Why a Jersey Farm move-out is not a Marshalswick one

People lump the two together and they should not. Marshalswick, the suburb on the other side of Sandpit Lane, is largely a 1930s-to-1960s neighbourhood of bay-fronted semis with The Quadrant parade at its heart. Jersey Farm is the newer estate to the north, built on former farmland from the 1970s into the 1990s, and it reads completely differently to a cleaner. Evans Farm on this land was renamed Jersey Farm back in 1931 when Dr Harry Corner moved his pedigree Jersey cattle in, and the fields stayed fields until the developers arrived four decades later. So the stock is modern: brick estate houses laid out along closes and cul-de-sacs, most with an integral garage and a drive, a lot of them fitted with combi boilers and the original 1980s or 1990s kitchen, plenty with fitted wardrobes and a bolted-on conservatory across the back.

That difference is not cosmetic.

It changes the whole shape of the deposit argument, room by room and surface by surface, because the clerk is checking a different set of things on a modern estate house than on a period one.

On a bay-fronted Marshalswick semi a clerk is looking at older sash-and-casement windows, picture rails and the quirks of pre-war plaster. On a Jersey Farm house the same clerk is looking at a fitted kitchen with laminate carcasses and a run of wall units, a combi boiler in a cupboard that has to be wiped down and left dry, deep fitted wardrobes that gather dust on the top shelf nobody reaches, and a uPVC conservatory whose roof and glazing bars streak and green up in a way the check-in photos never showed. Different house, different checklist, different hours. We clean the estate to the house it actually is.

The stock is modern, so the deposit fights are modern: fitted kitchens, combi cupboards, wardrobe tops and conservatory glass.

One more line on the map, because people get it wrong at the edges. Jersey Farm sits inside Sandridge parish, roughly a mile and a half north-east of the city centre and well clear of it. The Sandridge village side and the countryside toward Heartwood Forest are close, Ellenbrook and the Marshalswick fringe run off to the south and west, and the estate itself is bounded on the north by the woodland park between Sandringham Crescent and St Albans Road. The check-in report is the document that decides it

Start with the mechanism, because almost nobody does. When you moved into your Jersey Farm house, a clerk walked it and wrote a report, usually with photos, describing every surface and very often marking the kitchen and bathroom “clean” or “as new”. That was true on the day, because the place had been professionally turned around between tenants. At check-out a clerk walks it again and compares line by line. Anything materially worse than the check-in entry, beyond fair wear and tear, is chargeable against your deposit. Two things sit behind this in law and they pull in opposite directions. Damp and mould, on the other hand, are the landlord’s problem to fix, not a tenant cleaning failure, so where we find genuine damp behind a wardrobe on a cold north-facing wall we photograph it and note it, so the charge lands where it belongs. The deposit itself still has to be protected in a government-approved scheme, and if it comes to an argument the scheme adjudicator decides on evidence against that check-in inventory, not on anyone’s opinion.

Here is the distinction that trips people up, laid out plainly.

What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic tenancy, so a tenant can now give two months’ notice at any point in the year rather than waiting out a fixed term.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The check-in benchmark still applies, the Tenant Fees Act still applies, and the deposit maths is exactly what it was the week before. What changed is timing.

Jersey Farm is a family-let commuter estate. St Albans City station is a couple of miles away and the Thameslink run into St Pancras takes about twenty minutes, so a lot of these houses are rented by families who take a job in London, stay two to four years, then move on. Let those tenancies end on a rolling two months instead of a fixed date and the move-outs get more frequent and less predictable. The practical takeaway is dull but it pays for itself: book the clean earlier than you used to, because the slot you want at month-end will already be gone if you wait.

The 57 things, and where the estate hides them

The kitchen, where the deposit is won or lost

The fitted kitchen gets the most time, because it is where the deductions come from on a Jersey Farm house. The oven is stripped, not wiped: racks out to soak, the door glass split apart so the brown film between the panels comes out, and the interior, fan and seals all done. Hob and extractor degreased, filter soaked or swapped. Every wall and base unit wiped inside and out, and the tops of the wall cupboards done too, which on an original 1980s kitchen is exactly where a family cannot reach and a clerk always checks. Appliances pulled out so the gaps beside and behind the cooker, the fridge and the washing machine are cleaned, then put back. Washing-machine drawer and door seal scrubbed. The combi boiler cupboard wiped down and left dry, because a clerk opens it and a damp, greasy boiler cupboard reads as neglect. Sink and taps descaled properly. Splashbacks, tiling and the floor finished last.

Bathrooms, the other place it goes wrong

Hard water hits bathrooms hardest here, so scale comes off the showerhead, the screen, the taps and the toilet first, including under the rim and at the waterline inside the pan where chalk sets like cement in AL4. Tiles and grout scrubbed rather than wiped, mould treated, chrome polished back to clear, the extractor fan dusted, and the floor cleaned into the corners and behind the pedestal.

Bedrooms, wardrobes and the conservatory

Skirtings, switches, sockets and door frames wiped throughout. Fitted wardrobes cleared of dust inside and along the top, which is the single most-missed spot in a Jersey Farm bedroom. Windows cleaned internally with the frames and reveals wiped. Carpets vacuumed, and shampooed where you have added that on, because a three-year family tenancy usually leaves the bedroom and stair carpets needing it. And the conservatory, if the house has one: the roof panels and glazing bars wiped down inside, the frames cleaned, the glass finished, and any green build-up in the corners taken off, since a streaked conservatory is the first thing a clerk clocks walking through the back of the house.

Throughout the house

Internal glass, the stairs and landing, every door top and frame, light fittings, radiators front and back where they can be reached, and the internal door to the integral garage if it forms part of the let. Cobwebs off the ceilings and out of the corners. The house is left as the inventory recorded it at check-in, room by room.

The tops of the wall cupboards and the tops of the fitted wardrobes are where a family cannot reach and a clerk always looks.


What 338 milligrams of chalk does to an AL4 bathroom

Jersey Farm sits on chalk, and the tap water comes from Affinity Water, who supply this part of Hertfordshire as a very hard area. The figure for St Albans is about 338 milligrams of calcium carbonate per litre, which is roughly double the England average and firmly in the “very hard” band. What that hardness means in practice is scale: a chalky white film that builds on taps, kettles, shower screens and the inside of the toilet, and after a two-to-four-year tenancy it is set hard.

That is why the bathroom and the kitchen sink decide so many Jersey Farm deposits. A clerk who logged bright chrome at check-in will mark cloudy, scaled chrome at check-out, and that is a deduction unless it is properly removed. Removing set scale takes a proper descaler and time, not a quick going-over with a cloth. We take it off the showerhead, the screen, the tap bodies and the undersides, the toilet rim and waterline, and the sink and drainer, on every job, because in this water it is never the thing to skip.

There is a knock-on the newer stock feels more than the old suburb does. A combi boiler in a hard-water area furs up its internals over the years, and while descaling the boiler itself is a plumber’s job rather than ours, the scale you can see, on the kitchen tap it feeds and around the sink, is the visible tell a clerk reads as a whole-house standard. Clean that back and the room reads cared-for. Leave it and the whole kitchen looks tired even when it is not. So the sink, the tap and the drainer get the same descaling attention as the bathroom, every time.


The estate close by close, from Marshal’s Drive to the woodland edge

We work the whole estate and the roads that feed it. Marshal’s Drive, the closes and cul-de-sacs running off Sandpit Lane, the streets around Sandringham Crescent and the local centre, and the newer infill closes built into the estate over the last couple of decades. The Sandridge side toward the village and Heartwood Forest is on our patch too, as is the fringe where Jersey Farm runs into Marshalswick and Ellenbrook.

A couple of things about the estate make the work easier and one makes it harder. Easier: almost every house here has a drive or an integral garage, so parking a van is not the headache it is on a terraced street in the city centre, and there is no through traffic or commercial clutter to work around. The Jersey Farm Woodland Park, 55 acres of woods and meadow on the old farmland between Sandringham Crescent and St Albans Road, sits along the top of the estate and tells you how purely residential this patch is. Harder: the houses are bigger than a city-centre flat, three and four bedrooms with a conservatory and fitted storage, so a full clean is a longer job, and the moving day is almost always tight because the family is relocating for work, not shuffling flats across town.

The layout matters to how we schedule too. Because the estate is closes and cul-de-sacs rather than one long road, a clerk doing a round of check-outs here can see several houses in a morning, and they get to know the standard the good local firms hold. Turning a house back below that standard gets noticed, and it colours how the next inspection goes. We would rather be the firm whose work a Sandpit Lane clerk waves through than the one they slow down over, which is most of why the checklist runs to 57 points and not a rough dozen.

The local centre is its own small giveaway that this is Jersey Farm and not Marshalswick. There is no Quadrant here. Instead you get the Blackberry Jack pub, named years ago by a local competition, a Tesco Express with a post office, Bengal Spice, the fish-and-chip shop, and H and Co doing coffee and haircuts. A clerk arriving for a check-out will have driven past the lot of them, and so did we.
