It has run on a Saturday since 1883, nine in the morning to five in the afternoon, more than 150 stalls down a 252-metre run between Westgate Street at the top and Pritchards Road by the canal. If your check-out lands on a market day, the clean has to be done and the flat empty before the trestles go up, because nothing on four wheels gets down Broadway Market once trading starts.

Three kinds of home on one street

Broadway Market reads as one place but rents as three. The clean is different in each, and so is the kit we load into the van.

First, the period terraces. Most of the strip and its side streets, Mapledene Road, Albion Drive, Welshpool Street, are stucco-fronted early-to-mid Victorian houses, usually split into two or three flats. Original sash windows, deep skirting, picture rails, ceiling roses, the cast-iron radiator nooks that hold dust whatever you do with a hoover. These photograph beautifully when clean and dreadfully when not, and the clerk knows exactly where to point the torch.

Second, the canal-side conversions. South of the market, towards Regent's Canal, the old industrial buildings on Andrews Road and around Pritchards Road have become warehouse flats: exposed brick, polished concrete floors, mezzanine levels, glazing that runs floor to ceiling and streaks the moment you breathe on it. Regent Studios and Northside Studios sit in this band. The surfaces are modern but the inspection is no softer.

Third, the estate flats. Behind London Fields station, the Wilton Estate and the older blocks around it add post-war communal stairwells and balcony entrances. An agent inspects a Wilton Estate flat as forensically as a private conversion, and the demised area sometimes includes a stretch of communal landing that the tenant is expected to leave clean.

The canal cuts through all of this, and it changes the practical side of a clean as much as the postcode does. A conversion that backs onto the Regent's Canal towpath, or a flat near the cycle path that runs from the Pub on the Park down to the market, often has no front-door vehicle access at all, so kit comes in on foot. The towpath also throws up damp: glazing on a ground-floor canal flat holds condensation that a clerk reads as smears, and a north-facing bathroom near the water grows sealant mould faster than the same room two streets inland. We plan the clean around that rather than being surprised by it on the day.

One street, three jobs. A cleaner who only knows period stock will streak the warehouse glass; a cleaner who only knows new-builds will leave the cornicing grey. We carry for all three.


The rules that changed this May

The Renters' Rights Act 2025 got Royal Assent on 27 October 2025, and the main provisions went live on 1 May 2026. Section 21 no-fault evictions are gone. Assured shorthold tenancies now roll over automatically into assured periodic tenancies. Landlords have to issue a written statement of terms within 28 days of a tenancy starting.

For someone moving out, the deposit rules have not changed in principle but the temperature has. Deposits must still be protected within 30 days in one of the three approved schemes. What is different is the pressure on the landlord. With rent rises now capped at one a year and challengeable at the tribunal, a landlord cannot quietly recover yield through the rent, so every deductible item at check-out gets a harder look. A clean that would have been waved through in 2023 is being itemised in 2026.

Layer Hackney's licensing on top. Broadway Market is in the London Fields ward, one of the 17 Hackney wards covered by the selective licensing scheme that went live on 1 May 2026, alongside a borough-wide additional HMO scheme. A selective licence is £925 a property; the additional HMO licence is £1,400. Licensed properties have to meet documented condition standards, which gives the landlord a paper trail to keep and a reason to use your deposit to fund a professional clean if the flat comes back short.

And there is the conservation overlay. The market, Mapledene Road and the surrounding streets sit inside the Mapledene Conservation Area, with the London Fields Conservation Area immediately north. Original features are part of the inventory schedule here: single-glazed sash panes, sealed-up fireplaces, boards under the carpet, deep cornicing. They are graded, and they are exactly the things a rushed clean misses.

The conservation status also limits what a landlord can change, which loops back to the clean in a way people miss. Original sash windows on a Mapledene Road terrace cannot simply be swapped for sealed double glazing, so the single-glazed panes that streak and the runners that trap grime stay in the flat, tenancy after tenancy. They are on the inventory because they are not going anywhere, and a cleaner who knows the area treats them as the fixed test they are rather than an afterthought once the kitchen is done.

Kitchen. Oven inside and out, both door panes where it is double-glazed, racks, trays, seals and the fan housing. Hob, splashback and extractor, with the filter degreased or swapped where it is washable. Fridge and freezer defrosted, shelves, drawers, seals, and behind where we can reach. Washing machine drum, drawer and gasket. Dishwasher filter and arms. Cupboards inside and out, including the high ones and the dead corner units.
