The newer Bellway and Countryside executive homes on the village edge are builder’s-finish properties where a clerk expects it handed back close to showroom and writes up grout haze, paint marks and skirting scuffs nobody notices day to day. And the lets tied to Writtle University College, often shared by staff or students on the land-based courses, get the hardest kitchen and bathroom inspections of all because they turn over every summer and the landlords know exactly what a tired shared kitchen looks like. The conservation area adds a wrinkle most tenants miss until check-out. Because the council controls the look of the streets round The Green, a lot of the cottage interiors keep original features the landlord wants handed back intact: lime-plastered walls that mark if you wipe them wrong, old painted panelled doors, exposed brick chimney breasts, flagstone floors. On a property like that the clerk checks the original features have not been damaged in the cleaning as well as that it is clean, which is a separate failure mode a supermarket spray and a rough cloth can cause in five minutes. Clerks round here check skirting, the bottom of fitted units and the back of built-in cupboards on those streets harder than elsewhere, because a musty smell or a faint mould bloom on a cold wall is one of the most argued points on a Writtle check-out. Carpets and floors vacuumed and cleaned through; carpet shampoo is an add-on, which the older cottages with original boards often do not need at all.
