Why your move-out starts at George Lane

South Woodford tube station was called George Lane for the best part of a century, after the road it stands on. It opened in 1856 on the old Eastern Counties line to Loughton, kept the George Lane name until 1937, and only became plain South Woodford in 1947. The Central line cutting still splits George Lane in two, with most of the shops, Waitrose, Marks and Spencer, Boots and a Gail’s, on the western side around the E18 1AP parade. That parade is where most local lettings are agreed, and where most keys get handed back.

If you are moving out of a flat or a house here, the clean is the last thing standing between you and your deposit, and it is the thing most within your control. An end of tenancy clean in South Woodford is a full strip of an empty property against the move-out standard, priced by the size of the place, and backed by a free re-clean if the inventory clerk picks holes in it. That is the short version. The rest of this page is the detail: the licence behind your tenancy, the kind of house you are handing back, what the clean covers, what it costs in E18, and how the move-out actually runs.

South Woodford reads as a settled, well-off corner of Redbridge, and the housing matches. Epping Forest runs right up to the western edge, with Hollow Ponds and the Leyton Flats stretch of the forest down towards Whipps Cross, so a fair few of our jobs back onto trees rather than another terrace. Churchill was the MP for Woodford from 1924 to 1964, and his statue has stood on Woodford Green since 1959, unveiled while he was still alive. Sir James Hawkey Hall on Broomhill Road, which Churchill opened in 1955, still takes community bookings. None of that cleans a kitchen, but it tells you the kind of stock you are dealing with: older, larger, looked-after family houses where standards at check-out run high.

The High Road has the long history that goes with that. The George, an 18th-century coaching inn, still sits on it, and the Odeon opened in 1934 as the Majestic before the chains arrived. Those are the landmarks people give directions by, and they are worth knowing because the rented stock in walking distance of them is the older, period end of the market, the houses that take the most work to hand back clean. The flats nearer the station turn over faster; the period houses change hands less often but cost their tenants more in deposit when a check-out goes wrong.

A fair few of our jobs back onto trees rather than another terrace.

One more piece of local history bears on where we drive. The M11 link road that skirts the western and southern edge of the area was one of the most fought-over road schemes in London. In the early 1990s protesters occupied condemned houses, declared a micronation they called Wanstonia, and defended a 250-year-old sweet chestnut on George Green at Wanstead until hundreds of police cleared the tree house in December 1993. The road finally opened in 1999. Charlie Brown’s Roundabout, where the M11 begins, is still how we route a van in from the north, and it still backs up at the school run.

The selective licence behind a South Woodford let

Most people assume an affluent suburb sits outside the licensing rules. South Woodford does not. The area spans two Redbridge wards, Churchfields and South Woodford, and both are named in the council’s selective licensing scheme, so a great many ordinary lets here need a licence the landlord has to hold and pay for.

The detail is worth getting right, because a properly licensed tenancy tends to come with a properly run check-out. Redbridge’s selective scheme covering this area, its Scheme 4, commenced on 8 April 2024 and ceases to have effect on 7 April 2029 unless the council revokes it sooner. It applies to private rented homes let to a single household or to no more than two unrelated sharers, across 15 wards that include both Churchfields and South Woodford. The fee the landlord pays is £997.69 per property for 2026/27, taken in two parts. You can read the ward list and the rules on the council’s own page for selective licensing in Redbridge.

There is a second scheme on top of that. Redbridge also runs a borough-wide additional licensing scheme for houses in multiple occupation, covering shared houses of three or four people in two or more households, plus converted blocks of three or more flats under the same owner. A big Edwardian house off the High Road split into sharer rooms can fall under that one rather than the selective scheme. The council sets it out on its HMO licensing pages, and the two schemes between them catch most of the rented stock in E18.

We are cleaners, not licensing agents, and the clean does not sort any of the licensing out. But it bears on your move because a licensed landlord usually runs a formal check-out, with an inventory clerk and a dispute route through the deposit scheme, rather than an informal promise to sort the deposit out later. A formal check-out is held to a written standard, and that standard is exactly what a professional clean is built to hit. A few terms come up again and again here, so they are spelled out plainly further down the page.

What an Edwardian or interwar semi needs

The South Woodford housing stock is mostly Edwardian and interwar. Bay-fronted semis and terraces went up in waves either side of the First World War, three or four bedrooms up, two reception rooms down, a kitchen at the back and a proper garden, with a scatter of larger detached houses in the Monkhams and Churchend pockets near Woodford Green. Newer flats sit around the station and along the main roads. The standard let we clean here, though, is a family-sized period house, and that house loses deposits in its own particular ways.

The kitchen is the heaviest room every time. These houses were not built with the open-plan kitchens people fit now, so the cooker often sits in a tight run of units where grease works into the wall, the extractor and the cupboard doors either side. Inventory clerks open the oven first. They nearly always do. A built-up oven, a greasy hob and a filmy splashback are the three deductions we see most, and on a house where a family has cooked daily for years, a wipe-round will not shift baked-on grease. A full oven clean is the single most requested extra we get in E18, which is why we price it separately rather than burying it in the headline figure. There is more on our oven cleaning if your kitchen is the part you are worried about.

Then the bathrooms. Period houses around here often keep the original layout even when the suite has been swapped out, so you get tiled walls, grouted floors and sealant lines that hold soap scum and limescale. The water in this part of east London is hard, so limescale builds on the taps, the shower screen and around the toilet faster than tenants expect. A clerk runs a finger over the chrome and the screen, and that is a scrubbing job rather than a quick spray.

The bits people forget are the period features that give these houses their value. Picture rails and deep skirting boards run the length of every room and gather dust and scuff along the top edge. Panelled internal doors hold grime in the mouldings rather than wiping clean off a flat face. The windows are a mix: original timber sash on some of the older houses, replacement casements on most, and both trap dirt in the runners, the meeting rails and the hinges. Carpets are the other thing. South Woodford reception rooms tend to be carpeted rather than stripped boards, and years of family traffic flatten and grey a carpet in a way vacuuming alone will not lift. Where the inventory is likely to call it, a hot-water extraction clean makes the difference, and our carpet cleaning is the usual second extra on a house this size.

Gardens are the other thing a period house brings, and the forest edge makes them count. Most of these houses came with a proper back garden and a front strip, and on the roads running down towards Epping Forest and Hollow Ponds the leaf fall in autumn is heavy. We are a domestic cleaning firm rather than a gardening one, so the lawn is not our job, but a patio left thick with moss or a path stained by leaf mould reads as neglect to a clerk, and the photos in a check-out report rarely stop at the back door. A tenant who has cleaned the inside to a shine sometimes loses ground on the part they never thought about. We mention it on the phone so it is not a surprise in the inventory.

None of this is hard. It is slow, careful work, and it is exactly the slow detail a clerk is paid to find on a house worth what these are.

The 57-point list and the deposit maths

We clean every move-out to the same 57-point agent-approved checklist, because the inventories used across South Woodford ask for the same things in much the same order. The list is what earns us the 97% first-time pass rate. The missing 3% is almost always a property with a fault the clean cannot fix, a chipped worktop or a carpet stained through to the backing, and we flag those before we start rather than after. Working to a fixed list also means two cleaners on the same job do the same work, top to bottom, instead of guessing.

deposits recovered for tenants

Cleaning is the most common single reason deposits get docked, and unlike damage it is the one you can do something about. That is the whole reason this service exists, and it is why we have helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions, by getting the property over the line at check-out instead of arguing about it after the keys are gone. Being on the books of 300+ letting agents helps here too, because we already know how the local clerks mark a South Woodford house, which rooms they weight, and what a pass looks like in E18.

The mechanics are worth knowing. Your deposit should sit in a government-backed protection scheme, and your landlord has 30 days from receiving it to protect it and give you the details, as the gov.uk deposit protection rules set out. At the end of the tenancy, if you and the landlord disagree over a deduction, you do not go to court first. You use the scheme’s free dispute service, and the disputed money stays protected until it is settled, while any agreed amount is usually returned within ten days.

On cleaning specifically, the law sits more on the tenant’s side than people think. A tenancy clause that forces you to pay for professional cleaning is a banned fee and cannot be enforced, and Shelter is clear on the point. You are not obliged to hire anyone. What you are obliged to do is hand the property back about as clean as it was when you moved in, fair wear and tear aside. Most tenants book a clean not because a clause makes them, but because it is the reliable way to hit that standard on a period house with a few years of living in it, and because a clerk faced with a clearly professional finish has far less to write down.

Inventory clerks open the oven first. They nearly always do.

Evidence is what decides these cases. The scheme adjudicator weighs the check-in report against the check-out report, with any photos and receipts, and decides what is fair, which is why Citizens Advice tells tenants to keep dated check-out photos and any cleaning receipt, and to claim within three months of moving out. A receipt for a professional clean carries real weight, because it shows the condition you left the place in. The wider law is shifting too: the Renters’ Rights Act 2025, which received Royal Assent on 27 October 2025, has moved tenancies in England onto a periodic footing and tightened how lets end. The cleaning standard at check-out has not changed under it, but the way tenancies wind up has, so if you are mid-move it is worth checking where you stand. Our 48-hour re-clean guarantee is built for the gap that opens up here. If the inventory clerk or agent challenges our work, we come back and put it right free within 48 hours, which keeps the deposit conversation about evidence rather than about whether the clean was good enough.

What a South Woodford clean costs in E18

We price the property, not the hour. That matters on a move-out, because the job takes as long as it takes and nobody wants a meter running while a cleaner scrubs a baked-on oven. You get a fixed price for the size of the place before we book, and the team stays until the checklist is done.

For an end of tenancy clean in South Woodford the rates are a studio at £176, a one-bed at £227, a two-bed at £273, a three-bed at £369 and a four-bed at £455. The houses here run larger than the East London average, which is why most of what we quote sits in the three and four-bed bands; the pricing reflects the size and the standard these check-outs are held to, not a postcode surcharge for its own sake. If you would rather book cleaners by the hour for a small or part job, that is £30 per cleaner per hour, though for a full move-out the fixed property price almost always works out better and takes the guesswork out.

The two common extras are priced clearly on top. Carpet cleaning runs at £36 per bedroom and £43 for a living room, or £115 for a whole two-bed done together, which is the usual ask on a carpeted family house being handed back. Oven cleaning is £77 for a single, £110 for a double and £114 for a range cooker. We will tell you on the phone whether your move actually needs either, because plenty do not, and we would rather quote straight than pad the job.

To get a price, ring 0333 555 2076 or email [email protected] with the size of the property and your E18 postcode, and we will give you a number and a slot. Our office is at 255 Upper Richmond Road West, SW14 8QS, but the cleaning is all done at yours.

Booking around the Central line and the school run

Booking is a phone call.

Ring us, tell us the size of the property and your postcode, and we give you a fixed price and a slot, weekends included, because move-out dates rarely fall on a tidy weekday. We talk through access, parking and timing before we confirm, so there are no surprises on the day. Most South Woodford moves are family houses, which means a lot of activity on the day, removal vans on the drive and people in and out, so the earlier we lock the slot the better.

A few practical things make the clean run right. The property needs to be empty of your belongings when we arrive, because a clean works best on clear floors and empty cupboards, and a part-packed house slows everything down. It also needs running hot water and electricity still on, since you cannot clean a kitchen or a bathroom properly without hot water and we cannot run our machines without power. If you have already had the utilities cut off, tell us when you book and we will work out what is possible.

Parking is the part of South Woodford that catches drivers out. Around George Lane and the station the bays are busy and time-limited, and the streets either side of the High Road fill up at the school run, which is when Charlie Brown’s Roundabout and the M11 approach back up as well. Away from that, on the quieter residential roads towards the forest and Woodford Green, it is usually fine. We plan the visit around van access either way, so it helps to tell us if your road is permit-controlled or tight for a van. The Central line at South Woodford gets our cleaners in without a car, but for the job itself we bring a van and all the kit.

If you are lining up the rest of your move, it is worth looking at the wider hub for end of tenancy cleaning across Redbridge, and at our pages for neighbouring areas like Woodford, Snaresbrook, the next stop down the Central line, and Wanstead, where the George Green chestnut once stood. Plenty of moves around here cross those lines, which is the nature of a suburb wedged between the forest and the North Circular.

A few terms worth knowing

The same handful of words come up whenever a South Woodford deposit is in question. Here they are in plain English.

Selective licence
A licence a landlord must hold to let an ordinary private home in a designated ward. Both Churchfields and South Woodford are in Redbridge’s Scheme 4, which runs from 8 April 2024 to 7 April 2029 and covers homes let to a single household or up to two unrelated sharers.
Additional HMO licence
A separate, borough-wide licence for shared houses of three or four people in two or more households, and for converted blocks of three or more flats under one owner. A large house split into sharer rooms usually falls under this rather than the selective scheme.
Check-in inventory
The report drawn up at the start of a tenancy recording the condition of every room. The check-out report is compared against it, so it sets the cleaning standard you are held to when you leave.
Fair wear and tear
Normal ageing from everyday living that a landlord cannot charge you for. A carpet worn from years of use is wear and tear; a carpet left dirty is a cleaning issue, and only the second is a fair deduction.
Deposit dispute service
The free adjudication run by your deposit protection scheme. If you disagree with a deduction, the scheme decides on the evidence and holds the disputed money until it is settled, with agreed amounts returned within about ten days.

Questions South Woodford tenants ask

Does my landlord need a licence to let in South Woodford?

Very likely. South Woodford spans the Churchfields and South Woodford wards, and both are in Redbridge’s Scheme 4 selective licensing, which runs from 8 April 2024 to 7 April 2029. A single-household let or one shared by up to two unrelated people needs a selective licence. A larger shared house can instead need a borough-wide additional HMO licence. We are cleaners, so check the council’s pages for the detail, but an affluent area does not mean the rules do not apply here.

How much does an end of tenancy clean cost in E18?

It is priced by the size of the property, not by the hour. A studio is £176, a one-bed £227, a two-bed £273, a three-bed £369 and a four-bed £455. The houses in South Woodford run larger than the East London average, so most quotes here sit in the three and four-bed bands. Carpet and oven cleaning are extras if your check-out needs them, quoted separately.

Why do you charge a fixed price instead of by the hour?

Because a move-out takes as long as it takes, and an hourly meter punishes you for a stubborn oven or a hard-water bathroom. A fixed property price means the team stays until the 57-point checklist is done, with no clock-watching. If you genuinely want hourly cleaners for a small job, that is £30 per cleaner per hour, but for a full move-out the fixed price almost always works out better.

What is the 48-hour re-clean guarantee?

If the inventory clerk or letting agent challenges our work after the clean, we come back and put it right free, within 48 hours. It is there so a deposit dispute stays about evidence and condition, not about whether the cleaning was up to standard. It is part of why we hold a 97% first-time pass rate.

Do you clean the oven and carpets as part of the price?

The standard clean includes the oven cleaned inside and out to a normal move-out standard, and carpets vacuumed. A badly built-up oven or a flat, grubby carpet that the inventory is likely to call needs more: a full oven strip-down, or a hot-water extraction carpet clean. Those are priced as extras because not every move needs them, and we will tell you on the phone whether yours does.

How much are the carpet and oven extras?

Carpet cleaning is £36 per bedroom, £43 for a living room, or £115 for a whole two-bed done together. Oven cleaning is £77 for a single, £110 for a double and £114 for a range cooker. We quote them on top of the property price only where your check-out is likely to turn on them.

End of tenancy cleaning in Redbridge by Monster Cleaning
Fresh from a end of tenancy cleaning in Redbridge.

Why are South Woodford prices a little higher than some areas?

The housing here is larger and older, mostly Edwardian and interwar family houses rather than small flats, and the check-out standard on them runs high. The price reflects the size of the property and the work a period house takes, not a surcharge for the postcode. We charge the same kind of rate for the same kind of house wherever it is.

Does the property need to be empty before you clean?

Yes. An end of tenancy clean is done on an empty property, so all your belongings should be out before we arrive. Clear floors and empty cupboards let us clean every surface to the checklist, and a part-packed house slows the job and can mean we cannot finish in one visit.

Do you need running water and electricity?

Yes, both. You cannot clean a kitchen or a bathroom properly without running hot water, and we run machines that need power. If the utilities are already off, tell us when you book and we will work out what is possible rather than turning up to a dead property.

Can I book at the weekend?

Yes. We work weekends, because tenancy end dates and key handovers rarely fall on a convenient weekday. Tell us your date when you call and we will fit a slot around it where we can.

Where do you park for a clean near George Lane?

Around George Lane and the station the bays are busy and time-limited, and the side streets fill at the school run, so we plan that into the visit. On the quieter roads towards the forest and Woodford Green it is usually easier. Tell us if your road is permit-controlled or tight for a van and we will sort the access before the day.

Will a professional clean guarantee I get my full deposit back?

It removes the most common reason for a deduction, which is cleaning, and our 48-hour guarantee backs the work if a clerk challenges it. It cannot fix damage or stains set in over years, and a deposit also turns on wear and tear and the inventory evidence. What a professional clean does is take cleaning off the list of things a landlord can reasonably hold money for.

Can my landlord force me to pay for professional cleaning?

No. A tenancy clause that requires you to pay for professional cleaning is a banned fee and cannot be enforced. You must return the property about as clean as it was when you moved in, fair wear and tear aside, but how you reach that standard is your choice. Most tenants book a clean because it is the reliable way to hit it, not because a clause makes them.

How do I get a quote?

Ring 0333 555 2076 or email [email protected] with the size of the property and your E18 postcode. You get a fixed quote and a slot there and then. The cleaning is done at yours; our office is at 255 Upper Richmond Road West, SW14 8QS.
