What the check-in report holds you to, and why it’s got stricter

Start with the paperwork, because everything downstream follows from it. Behind the high street sit the 1960s and early-70s blocks around Crossbrook Street, College Road and the Old Pond junction where Turners Hill meets the shops: concrete-framed, kitchen extractors venting up a shared shaft where the last few inches of duct hold the grease nobody sees until we pull it apart. A scattering of older Georgian and Victorian fronts survives close to Old Pond, but they’re the exception here, not the rule.

Push west and the picture changes completely. The Theobalds Park estate off Lieutenant Ellis Way has been rebuilt into executive housing since the late 2010s, the old De Vere site refurbished and Aprirose’s roughly £8.5m stake pulling in more of it since. There’s a construction story sitting alongside all this. Sunset Studios’ proposed £700m soundstage complex over in Waltham Cross, on the far side of the A10, went on hold in 2023 when build costs rose, but the same operator has since been working with Broxbourne Borough Council on a backlot at the old Cheshunt Country Club, a short drive from the Theobalds Park estate. If that lands, it puts a modern film-production site inside the Cheshunt boundary and a few hundred more short lets on top of the commuter demand that’s already here.

Goff’s Oak, out past Hammond Street and Newgate Street Road, runs its own smaller market, mostly detached and semi-detached family homes. Broxbourne Borough Council has not brought in borough-wide selective licensing or additional HMO licensing, unlike a number of London boroughs nearby. Mandatory HMO licensing still applies to any property with five or more occupants across two or more households, and every private landlord nationally will need to register on the new Private Rented Sector database once it opens later in 2026.

A Cheshunt move-out often pulls in more than the core clean.
