uplighter scheme is one of the cleanest survivals of the set, and it shapes the suburb above it because the developers who threw up the streets behind the station in the same window picked up the same Modernist palette in their three-bed semis. Tile-hung front-bay gables. Pebbledash render to the upper storey. Steel-frame casement windows set in a curved bay. A small projecting front porch. Parquet block in the entrance hall. Picture rails through the front rooms. That combination is the N14 inventory test and three things on it cost cleaners time. First, the Crittall or similar steel-frame casement windows in the front bay. A 1930s steel frame, three winters of internal condensation against a single-glazed bay and you get rust nodules around the lower fixings, paint flake on the inside of the bottom rail, and a fine red dust along the sill cill that comes back on a white cloth. We do not strip the original frames; we work the rust patches back with a fine wire brush, treat with a rust converter where the original paint has chipped, then re-finish the visible inner cill. Second, the parquet block hallway. The Holden-era developers fitted herringbone or straight-laid parquet between the porch and the kitchen door, and after five years of pram wheels, school-bag shedding and a cast-iron radiator stand sitting on the same block, the wax build-up rings under the radiator legs and along the doormat-fall line are the deposit lever. We work the parquet with a wood-safe pH-neutral cleaner, lift the wax rings around the radiator stand and along the doormat fall by hand, then re-finish with a thin wood-floor wax dressed in. Third, the back-extension kitchen extractor. The Bramley Road and Hampden Way three-beds nearly all carry a single-storey kitchen extension off the back, a gas hob and a four-fin extractor that has been doing the work of three. We pull the filter, soak it in a hot alkaline degreaser bath in the van, scrub between the slats with a stiff brush, then re-fit and clean the canopy interior. Bairstow Eves on Chase Side, Anthony Webb towards Palmers Green, Coopers around the Cockfosters branch and Strettons across the Southgate end all read these three failure points first on the N14 pebbledash stock.

He retired off the Piccadilly Line in 2024 after thirty-eight years going into the City out of Oakwood. The bit we knew was coming on the inventory was the front-bay Crittall windows.
