Where the aircraft factory became a campus

De Havilland built the Mosquito and the Comet on the airfield at the edge of town, and the works kept building aircraft here until Hatfield Aerodrome closed in the early 1990s. Part of that site reopened in September 2003 as the University of Hertfordshire’s de Havilland campus, and the street names around it never let you forget what stood there before: Mosquito Way, Comet Way, Dragon Road, DeHavilland Close. It is a genuinely unusual piece of local history for a rental market to sit on top of.

That single change reshaped who rents in Hatfield. The streets close to the campus fill every September with three- and four-bed student shares, mostly the University of Hertfordshire’s undergraduate and postgraduate intake, and empty again the following summer. A short walk away, the older 1950s and 1960s low-rise estates keep letting to families and commuters on the King’s Cross line, on a completely different rhythm. We work both patterns on the same rota, and they need almost nothing in common.

Old Hatfield sits apart from all of it. Up near the station, the cottages and terraces around the parish church predate the New Town by centuries, and the genuine Jacobean mansion at Hatfield House, built in 1611 for Robert Cecil, 1st Earl of Salisbury, still stands on the town’s edge. An earlier royal palace on the same site was where Elizabeth I spent much of her childhood. None of that changes what a cleaning checklist has to do. It just means three very different kinds of property share one postcode.

Walk from the House down toward the town centre and the housing stock turns over completely within a mile. Old Hatfield first: timber-framed and Georgian-fronted cottages on the streets near the church, low ceilings, narrow stairs, original features the inventory report always names individually. Nothing aggressive goes near old plaster or original woodwork here, whatever a tenant’s own cleaning habits have been.

Then the New Town core, laid out from the late 1940s onward partly on former de Havilland land, low-rise semis and terraces with a kitchen-passage layout, a vertical extractor duct, and painted softwood skirting on suspended timber floors. It is unglamorous 1950s and 1960s housing, built fast and built to last, and a huge share of Hatfield’s rental stock still fits this description.

Third, the newer stock: flats and townhouses on the university-adjacent developments and out toward the southern edge of town, hard surfaces, integrated extractors, glass shower screens. These clean faster because there is less to hand-treat, but the hard water still gets to the chrome.


The 2011 rule that decided whether a house could become a student share

Welwyn Hatfield Borough Council confirmed an Article 4 Direction covering Hatfield in April 2011, and it came into effect the following January. It removes the permitted-development right that would otherwise let a landlord convert an ordinary house into a small house in multiple occupation without asking anyone. Planning permission is required instead, weighed against the council’s own HMO Supplementary Planning Document, and the direction is still in force today.

The council brought it in because student demand around the new de Havilland campus was concentrating shared houses on a handful of streets faster than the area could absorb. It is a planning control, not a cleaning one, but it explains why student-let stock near the campus gets watched more closely at check-out than an ordinary family semi does.

Separately, mandatory HMO licensing applies borough-wide under the Housing Act 2004: any property let to five or more people from two or more households sharing a kitchen or bathroom needs a licence. Welwyn Hatfield does not currently run a selective licensing scheme, so an ordinary two- or three-tenant let outside that mandatory threshold needs no licence at all.

One more thing changed everyone’s timing rather than the cleaning itself. The Renters’ Rights Act 2025 went live on 1 May 2026, abolished Section 21 no-fault eviction, and converted existing assured shorthold tenancies to periodic ones. The obligations at check-out did not move an inch. What changed is that move-outs can now land at almost any point in the year rather than clustering around a fixed term, which matters in a town where the academic calendar already drives a lot of turnover.


Chalk water leaves its mark faster than tenants expect

Hatfield’s water comes from Affinity Water off the Chiltern chalk aquifer, and it sits deep in the hard-to-very-hard band, somewhere north of 250 milligrams of calcium carbonate per litre depending on the exact street. Limescale builds on shower screens, taps and kettle elements within days of a clean, not weeks, and a clerk who checks a shower screen edge-on against the light will find the tide line even on a bathroom that looked fine a fortnight earlier.

It hits shared bathrooms hardest. A four-tenant house near the campus puts one shower through four people’s worth of use a day, and the chrome runner at the base of the screen builds a hard band that no cupboard spray shifts. We use a proper acid descaler with real dwell time, then buff the fitting dry, because half-done chrome photographs worse than scale left whole.

It’s a small thing. It decides a surprising number of Hatfield check-outs anyway.


What the clean goes through, room by room
