The clean that ends under a roundabout

The Underground station that gives Gants Hill its name has no building. The ticket hall sits under the middle of the gyratory, reached down a set of pedestrian subways, and the only thing you see at street level is a low vent and a London Transport roundel by the steps. Down on the platforms is the famous bit: a barrel-vaulted concourse in pale stone that Charles Holden modelled on the Moscow Metro, finished in 1947 as the last leg of the Central line’s Hainault loop. Most people who live here walk over the top of it every day and never go down.

I mention it because it tells you something about the place. Gants Hill is a 1920s and 1930s suburb that grew up around a road junction, not a village green, and the housing was thrown up fast along Eastern Avenue once the A12 cut through. That is the stock we clean: bay-fronted semis, the odd terrace, and the purpose-built flats above the Cranbrook Road parade. A tenancy ends in one of them and it all comes to the same test. The deposit comes down to whether the property matches the check-in inventory. Not whether it is tidy. Whether it is clean to the line that was recorded the day you moved in.

What Eastern Avenue built

Gants Hill barely existed before the road. After the First World War the Corporation of London started laying out a cottage estate on the farmland here, got about 220 houses up, then lost its government subsidy in 1921 and stopped. A Bradford developer bought the abandoned plot, the Eastern Avenue dual carriageway was driven through soon after, and the speculative builders did the rest. The result is street after street of interwar semis going out from the junction, plus a band of flats over the shops.

That housing has a particular shape, and it matters for an end-of-tenancy clean. The semis tend to have a tiled bathroom that has seen forty years of hard water, a kitchen that has been part-refitted at least once, and big sash or bay windows with deep reveals that collect dust. Plenty have had a back extension or a loft conversion, so you get an extra room and a second shower that both go on the inventory. The flats above the parade are smaller but they take a beating, because they are the cheaper lets and they turn over fast.

Out past the gyratory you hit the Commonwealth Estate, where the roads are named after the old colonies, Aden, Colombo, Auckland, Toronto, Quebec, Perth. Those are solid family houses, often let to one household on a long tenancy, and when they finally change hands the clean is a big one because nobody deep-cleans behind a fridge they have lived with for six years. We see all of it. The job changes with the property, which is exactly why we do not quote by the hour.

The age of the stock throws up the same handful of problems again and again, and they are worth naming because they are where deposits go. Hard water is the big one. East London water is hard, the bathrooms here are old, and limescale builds up on the taps, the shower screen and the kettle area until it needs proper descaling rather than a wipe. The original sash and bay windows have deep reveals and old beading that hold dust and flaking paint, and a clerk shines a torch straight into them. Cast-iron radiators have gaps and backs that never get touched. And the part-refitted kitchens often have a new run of units bolted next to an older oven, so there is a grease line where the two meet that a tired tenant never sees but a clerk always does.

Gardens are their own thing. Plenty of these semis have a decent back garden and a side return, and while a garden is not part of a standard end-of-tenancy clean, the inventory will still note a patio thick with moss or a bin store left filthy. We will say upfront what is in and what is out, so nothing comes as a surprise on the check-out report.

The deposit comes down to whether the property matches the check-in inventory. Not whether it is tidy.


The suburb people moved out to

Gants Hill is the place a lot of families moved out to. From the 1920s onwards, and heavily after the Second World War, the Jewish community came east from the East End to Ilford and Redbridge, and for decades this was the largest Jewish population in Europe, around 30,000 by 1970. You can still read it on the ground: synagogues, the Chabad centre, kosher bakers and butchers along the parade, and on the High Holy Days the old Odeon on Eastern Avenue used to be hired out as overflow seating for more than a thousand people. The cinema went in 2003, but the community is still here, alongside more recent South Asian and Eastern European families who have settled around the junction.

What that means for a cleaning firm is that the lettings layer here is real but settled. This is mostly an owner-occupier suburb with a steady stream of rented semis and flats underneath it, not a churn of student houses. Tenancies tend to be longer, families stay for years, and when they go the property needs a proper reset rather than a quick turnaround. Long tenancies are the ones where the move-out clean is hardest, because the dirt has had time to bake on and the carpets have a clear traffic path worn into them.

There is also a practical quirk worth knowing. A good number of the larger houses have been used as kosher homes with two-sink, two-oven kitchens, sometimes a separate small kitchen or a converted utility. That is more appliances to strip and more units to wipe inside than a standard let, and it is the sort of thing an inventory clerk will go through carefully. We price for what is actually in the kitchen, not for a generic two-bed.

The other thing a settled suburb gives you is a lot of part-furnished and furnished family lets. Where a flat or house comes with the landlord’s sofa, beds, wardrobes and white goods, every one of those is on the inventory and every one is graded at the end. A furnished let is more work to clean than an empty shell, because the team has to move and clean under and behind things, do the inside of fitted wardrobes, and bring the upholstery back. None of that is hard, but it is why a furnished four-bed is a bigger job than the bare three-bed next door, and why we ask what is staying in the property before we quote.


Your Gants Hill let almost certainly needs a licence

Here is the bit most tenants and a fair few landlords get wrong. Gants Hill is not a single council ward; the neighbourhood spreads across several, and the postcode straddles Barkingside, Cranbrook and Valentines wards depending on which side of the junction you are on. Redbridge runs selective licensing across nearly all of that ground. So an ordinary single-household rented house or flat in Gants Hill, the bog-standard let with no sharing at all, very probably needs a licence, which is unusual; in most of London selective licensing only catches a handful of wards.

The detail, because it actually affects the address you are in. Redbridge has two selective schemes running side by side. The first covers Valentines and Ilford Town wards and started on 1 November 2023 for five years. The second is a much bigger designation covering fifteen wards, including Cranbrook, Barkingside, Goodmayes, Seven Kings, Newbury and Wanstead Village, and it began on 8 April 2024, also for five years. Between them they take in essentially the whole of the Gants Hill area. The council’s own selective licensing page lists the wards and lets you check an address.

On top of that there is borough-wide additional HMO licensing, in force since 18 September 2023, which catches smaller shared houses, and the usual mandatory HMO licensing for the larger shares of five or more people. So in IG2 the question is rarely “does this need a licence” but “which licence”. Why does any of this sit on a cleaning page? Because a landlord who is properly licensed has had the property inspected, tends to run a tight check-in inventory, and will hold you to it at the end. A licensed let is a let where the cleaning standard is written down and enforced, and that is the standard we hit.

It cuts the other way too, and this is the bit tenants forget. A tight inventory protects you. If the check-in says the oven was clean and the carpets fresh, the landlord cannot invent dirt that was not there, and they cannot keep your money to pay for wear that built up over a normal tenancy. Deposits, the rules and the 2025 Act

Your deposit is protected by law. Within 30 days of taking it, the landlord has to put it in one of the three government-approved schemes, the Deposit Protection Service, MyDeposits or the Tenancy Deposit Scheme, and give you the prescribed information. If they did not, that is a serious problem for them and a lever for you, separate from any argument about cleaning.

The key principle at the end is simple, and it is worth saying plainly: a landlord can only charge you to bring the property back to the condition it was in at check-in, allowing for fair wear and tear. They cannot bill you to hand it back cleaner than you got it. Citizens Advice is clear that wear and tear, the paint that has faded or the carpet that has thinned with normal use, is not yours to pay for. Shelter covers the same ground if you want a second source. And if you and the agent cannot agree on a cleaning deduction, every protected deposit comes with a free alternative dispute resolution service through the scheme; you usually have three months from moving out to put in a claim, and a professional cleaning receipt plus your own check-out photos are the evidence that wins those.

The ground has shifted recently too. The Renters’ Rights Act 2025 got Royal Assent in October 2025 and started coming into force from May 2026. It abolishes fixed-term assured shorthold tenancies and moves everyone onto rolling periodic tenancies, which in plain terms means more tenancies will end on a tenant’s notice rather than on a tidy fixed end date. That makes the move-out clean less predictable to schedule, and it makes booking a proper end-of-tenancy clean early more useful, not less.


What a deposit-back clean covers in an IG2 semi

An end-of-tenancy clean is a full deep clean of an empty property, top to bottom, done to the standard an inventory clerk grades against. It is not the same as a regular domestic tidy and it is not the same as a one-off deep clean of a home you are staying in. The whole point is the inventory.

In a typical Gants Hill semi or flat, the team works through the kitchen first because that is where deposits are won and lost. The oven comes apart, racks, door glass, the lot, and the limescale comes off the taps and the kettle area. We do the extractor, the hob, the splashbacks, inside and on top of every cupboard, behind and underneath the freestanding appliances where you can reach, and the inside of the fridge-freezer once it is defrosted. A standard clean includes a thorough vacuum, but where there is a worn traffic path, and in a house someone has lived in for years there always is, we strongly suggest a machine clean by hot-water extraction, because a vacuumed carpet with a grey path down the middle still reads as dirty on a check-out. Hard floors get washed and the edges done by hand. The same logic applies to upholstery on a furnished let: the sofa is on the inventory, and years of use show.

A few honest limits. We need the property empty of your belongings, the utilities on, hot water running and the fridge-freezer defrosted, or we cannot finish properly. We clean the inside of windows as standard; the outside of upstairs windows needs the water-fed pole team, which we can bring if the let calls for it. And we do not magic away genuine damage. A burn in the worktop or a cracked tile is a repair, not a clean, and pretending otherwise just annoys the clerk and wastes your money. We will tell you the difference honestly.


What the clerk opens first

Inventory clerks are predictable, which is helpful. They head for the same places every time because that is where tenants run out of steam. If you know the route they take, you know where the clean has to be perfect.

The oven is first. A clerk will open the door and pull a rack before they have taken their coat off, because a dirty oven is the single most common deduction on a check-out report and it is the easiest to photograph. After that it is the extractor filter, the seal around the fridge door, the limescale on the bathroom taps and screen, the tops of the kitchen wall units, and the skirting behind where the sofa stood. In a Gants Hill semi they will also look hard at the window reveals and the trickle vents, because the bay windows here collect a surprising amount of grime, and at the bottom of the stairs carpet where a long tenancy leaves a worn, dirty path.

One Gants Hill detail catches people out more than any other: the windows. The bay fronts on these semis have wide sills and deep reveals, the trickle vents clog, and because the bays face the road they catch traffic film off the A12 and Cranbrook Road. A clerk will run a finger along the reveal and check the vent, and a tenant who has wiped the glass but not the frame loses marks. A word on doing it yourself, because plenty of people try and some manage it. The maths is rarely worth it. By the time you have hired a carpet machine for the day, bought oven cleaner and limescale remover and a decent set of cloths, and given up a weekend, you are not far off the price of a job that comes with a receipt and a guarantee. And the DIY clean tends to fail on the same two things: the oven is never quite there, and the limescale on an old Gants Hill bathroom defeats supermarket spray.
