338 milligrams a litre, and what it does to a bathroom

Start with the number, because everything else on this page follows from it. Sandridge drinks water pulled out of the Hertfordshire chalk, and Affinity Water publishes what is in it. Both St Albans supply zones reported total hardness of 338 mgCaCO3/l across 2025, with calcium sitting at 135 mgCa/l. The industry calls anything over 275 very hard. We are a long way over.

You meet it in week one. The kettle furs. A pale ring appears round the bath. By month six the shower screen has gone permanently hazy and the spray you bought stops touching it, so most people quietly give up and live with it, which is reasonable right up until a clerk with a camera walks in and starts on the bathroom.

Here is why it costs money rather than just looking untidy. Chalk deposits photograph. Grease can be argued about and a scuff can be called fair wear, but a limescale crust on a tap shows up in a check-out photo with no ambiguity at all, and an adjudicator looking at it six weeks later need not take anybody’s word for anything. The most reliable deduction in this postcode, because it is the most evidenced one.

Getting it off is slow rather than clever. The deposit gets softened and worked, then softened and worked again, until it releases from the chrome instead of being scoured off it. Scouring wrecks the finish, and a scratched tap is a bigger deduction than the scale ever was. On the older fittings in the High Street cottages we go gentler still. No product does this in one pass. Anyone telling you otherwise has not cleaned an AL4 bathroom.


The document that decides your deposit was written on day one

Almost nobody reads the mechanism, so it is worth two minutes. On the day you moved in, a clerk walked the property and wrote down the condition of every surface, usually with photographs, usually recording the kitchen and bathroom as clean or as new. That was true, because the place had just been professionally cleaned for you. At check-out a clerk compares the two, line by line. Anything materially worse than the check-in entry, past fair wear and tear, is chargeable.

So the standard is a professional clean. Not a tidy house. Not your own standard, which in most Sandridge homes we go into is genuinely high. A benchmark somebody else set before you had unpacked.

The law sits either side of this and pulls both ways. Nobody can force you to hire a cleaner: a landlord cannot make professional cleaning a contractual condition. A village of four housing generations, and each fails differently

Sandridge is small and the rental pool is smaller. No split conversions, no one-year professional lets. It is a village about two miles north-east of St Albans, strung along the B651 that runs on to Wheathampstead, and most of it is owner-occupied. What does come up to rent falls into four generations of housing, and a clerk reads each differently.

The church end and the High Street

The oldest stock, timber-framed and weatherboarded cottages around St Leonard’s, whose chancel arch was built from reused Roman brick, most likely carted up from Verulamium by the abbots of St Albans, who kept a stockpile of the stuff. The parish dates to 1119. The houses are not that old, but the principle carries: low ceilings, deep skirtings, picture rails, original window reveals, dust in all of them. Here the dusting is most of the job. A clerk runs a finger along a rail and along a door top and learns everything they need to know about the clean.

The lanes out

Sandridgebury Lane and Coleman Green Lane, running off the High Street towards Harpenden Road and out east. Larger detached houses on long plots, a few with farm buildings attached, some sitting in AL3 rather than AL4 despite being unmistakably Sandridge. More rooms, more glass, more floor. The post-war roads

Interwar and post-war detached and semi-detached homes off the main spine. Solid, unfussy, normally the most straightforward check-out of the four, provided the oven has been dealt with. It usually has not.

The Jersey Farm and Marshalswick edge

Estate housing running down towards the city, largely 1980s onward, four-bed family homes on quiet cul-de-sacs. Fitted carpet throughout, bigger kitchens, often a range and an extractor canopy carrying months of cooking film. Clerks look up at the canopy and down at the carpet edges. Different failure points entirely from a cottage a mile up the road.

The reason we bother listing that: a two-bed is not a two-bed. A weatherboarded cottage with one bathroom and a 1980s house off the Heartwood Forest side share a bed count and little else. Heartwood is the largest continuous new native forest in England, 347 hectares opened in 2018 on former oilseed rape fields, and the mud that comes off it into a hallway in February is its own contribution to our trade.

The bathroom, which is where this one is won

It gets the time, because in AL4 it deserves the time. Taps, shower head, screen, tiles and the bath surround get the chalk lifted properly rather than skimmed. The screen is done both sides, tracks included, and the sealant bead cleaned to a usable state. Toilet inside, under the rim, base, cistern and behind the pedestal, which is where nobody looks except the person being paid to look. Grout scrubbed back as far as honest effort takes it, photographed first where it is plainly past saving. Mirrors, cabinets, extractor vent, then the floor into the corners and under the basin.

The kitchen

The oven is stripped, not wiped: racks out to soak, door glass split apart so the brown film between the panels comes out, interior carbon, fan, element and seals. Hob, burners and control knobs off and washed. The extractor canopy degreased inside and out and the filter soaked, which matters most on the estate side where a range has been working hard. Every cupboard and drawer inside and out, runners included. Appliances pulled forward so the gaps behind the fridge and washing machine are cleaned, then put back. Washing machine drum, drawer and door seal. Sink, taps and plughole descaled, because of course they need it. Tiles, grout, bins, then the floor last.

Bedrooms, living rooms, and the rest

Picture rails, deep skirtings, door tops, moulding and the backs of original window reveals, all by hand. Old timber houses hold dust where a quick pass never reaches, and if one thing separates a cottage clean that passes from one that does not, it is whether somebody actually got up to the rails rather than looking at them from the floor and deciding they were fine. Built-in wardrobes inside, shelf tops and rail. Radiators behind, under and on top. Switches, sockets, internal glass, doors both sides. Walls spot-wiped where marks lift cleanly, and a realistic line drawn: nail holes and scuffed paint are a decorator’s bill. Carpets vacuumed into the edges, hard floors washed with the right product for the material, cobwebs out of the ceiling corners. Then a photographed walk-through, every room, before and after.

That photo set is the part people underrate. Dated, timestamped, and it has settled more disputes than any argument ever has.


What St Albans council does and does not license

Worth knowing, because tenants in shared houses get caught out by it. St Albans City and District Council runs mandatory HMO licensing only. No selective scheme, no additional scheme, nowhere in the district. An ordinary village house let to one household needs no licence whatsoever.

Mandatory licensing applies where a property is occupied by five or more people. The council charges £207 per person to process an application with a minimum fee of £1,035, a licence runs up to five years, and operating a licensable HMO without one is a criminal offence carrying a civil penalty of up to £30,000. Those are the council’s own current published figures. If you have seen £995 quoted somewhere, that is an older number still floating about on third-party sites.

Why does that touch a clean? A licensed HMO carries formal management duties, so the check-out on a shared house tends to be more itemised and the bar sits higher than on a family let. Moving out of a room rather than a house, expect a longer inventory. We price those differently for that reason.

No packages to decode. A studio is £156. A one-bed is £207 and a two-bed £243, which covers most of what comes up to rent in the village itself. A three-bed is £339 and a four-bed £425, where the Jersey Farm and Marshalswick side mostly lands. Kit, products and travel out to AL4 are in the price. Those durations assume a property in normal lived-in shape. A long tenancy, a pet household, a smoker, or somewhere nobody has deep cleaned in four years costs more, and we say that on the phone rather than on the invoice. Does the property have to be empty?

Yes, or as near as you can manage. Clerks open emptied cupboards and look at where the furniture stood, so those are the surfaces we need to reach. A few boxes we can work around. A half-furnished house gets a worse result and we will say so.

Can you clean the day before my check-out?

That is what we aim for. It leaves the property in inspection condition with no time for dust to resettle, and keeps a clear window open on the 48-hour re-clean guarantee if anything is queried. Village check-outs cluster at month end, so ring earlier than feels necessary.

Do I need to be there on the day?

No. Most people leave keys with the agent in St Albans or in a key safe, and we collect, clean and confirm. Being reachable by phone helps if the team hits something odd, an unlabelled stopcock or a cupboard that will not open.

Since 1 May 2026 the Renters’ Rights Act 2025 has been in force: Section 21 is abolished and assured shorthold tenancies have converted to periodic, so tenants can give two months’ notice at any point. Cleaning obligations at check-out are unchanged. What changed is timing: move-outs are less predictable now, which matters in a village we are not passing every day.
