The clerk starts in the bathroom, and the chalk is why

Wormley sits on the Lea Valley chalk, and the supply here comes from Affinity Water, which classes this part of Hertfordshire as a hard-water area. That is not trivia. What 1 May 2026 changed for a Wormley hand-back

Nursery land, a ribbon of houses, and a hamlet in the woods

Wormley is not a conversion district, and a method built for one would miss everything that actually gets flagged here. The village strings along the High Road, the A1170, on the old Great Cambridge Road alignment between Turnford and Broxbourne, with the New River as its western edge and the Lea over to the east. The Lea Valley was one of the great glasshouse and nursery districts of England, supplying London with produce and cut flowers well into the twentieth century, and a good deal of the housing here stands on ground that used to be under glass. That history is the reason the stock is what it is: not much is old, most of it is roomy, and almost none of it is the two-bed Victorian flat a London cleaning firm turns up expecting.

Four rough types, and each fails its check-out somewhere different.

The interwar and post-war houses along and behind the High Road are the bulk of it. Semis and short terraces, bay fronts on the older ones, original tiled bathrooms in the ones nobody has refitted, deep skirtings, and a kitchen that has been done over at least once. On these it is the tiled bathroom and the tops of the door frames. The estate housing built out over the former nursery ground on the roads off Cozens Lane East and Cozens Lane West is plainer inside, usually one bathroom carrying the whole family, and very often a freestanding cooker the clerk will ask us to pull out. Behind the hob is where those jobs are won.

Then Church Lane, which runs up away from the modern village towards St Laurence, the Grade II* parish church that sits about three quarters of a mile out because the original settlement grew along Ermine Street rather than along the road we all use now. Wormleybury is up that way too, the borough’s only Grade I listed house. The lets around there are period, larger, and occasionally handsome enough that the inventory names individual features, which changes how we work: nothing aggressive near original paint, original plaster or old tile, and the detail done by hand.

Last, Wormley West End, a couple of miles west in open country with Wormley Wood on one side, Cowheath Wood to the north and Thunderfield Grove south of it. Cottages and converted period houses down Slipe Lane and the surrounding lanes, uneven floors, small awkward bathrooms, no off-street parking worth the name. We plan the van around that rather than discovering it at eight in the morning.

A West End cottage and a station-side new build share a postcode and almost nothing else.

The newer flats nearer Broxbourne station, about a mile north, are the outlier at the other end. Very little period detail, very high scrutiny, because they come with managing agents running a tighter inventory than a private landlord ever bothers with. On those it is the screen, the oven and the white goods, every time.


The 57 things, in the order a clerk walks them
