Why Enfield Chase deposits get deducted

Average private rent in the London Borough of Enfield reached £1,739 a month in September 2025, a 7.5% rise on the year before, sharper than the London-wide rise of 5.3% over the same period (ONS housing prices, Enfield). Enfield Chase pulls the borough average up because the green-belt edge stock – World’s End Lane, Hadley Road, the streets running into Trent Park – sits well above the Enfield mean. A four-bed detached off World’s End Lane lets for £3,100 to £3,800 a month. Bigger deposits, more risk on the way out, and Enfield Chase landlords have got noticeably stricter on inspection standards since the wave of buyers who priced out of Hampstead and Highgate moved north in 2024 and 2025.

Enfield Chase housing stock has four distinct layers. The 1930s and 1940s detached on World’s End Lane and Hadley Road – mock-Tudor half-timbering, leaded-light bay windows, parquet hallways, original tiled fireplaces in the reception rooms. That stock is the prestige rental in EN2. Then the Laing-built 1935 to 1939 estate on the South Lodge land, which filled the area between the railway and Slades Gardens with three-bed semis and detached. Push west towards Cockfosters and Hadley Common, and the post-war infill takes over: Chase Ridings, Old Park Road, the cul-de-sacs off Lonsdale Drive. Finally, the Trent Park margin and the executive new-builds clustered around the former Middlesex University campus – integrated kitchens, glass shower enclosures, polished chrome the entire way through. Inventory expectations differ widely between a 1937 detached with Crittall windows and a 2019 townhouse on the Trent Park fringe, but the clerk’s checklist runs the same line.

Section 21 no-fault evictions were abolished one week ago under the Renters’ Rights Act 2025, which commenced its main reforms on 1 May 2026, so a clean handover and a documented inspection are now the cleanest route to deposit back. From the landlord side the inventory carries more weight than it did six months ago, because possession routes have narrowed and the deposit dispute is the lever that survives. Enfield Council’s licensing position

Enfield Council runs a borough-wide selective licensing scheme that started on 1 September 2021 and runs until 31 August 2026. The current designation covers 14 wards, with Bush Hill Park, Cockfosters and Palmers Green excluded; the Chase ward is included. A consultation on a replacement scheme covering 17 wards from September 2026 onwards closed on 28 December 2025, and a Cabinet decision was due at Enfield Civic Centre in spring 2026 (enfield.gov.uk selective licensing). For tenants moving out of an Enfield Chase let, the practical effect is that the licence holder has clear standing on inventory deductions, and we have noticed slightly stricter walks since the consultation evidence pack went public. Mandatory HMO licensing applies to qualifying properties (five or more occupants in two or more households). The new national Private Rented Sector database under the Renters’ Rights Act 2025 rolls out from late 2026.
