End of tenancy cleaning in Bowes Park, the corner of north London where the N22 and N11 postcodes meet at the railway and the borough boundary cuts between Enfield and Haringey. We have recovered deposits on these terraced streets since 2014, and we know what a letting agent looks for when they walk a Whittington Road conversion or a Pellatt Grove maisonette on check-out. 0333 555 2076 gets you a fixed quote, agent-approved 57-point inventory cover, and a 48-hour re-clean guarantee in writing.

Last updated May 2026. We cover N22, N11 and the N13 fringe of Bowes Park, with same-week slots for moves out of the Enfield and Haringey sides of the ward.

The railway line that splits your tenancy in two

Stand on the footbridge at Bowes Park station and you are standing on a border. The platforms sit in Haringey; walk north up Myddleton Road and you cross into Enfield within a couple of minutes. The line that the station serves, the Hertford Loop run by Great Northern, threads through the middle of the district and the council boundary tracks it closely. For most of what you do day to day that boundary is invisible. It stops being invisible the moment you hand back keys.

Here is why it matters for a deposit. Enfield runs a selective licensing scheme that covers the Bowes ward; Haringey runs its own separate schemes on the other side. A licensed let means the landlord signed up to conditions, and a check-in inventory tied to those conditions, which raises the bar on what counts as a clean hand-back. Two flats on neighbouring streets can be judged slightly differently because one sits in Enfield and one in Haringey. Same brickwork, same era, different paperwork.

Bowes is also one of the most heavily rented pockets in the whole borough. Enfield’s own evidence put 44.4% of homes in Bowes ward in the private rented sector, the highest share anywhere in Enfield. More renting means more turnover, more inventories and more disputes than the borough average, and agents who service this patch have seen every trick. They check-out fast and they check-out hard.

The money on the line is not small. Average rent across Enfield reached £1,739 per month in September 2025, up 7.5% on the year, ahead of the 5.3% London figure. Inside Bowes Park, two-bedroom Edwardian conversions on Goring Road, Whittington Road and Pellatt Grove regularly list at £2,000-£2,300pcm. A five-week deposit on a 2-bed sits around £2,769, and on a refurbished 3-bed terrace it climbs past £3,100. That is the sum a clerk can chip away at, line by line, if the clean does not hold up.

So this page is organised the way a check-out actually runs. We start with what the clerk looks at and in what order, move through the period-stock traps that catch people out, set out the licensing that stiffens the standard, then cover the checklist, the prices, the extras, your deposit rights and the practical side of moving out around here. Read the bit you need.

What a clerk’s torch finds first in an N22 conversion

Most Bowes lets are flats carved out of terraced houses, so the typical check-out is a ground-floor or first-floor conversion with a shared front hall. Clerks walk these in a fairly set order, and after more than a thousand Bowes tenancies we can almost call it room by room before they start. Knowing the order is half the battle, because it tells you where the deductions hide.

The kitchen goes first, and the oven goes first within it. The clerk opens the door and looks between the inner and outer glass, not just at the front face. Then the extractor canopy and its grease filters, then the tops of the wall units where a ridge of dust gathers out of sight. They pull the fridge and the washing machine out and check the floor and skirting behind. A cooker that looks clean from the doorway fails the moment the door swings open on baked-on carbon.

Bathrooms come next, and the clerk goes straight for the glass. Shower screens, the seal where the screen meets the tray, the grout lines. Then the toilet: the U-bend, the underside of the seat hinges, and the floor behind the pan where a mop never quite reaches. Taps and the overflow hole in the basin get a look for chalk. None of this is exotic. It is just the stuff people skip when they are tired and half moved-out already.

Then the living rooms and bedrooms, where the period detail starts to matter. A torch held at an angle along a picture rail shows every speck the eye missed in daylight.

A torch held at an angle along a picture rail shows every speck the eye missed in daylight.

Skirting board top edges, the runners and brass pulleys on the sash windows, the junction where a cornice meets the wall, the ceiling rose around the light fitting. Wardrobe and drawer interiors, including the under-shelf surfaces nobody wipes. Behind the radiators and down the pipe runs to the floor. In a hall with original tiles, the clerk reads discoloured grout as uncleaned even when the tile itself gleams. Last comes the photo check, where they hold their pictures against the move-in inventory and look for changes.

Get one of these wrong and a line appears on the schedule of dilapidations. Get all of them right, with your own photos, and the deposit comes back whole. That gap, between a pass and a £180 grumble over a fireplace, is usually nothing more than whether someone got behind the pipework and into the cornice junctions.

Hard water, glazed tile and the things a standard mop wrecks

North London sits on hard water, and N22 is no exception. Chalk builds on shower glass, tap bodies, kettle elements and the inside of the toilet bowl, and it does not come off with a cloth and a spray of multi-surface. It needs a proper descaler and a bit of contact time. A shower screen that has gone milky over a tenancy is one of the most common single deductions we see, and it is avoidable.

The bigger risk in a Bowes Park terrace is the period material. People mean well and reach for whatever is under the sink, and that is exactly how damage happens. The encaustic and geometric tile in these hallways is glazed, and an alkaline or strongly acidic cleaner pits the surface so it never shines the same way again. We use a pH-neutral approach on those floors, nothing harsher. A cast-iron fireplace wants a soft dusting and a dry brush, not a kitchen degreaser, which lifts the patina and leaves a dull patch. We treat the period features as features, not surfaces to attack.

A short glossary helps here, because half the arguments at check-out come from people meaning different things by the same word.

Check-in inventory
The dated, usually photographed record of the property’s condition at the start of your tenancy. It is the document every check-out is judged against, and a clean is only as good as how it compares with this.
Schedule of dilapidations
The list a clerk or agent produces at the end, itemising anything they say falls below the check-in standard. Cleaning items on it are the ones we can argue with a photo log.
Encaustic tile
The patterned clay floor tile common in Edwardian hallways round here. The colour runs through the body of the tile, but the surface is glazed and pits if you use the wrong cleaner.
End of tenancy clean
A one-off, top-to-bottom clean to the inventory standard, priced by property size. Different from a regular tidy and different again from a deep clean, which we set out below.
Selective licence
A licence a landlord must hold to let many properties in designated wards, with conditions that include the property being fit for re-let. Bowes is in Enfield’s scheme.

One more practical point. We flag damage rather than hide it. If grout is stained below the surface or a seal has perished, painting over it for a day fools nobody and risks your standing in a dispute. We will tell you what is cleanable and what is wear, so you go into the check-out knowing where you stand.

Licensing on the Enfield side, and why it tightens the check-out

Bowes is one of 14 Enfield wards designated under selective licensing. Under the scheme, a privately rented property let to a single household or to two unrelated sharers needs a selective licence, with conditions covering management, gas and electrical safety, fire detection and, the part that touches a tenant, the general state of repair and cleanliness. The current designation runs until August 2026. Enfield consulted on a successor scheme over the winter, with the consultation closing on 28 December 2025 and a Cabinet decision expected in spring 2026 on a proposed expansion to 17 wards, Bowes among them. If you are renting here, treat licensing as a fixture rather than a passing phase.

Borough-wide additional licensing for houses in multiple occupation has applied since 1 September 2020. On top of that, an Article 4 Direction made on 22 October 2012 removed the automatic right to turn a single family house into a small shared house without planning permission. The practical effect is that a lot of the larger terraces stay as family lets or formally licensed shares, and both routes come with a paper trail that expects the property handed over fit to re-let.

Then there is the law that sits above all of it. The Renters’ Rights Act 2025 received Royal Assent in October 2025 and its main tenancy reforms commenced on 1 May 2026. Section 21 “no-fault” evictions are gone, assured shorthold tenancies have shifted to periodic, and the evidence a landlord must produce to justify a deposit deduction has tightened. A vague “leave it as you found it” no longer carries weight. An agent needs dated photographs, an itemised inventory and a defensible cleaning standard, which is precisely what a documented professional clean gives the tenant in return.

Put the two together and the message is simple. On the Enfield side, the licence already obliges your landlord to keep the place to a standard, and that is the same standard you are expected to return. A clean backed by paperwork is the cheapest insurance you can buy against an inflated deduction, whichever side of the railway your flat sits on. The full borough hub for Enfield sets out the wider picture if you are moving elsewhere in the area.

What the clean covers, top to bottom

Every Bowes job runs against the same 57-point checklist that 300+ letting agents across London recognise. There is no stripped-back budget option and no premium upsell. One job, done properly, the same way each time. Here is what that means in each part of the home.

Kitchen

  • Oven stripped out, racks soaked, the door glass split and degreased on both inner faces
  • Hob, extractor canopy and grease filters taken back to bare metal
  • Microwave inside and out, base plate and turntable
  • Fridge and freezer washed down, shelves and seals scrubbed, defrosted if left off for 24 hours
  • Dishwasher filter cleared, door seal de-mildewed, salt and rinse compartments wiped
  • Washing machine drawer removed and cleaned, door seal scrubbed, casing polished
  • Cupboards emptied and wiped inside and out, tops and kickboards included
  • Worktops, splashbacks and the grout between tiles
  • Sink, taps, drainer and bin area descaled and buffed
  • Floor swept and washed, edges cut in by hand

Bathrooms and en-suites

  • Bath, shower tray, glass screen and grout descaled, left without streaks
  • Toilet bowl, cistern, base, the pipework behind the pan and the seat hinges
  • Basin, taps, drain and overflow cleared of chalk
  • Mirror, splashbacks and any chrome buffed to a finish
  • Extractor fan grille dusted out
  • Grout brushed where mould is surface-only; anything deeper we flag rather than mask
  • Floor and skirting washed, edges done by hand
  • Window, sill and runners

Bedrooms and living rooms

  • Skirting boards, picture rails and dado rails, top edges and undersides
  • Light switches, sockets and dimmer plates
  • Door tops, frames, handles and hinges
  • Sash window panes, frames, runners and brass pulley housings, on the inside
  • Cornices, ceiling roses and plaster mouldings dusted with detail tools
  • Wardrobes, drawers and built-in storage inside, on top, and behind where they move
  • Original hall tiles taken with a pH-neutral mop only, no harsh product
  • Carpets vacuumed throughout; deep extraction is available as an add-on, priced below
  • Cast-iron fireplaces, hearths and surrounds, with soot residue lifted by hand
  • Radiators, tops, sides and the reachable surfaces behind
  • Curtain rails and pelmets dusted; blinds done slat by slat
  • Mirrors, picture glass and glass furniture

Throughout

  • Every floor washed or vacuumed to suit the surface
  • The shared hall, stairs and bannister in a maisonette conversion
  • Internal doors of cupboards, the meter cupboard and the airing cupboard
  • Bins emptied and rinsed, the recycling spot swept
  • A final walk-through with a photo log emailed to you within 24 hours

That photo log is the bit that does the work later. When an agent queries something a fortnight after you have gone, dated pictures of the cleaned property settle most of it before it becomes an argument.

Fixed prices for Bowes Park

Those figures are not decoration. The 97% first-time pass rate is the number we hold ourselves to on first inspection, and the 48-hour guarantee is what covers the rest. Across our work we have helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions, which is the whole point of doing the job to the inventory rather than to a quick visual.

Carpets, ovens, glass and the extras that move a deposit

The core clean covers most of what a clerk checks, but a few jobs sit outside it and they are the ones that swing borderline deposits. It is usually cheaper to add them to the same visit than to book them separately later.

Carpets are the common one. Years of foot traffic in a hallway or a main bedroom leave a flattened, greyed strip that a vacuum will not fix, and a clerk reads that as uncleaned. Carpet cleaning runs at £36 a bedroom, £43 for a living room, or £115 for a whole 2-bed, and we do it on the same day so you are not back over wet pile. The pile needs four to six hours to dry, so we tend to do carpets last as we work out of the property.

Ovens are the other reliable deduction. If the rest of the flat is fine but the oven is greasy, some agents will still charge a call-out to put it right, so Oven cleaning as a standalone is £77 for a single and £110 for a double if that is genuinely all that is left to do. Most people fold it into the full clean.

Then the rest. External glass is a separate job from the inside panes we include, so window cleaning is booked on its own at £35-£70 by storey count. If you have a sofa staying in the property for the next tenant, or the landlord wants it freshened, upholstery is £55 for a two-seater and £75 for a three-seater. For a yard, patio or front path that has gone green over winter, outdoor cleaning handles the jet-wash. Bundle any of these with the end of tenancy clean and you save 10-15% on the standalone rate. We do not do gardens as part of the clean; if the inventory lists the garden, we flag it and quote it separately.

Your deposit, the scheme, and the 48-hour promise

Your deposit is protected in one of three government-backed schemes, and the scheme is where a dispute is decided if you and the agent cannot agree. The three are TDS, DPS and mydeposits. All three weigh dated photographic evidence heavily when an adjudicator looks at a cleaning claim, which is why our photo log matters as much as the clean itself.

This is where the 48-hour re-clean guarantee earns its place. If your agent or landlord flags any item on the 57-point checklist within 48 hours of the clean, we come back and put it right at no charge. We hold a 97% first-time pass rate, so it rarely gets used, but it is the safety net for the remaining 3% and it is the line that gets agents to accept our invoice as proof in the first place. Being on the books of 300+ letting agents only happened because the work stands up when they check it.

Be clear about what a cleaning guarantee can and cannot do. We guarantee the cleaning standard against the checklist. We cannot guarantee what your landlord decides about damage, wear and tear, or missing items, because those sit between you, the agent and the scheme. What we can do is take cleaning off the table as a reason to hold your money, which on a Bowes 2-bed is the difference between arguing over £2,769 and getting it back. For a plain-English summary of your rights, Shelter keeps a clear guide to the deposit rules and the new tenancy law.

Moving out around Myddleton Road and the Loop line

Moving out of Bowes Park has its own rhythm, and a bit of planning around the local streets saves a lot of stress on the day. Myddleton Road is the heart of it, a short run of independent shops with a Greek deli, an Italian deli and a few cafes, plus a community street market on the first Sunday of the month that fills the road from late morning. If your move-out lands on a market Sunday, expect the parking and the through-traffic to be tighter than usual.

Parking is the usual north London story. Controlled hours cover most of the conservation-area streets on the Enfield side, and a removals van or a cleaning crew needs somewhere to sit for a few hours. Tell us at booking whether there is a bay outside or whether we are carrying kit from the nearest spot, and we plan the slot around it. The terraces off Pellatt Grove and Warwick Road are narrow, so we would rather know in advance than block a neighbour.

If you are coming or going by train, Bowes Park station sits on the zone 3/4 boundary on the Hertford Loop, which is handy for moving boxes but means a longer carry from the platform up to street level. Most of our crews drive, so transport is our problem to solve, not yours. We just need the property empty, or close to it, with the hot water and electricity still on.

On timing, the end of the month is the crush. Most tenancies end on the last few days, every agent in the area wants check-outs done, and the good slots go first. Same-week booking is normal across N22, N11 and the N13 fringe, and next-day is often possible if you call before 11am, but a Saturday at month-end is the hardest slot to get. As soon as your check-out date is fixed, lock the clean in.

One practical favour to yourself: book the clean for the day before the check-out, not the same morning. It gives a buffer if the previous tenant ran late, or if a carpet needs the extra drying time, and it means you walk the clerk round a finished property rather than one we are still working in.

If your move takes you just over the border, we cover the neighbours with the same crew: Palmers Green (N13), Wood Green (N22), Bounds Green (N11), Southgate (N14), Winchmore Hill (N21) and Edmonton (N9, N18). On the southern edge towards Haringey the postcode sets the route, not the ward line.

And if you need more than the clean, the same team handles Removals (£320 for a 1-bed move, £400 for a 2-bed), Upholstery, Window cleaning and Deep cleaning for a mid-tenancy reset that is not about a deposit at all.

Questions Bowes tenants ask

How much does end of tenancy cleaning cost in Bowes Park?

From £156 for a studio, £207 for a 1-bed flat, £243 for a 2-bed maisonette, £339 for a 3-bed terrace, £425 for a 4-bed and from £395 for the larger 5- and 6-bed terraces on streets like Braemar Avenue or Whittington Road. A carpet deep-clean add-on is £36 per bedroom. The price is fixed before we arrive and includes all materials.

Do you cover both the N22 and N11 sides of Bowes Park?

Yes, and the N13 fringe at the Palmers Green border too. The Bowes ward itself sits in Enfield, while the wider Bowes Park district crosses the boundary into Haringey along the railway. We work both sides every day.

Why does the Enfield-Haringey boundary matter for my deposit?

Because the two councils run separate licensing schemes, so a licensed let on the Enfield side comes with conditions and a check-in inventory that can raise the bar on a clean hand-back. The cleaning standard we work to covers both, but it is worth knowing which council your flat falls under.

What is the 48-hour re-clean guarantee?

If your letting agent or landlord flags any item on the 57-point checklist within 48 hours of the clean, we come back and put it right at no charge. We have held a 97% first-time pass rate since 2014, and the guarantee is the safety net for the remaining 3%.

Do I need to defrost the freezer before you arrive?

Yes, please switch it off at least 24 hours before the slot, with the door propped open and a towel down. We cannot clean a frozen interior properly, and a deduction for an uncleaned freezer is one of the most common ones agents apply.

Can you clean original Edwardian floor tiles and picture rails without damage?

Yes. The encaustic and geometric tile paths take a pH-neutral cleaner only, because alkaline products pit the glaze. Picture rails are hand-detailed with microfibre and a soft brush. We never put a heavy degreaser near a period feature.

Will letting agents in Bowes accept your invoice as proof for the deposit?

The major networks that work this patch recognise our paperwork because we have cleaned with them since 2014. Our invoice plus the photo log is what tenants typically use to dispute deductions through TDS, DPS or mydeposits.

End of tenancy cleaning in Enfield by Monster Cleaning
Fresh from a end of tenancy cleaning in Enfield.

How long does the clean take in a typical Bowes terraced house?

A 2-bed maisonette is four to five hours with two cleaners. A 3-bed terrace is six to eight hours with three. A 5- or 6-bed is a full day with four. We fit the job around your move-out window and key handover.

Will you clean the carpets at the same time?

We can. Carpet deep extraction is £36 per bedroom, £43 for a living room or £115 for a whole 2-bed. If the carpets need it, do them on the same visit, since they take four to six hours to dry and you do not want to be moving back in over wet pile.

Do you bring all the materials and equipment?

Yes, the lot: degreasers, descalers, microfibre, mops, vacuums, oven kit and ladders. The property only needs to be empty, or nearly so, with running hot water and electricity.

Can you clean a six-bedroom Edwardian house on Braemar Avenue or similar?

Yes. Three-storey terraces of that size are common in Bowes, so we send four cleaners and budget a full day. The quote starts from £395.

What about the period sash windows, inside and out?

The inside clean is included as standard: panes, frames, runners and handles. The external clean is a separate booking under our window cleaning service at £35-£70 depending on storey count.

Do you guarantee I get my deposit back?

We guarantee the cleaning standard against the 57-point checklist, and we re-do any missed item free within 48 hours. We cannot guarantee what your landlord decides about damage, wear and tear or missing items, because those sit between you, the agent and the deposit scheme.

Does the Renters’ Rights Act 2025 change the cleaning standard?

Not the standard itself, but it has tightened the evidence needed for any deposit deduction since it commenced on 1 May 2026, which raises the value of a documented clean. Shelter publishes a clear summary of your rights under the new rules.

Do you handle properties under Enfield’s selective licensing?

Yes. Bowes properties fall under Enfield‘s selective licensing scheme, and our clean is documented to meet the licence’s fit-for-re-let condition. We give landlords an itemised invoice they can keep on file as evidence of the handover standard.

How quickly can you book a Bowes clean?

Same-week is normal across N22, N11 and N13, and next-day is often possible if you call before 11am. Saturday slots at month-end fill first, so call 0333 555 2076 as soon as your check-out date is set.
