Which Foxbury you actually mean

Worth clearing up first, because the name slides around on a map. Foxbury proper is the big house: a Kentish ragstone pile up Kemnal Road in Chislehurst, built in the 1870s for the Tiarks banking family, later a missionary training centre and then a Woolwich Building Society college before it went back to private hands. The name now also sits on Foxbury Avenue nearby, a short gated run of new five-bedroom houses on the Kemnal Road side. Both of those are technically a BR7 Chislehurst address, not BR1 3.

That is a fair example of the pattern down here: a long let, hard-water damage at the screen, an original tiled hall, and an agent who actually checks. The clean cost a fraction of what was riding on it. What settled it was not only the scrubbing but the dated photographs that went out with the invoice, which is the piece most do-it-yourself check-outs simply do not have when the clerk pushes back.


What 1 May 2026 changed for a Bromley move-out

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault eviction is gone. Every existing assured shorthold tenancy in England has converted to a periodic assured tenancy with no fixed end, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term.

Here is the part people read wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies. The check-in benchmark still applies. The deposit cap is still five weeks’ rent below £50,000 a year, six weeks above it, and the agent still has to evidence deductions the same way. What changed is timing. BR1 3 already turns over steadily, with school-linked families and Sundridge Park commuters moving on a one or two-year cycle. Let people leave on a rolling two months instead of a fixed date and the check-outs spread out and get harder to predict. The dull, useful takeaway: book the clean earlier than you used to, because the slot you want goes first.


What 302 ppm does to a Sundridge Park bathroom

BR1 3 sits in Thames Water’s supply, which the company rates hard across the South East, and its network average sits at about 302 parts per million calcium carbonate, firmly in the very-hard band. That single fact loses more deposits in this postcode than almost anything except the oven. A scale plate builds on taps, shower heads, screens and tile joints faster than tenants expect, and a cloth does nothing to it. The clerk knows. They run a thumbnail down the tap, look at the screen edge-on against the light, pull the shower head in close.

Scale that has set into chrome is slow work, and on the older Plaistow Lane and Sundridge Park houses the bathroom fittings are sometimes original chrome or even brass, which rules out the harsh acids a newer flat would shrug off. We take it back by hand with a careful soak instead. Grout is the other one. Kitchen and bathroom grout is the line between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it, and where it is genuinely past saving, which happens on a six-year let, we photograph the state before we touch it so the clerk cannot bill you for wear that was already grey at check-in. That photograph has settled more disputes than any argument.

The kitchen, where most of the deposit goes

Bedrooms, reception rooms and the rest

Inside every wardrobe, drawer and built-in cupboard, top shelf included. Skirting, door frames, doors, handles and finger plates by hand. Light fittings, shades, switches and any ceiling rose, which on the period-edge houses up towards Chislehurst holds years of dust. Window sills, reveals and frames on the inside; the timber casements on a 1930s bay get the channel grit cleared without scuffing the paint line. Radiators behind, under and on top. Walls spot-wiped for marks, with a fair line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away. Then the stairs and bannister where the house has them, the tiled or parquet hall worked at the threshold where the grit darkens the joint nearest the mat, and a final walk on the clerk’s photograph list. The stock changes as you climb towards Kemnal Road

The work is not one method, because the houses are not one kind. Walk BR1 3 from the station upwards and it shifts under your feet.

The 1930s suburb: Plaistow Lane, Rodway Road, Scotts Road

This is the bulk of it. Inter-war semis and detached houses, wide plots, bay fronts, the odd parquet or tiled entrance hall, kitchens that are either six months or thirty years old. The longer lets sit here, and a long let means build-up in the places nobody touched between tenants: behind the cooker, under the fridge, into the grout of that hall tile. The clerks working Plaistow and Sundridge know exactly where to put their torch. We win these on the slow, dull work, not on anything clever.

Around Sundridge Park station and Plaistow Grove

Closer to the railway the stock tightens into smaller semis, terraces and converted flats, with a pocket of older cottages near Plaistow Grove. Quicker jobs, but the bathrooms are small and the scale is the same, so the screen and the tile joints still take the time.

The Chislehurst edge towards Kemnal Road

Climb towards the Foxbury name proper and the houses get grander: larger detached homes, Edwardian and inter-war, some with original cornicing and ceiling roses, and the new gated builds on Foxbury Avenue at the top. Period detail like that gets named individually on an inventory, so the clean has to match it individually and nothing aggressive goes near original plaster or paint. We do that by hand and we are careful with it, because a scratched original architrave is a bigger deduction than a missed oven. Where Bromley stands on licensing

Bromley does not run selective licensing for the private rented sector, and as of 2026 it does not run additional HMO licensing either. The borough does operate the standard mandatory HMO licence under the Housing Act 2004, the one that bites when five or more people from more than one household share a property, and the fee on a five-bed shared house runs to roughly £2,558 with more per extra room. There are HMO Article 4 directions on the council’s pages, but they sit out at Biggin Hill and Darwin, nowhere near here.

So for the BR1 3 and Foxbury work the practical position is simple. The Plaistow and Sundridge lets run mostly as single-household assured tenancies through agents like Langford Russell, the Acorn Group and Proctors on the Sundridge Park side, on the ordinary agent-inventory standard, with a thread of larger family houses let through corporate relocation on the Chislehurst edge. The relocation jobs report to the relocation agent rather than a high-street office, and their inventory runs at least as strict. The clean is the same either way.

Parking around the 1930s streets is mostly fine, kerb space or a drive, but the houses on the Kemnal Road and Foxbury Avenue side often sit behind a gate or a long private drive, so tell us how we get in when you book: a gate code, a key safe, a concierge on the newer builds, or an agent drop-off. And the railway splits the patch. If your check-out is on the far side of the Sundridge Park line from the address you gave us, say so, because it changes the route the van takes and we would rather know before the day than circle on it.

Is the Foxbury you cover the Kemnal Road one or the BR1 3 streets?

Both. The Foxbury name proper is the old mansion and the gated Foxbury Avenue new-builds up Kemnal Road in Chislehurst, which are a BR7 address. The BR1 3 work most people mean is the Plaistow and Sundridge suburb down towards Sundridge Park station. Give us the postcode and we will know which in seconds. The price is set by the property, not the road name.

How long does a three-bed 1930s semi on Rodway Road or Scotts Road take?

Two cleaners, most of a working day, six to eight hours depending on the state of the oven, the bathroom scale and the hall floor. We aim to be off-site a few hours before the clerk’s walk so the property is settled and dry.

Will the clean clear the shower-screen scale a long let has left?

Is the price fixed or hourly?

The four-bed houses need the longer notice because we send a bigger team.

Do you bring your own equipment and products?

Yes, all of it: cloths, mops, vacuum, descalers, oven product, the kitchen and bathroom range. You provide access and, if the agent wants them, the meter readings for the walk. Nothing else.
