Do you actually need a professional clean in Widmore?

Honest answer: not always, but usually. Nobody can force you. The Tenant Fees Act 2019 stopped landlords writing a compulsory professional clean into a tenancy or charging a flat cleaning fee, so a clause demanding a receipt from a named company is not enforceable. What you cannot escape is the benchmark. The flat was cleaned to a professional finish before you moved in, the check-in report says so, and the check-out clerk marks you against that, not against a tidy weekend.

So the test is simple. Can you, with a domestic vacuum and a bottle of spray, get a five-year-old villa flat back to a let-ready standard, including the scale baked onto the shower glass and the grease inside the oven door? Some people can. Most, near the end of a move, with the van booked and the keys due, cannot, and the maths rarely makes the attempt worth it. A two-bed clean is £243. The deposit it protects on a Widmore flat is several thousand pounds. That is the calculation, and it points one way more often than not. There is a time cost too: a full hand-back clean on a villa flat is the best part of a working day for two people, and that is a day you do not have spare in the last week of a tenancy.


How a check-in report quietly sets the standard

A cleaning deduction is not a fine. It is the landlord paying, out of your deposit, to put the flat back to the condition the check-in inventory recorded. Understand that and the rest of a Widmore move-out stops being a mystery.

What Thames Water does to a flat off Widmore Road

Here is the detail a non-local quote misses. BR1 is hard-water country. Thames Water supplies this part of Bromley off the chalk, and London’s supply averages around 293 milligrams of calcium carbonate per litre, which sits it firmly in the very hard band. What that does to a flat depends on how long you were in it, and Widmore tenancies tend to run long. This is settled Bromley, not a churn-every-year corner of London. Bromley licensing, and why it is simpler than the neighbours

This part trips landlords up, so here is the plain version. The London Borough of Bromley runs only the mandatory HMO licensing scheme, borough-wide. It has not brought in an additional licensing scheme and has not designated any selective licensing area anywhere in the borough, Widmore included, as things stand in mid-2026. That is genuinely unusual for this side of London, where several neighbouring boroughs licence far more tightly. The council could introduce a scheme later, so it is worth a check if you are letting, but today the position is the simple one.

What it means for you: a normal Widmore let, a single household renting a flat in one of the Widmore Road houses or a 1930s semi off Plaistow Lane, needs no property licence at all. A mandatory HMO licence is required only where five or more people from more than one household share, under the Housing Act 2004 tests. Bromley’s published fee for a five-bedroom HMO is £2,558, with a further £512 per extra bedroom, correct as of January 2026, so a landlord carrying that cost on a licensed share house has a real reason to police the check-out clean and recover it. Widmore street by street, and the stock that shifts with it

Widmore is the band east of Bromley town centre, around Widmore Road and the turnings off it, reaching toward Sundridge Park. It is not central Bromley and it is not Bickley proper, though it sits in the Bickley and Sundridge ward, and the housing tells you which part of it you are standing in. Closest to Widmore Road itself are the big late-Victorian and Edwardian houses, many carved into conversion flats and maisonettes, with the height and detail that come with them: deep coving, picture rails, long runs of skirting, tall windows, original cupboards. That is surface a quick tenant clean never reaches, and the second thing a careful clerk runs a finger along after the bathroom. Carpet shampoo is an add-on: £36 a bedroom, £43 for a living room, or £115 for whole-flat carpet on a two-bed. The oven deep-clean is built into the end-of-tenancy price; on its own it is £77 for a single, £110 for a double and £114 for a 90cm range, but you never pay that on top of a full clean. If you would rather buy cleaners by the hour for a part-job, that is £30 per cleaner per hour, though for a full hand-back the fixed price almost always works out better, and on the converted houses with their extra height it is the safer bet.

Run the sum the deposit makes you run. A £243 two-bed clean set against a deposit of two or three thousand pounds is not really a decision. Most tenants only do that arithmetic after they have tried, failed the check-out, and lost the first round, which is a shame, because the first round is the cheap one to win. Yes, as an add-on: £36 per bedroom, £43 for a living room, or £115 for whole-flat carpet on a two-bed. If a carpet was noted clean at check-in and has marked, having it shampooed at the same visit is usually cheaper than a deposit deduction for it.

How much notice do you need in Widmore?
