What an Aldersbrook clerk actually marks against
Cleaning is the single most common reason deposits get docked at the end of an assured tenancy in England, ahead of damage and well ahead of rent arrears. It is also the most winnable, because a clerk cannot argue a clean that is genuinely done. The trouble is the gap between a tenant-tidy house and an inventory-clean one. You see a wiped kitchen. The clerk sees the grease haze on the wall units above the hob, the crumb tray nobody slid out, the extractor nobody opened.

The check-in report written on your first day described all of those surfaces, usually with photos, usually with “good” or “as new” against the kitchen and bathroom because the place had just been cleaned for you. At check-out a different person compares the house to that report, surface by surface, and anything materially worse than the check-in entry, fair wear and tear aside, is chargeable. The licensing line that runs through the middle of the Flats
Here is a local quirk worth getting right, because the dossier most pages copy gets it wrong. Aldersbrook sits in the London Borough of Redbridge, and Redbridge runs a fifteen-ward selective licensing scheme, in force from 8 April 2024 to 7 April 2029. The point a lot of people miss is that Aldersbrook ward is not one of the fifteen. The neighbouring Wanstead Village ward, north of the Flats around the high street, is in the scheme. The estate itself is not.
So what does that mean for you as a tenant? Directly, very little, because a selective licence is the landlord’s cost and duty, never the tenant’s. It matters because of geography. A landlord letting a house a few streets north, over the ward line into Wanstead Village, has likely applied and paid Redbridge a four-figure fee, currently £997.69 a property for the 2026 to 2027 year, for the right to let it at all, and a landlord who has done that reads an inventory line by line, because the council can inspect the property at any point. A landlord on the Aldersbrook side without that obligation can still be every bit as careful, and the bigger family lettings here often are. Either way, the safe assumption on this patch is that the hand-back clean gets properly scrutinised.
A second scheme catches the smaller shared houses. Redbridge runs additional HMO licensing borough-wide, commenced in September 2023, so a house let room by room to three or more people from different households needs its own licence with its own conditions, anywhere in the borough, Aldersbrook included. If you are leaving a shared house rather than a single family let, that is the regime your landlord sits under, and those check-outs tend to be the most heavily documented of the lot. The council publishes the full ward list and the fees, but its licensing pages can be awkward to reach, so ring us with the street name and we will tell you which side of the line you are on.
What 1 May 2026 changed, and what it did not
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has rolled onto a periodic footing, and a tenant can now give two months’ notice at any point in the year rather than waiting out a fixed term.
Here is the part people read wrong. The cleaning side of a move-out did not change at all. Your deposit still sits in one of the three government-backed schemes, you still get it back unless the landlord can evidence a genuine loss, and a landlord still cannot demand a professional clean as a blanket clause simply because the contract once said so. What they can do is deduct for a house handed back dirtier than it was at check-in, fair wear and tear aside, judged against the check-in report and the photos. The clean still has to reach inventory standard. The route changed, not the bar.
What the Act does change here is timing. The streets around the Flats are heavy family-letting territory, sought-after for the schools and the open space, and a lot of those lets used to end on a fixed June or September date. Move people onto rolling notice and the hand-backs spread out, which means the slot you want at month-end goes sooner than it used to. If a deduction is ever disputed, the scheme’s adjudicator decides on the evidence, and a clear dated before-and-after beats a vague claim every time. Villa detail: the surfaces a hand-back clean lives or dies on
The clean is built around the inventory, not a generic tick-list. Every item below maps to something a clerk in an Aldersbrook house actually inspects.

The kitchen, where most of the deposit is at stake
The kitchen gets the most time because it is where most deposits are won or lost. The oven is stripped, not wiped: door glass split where the model allows so the brown film between the panels comes out, racks soaked, runners, fan, element and seals all done, and the crumb tray people forget pulled out and cleaned. The sealant lines wiped down so they read clean rather than greyed, which is a cleaning job; re-sealing a perished bead is a handyman’s job and not a fair deduction against you.
Bedrooms, receptions and the period detail
These Edwardian rooms gather dust where nobody looks, and the inventory names the features one by one. Picture rails, moulded cornices, ceiling roses, dado rails and the tall skirting all get done, top down. Inside the fitted wardrobes, the tops of doors, light fittings and switch plates, radiators and the wall behind them. Marks and scuffs on paintwork spot-cleaned where they lift cleanly without flattening the finish, with an honest line drawn, because nail holes and a child’s crayon trail are a decorator’s bill and not yours to scrub into the plaster. Internal glass on the tall bay windows, the frames, the sliding channels and the sills that take the grit blowing off the open Flats. All internal doors, frames and handles. Stairs and spindles, the bannister, every skirting run, switches, sockets, vents, and the cobwebs these tall corners always grow. In a converted house the shared hallway and second staircase get the same pass, because a clerk walks both. Bins emptied, the place left aired.

The water here is genuinely hard, and clerks know it
One detail that trips up tenants who have moved in from a soft-water part of London: the tap water on the Aldersbrook estate does not come from Thames Water. This corner of E12 is supplied by Essex and Suffolk Water, which draws from the same chalk-fed sources as the wider Anglian region, and the water runs hard to very hard. The Essex zones include some of the hardest tap water in the country. That has a direct bearing on a check-out.
Scale builds on taps, shower heads, screens and tile joints faster than people expect, and a quick wipe does nothing to it. The clerk checks for it deliberately, running a thumbnail down the tap, looking at the screen edge-on against the light, pulling the shower head in close. Scale set into the chrome is a slow job, and we plan the bathroom time around it rather than hoping a cloth will shift it on the day. It shows up in the kitchen too, on the kettle, the sink spout and the base of the mixer tap, and we bring all of it back clear as part of the standard clean. Wanstead Flats is not a park. It is the southern tip of Epping Forest, an open stretch of acid grassland and playing fields managed by the City of London Corporation, and the estate sits right against it.
