An inventory clerk on an AL4 hand-back goes to the shower screen first, and on Wheathampstead water there is almost always a chalk seam set into the lower runner that a wipe will never shift. That one line loses more village deposits than anything bar the oven. So this is what an end of tenancy clean has to be here: built to satisfy the person writing the check-out report, worked to a 57-point agent-approved checklist, fixed at quote rather than £30 per hour per cleaner, and backed by a 48-hour re-clean guarantee. Ring 0333 555 2076 for a price in about three minutes.

Last updated June 2026. We cover the AL4 8 postcode across the village, from the High Street and Marford Road through Brewhouse Hill and the Common-side streets out to the houses near the cricket pavilion. This page sits inside the county directory at End of Tenancy Cleaning Hertfordshire.

How the check-in report quietly decides your deposit

Start with the mechanism, because it is the whole game and almost nobody runs it. When you moved in, a clerk walked the property and wrote a report on every surface, usually with photographs, and usually with “new” or “as new” against the kitchen and bathroom. Those words were true that day, because the place had just had a professional clean. At check-out a clerk walks it again and compares it line by line. Anything materially worse than the check-in entry, past fair wear and tear, comes off your deposit. The report written on your first day is the standard you are judged against on your last, and that is exactly why a mop and a free Saturday rarely get you there.

The money is not small in this village. Two-bed rents off Marford Road run near £1,300 a month, three-bed semis on the Brewhouse Hill side push past £1,800, and the larger houses on the Common-side streets go higher again. At the five-week cap a deposit here lands somewhere between £1,400 and £2,400, and every deduction the clerk writes comes off that figure on the day. Most tenants only do this arithmetic after they have tried, failed the walk, and lost the first round. The first round is the cheap one to win.

Why is the walk adversarial? Because the deposit is real money the agent has to account for to a scheme, so the clerk is paid to find faults, not to wave you through. That is not unfair. It just means you turn up with the work done and the evidence to back it, not with optimism. Two things sit behind all of this in law and they pull opposite ways. The Tenant Fees Act 2019 means your landlord cannot make professional cleaning a contractual condition, so nobody can force you to book us. Damp and mould, on the other hand, are a landlord repair obligation rather than a tenant cleaning failure, so where we find real damp behind a wardrobe or in a cold bathroom corner we photograph it and flag it, so the charge sits where it belongs.

The report written on your first day is the standard you are judged against on your last.

What very hard chalk water does to an AL4 bathroom

The single biggest local factor is the water, and on AL4 it dominates the bathroom. Affinity Water draws this part of the Lea valley from the chalk aquifer underneath it, and readings across the St Albans supply zone sit around 338 mg/l calcium carbonate, near the top of the Very Hard band on the Drinking Water Inspectorate scale. Mineral residue comes back on chrome shower screens, kettle elements, tap aerators and toilet rims inside a fortnight. On this water, a cloth and a supermarket spray lose to the chalk every time.

The fix is not muscle, it is chemistry and patience: a measured acid soak with the right dwell time, then a rinse, then a hand-buff dry. We lift the shower-screen runner out where the design allows and clear the seam at the lower track that the wipe-only cleans leave behind. The kettle element gets descaled and rinsed twice. Tap aerators come off and soak. On a tiled bathroom the grout takes a proper scrub rather than a wipe, and where it is genuinely past saving in a long tenancy we photograph the state before we start, so a clerk cannot bill you for wear that was already grey in the check-in pictures. That single dated photo settles more arguments than any amount of standing your ground.

The licence question, and why it is the easy half

This is where a Hertfordshire village page differs sharply from a London one. St Albans City and District Council, which covers Wheathampstead, runs only the mandatory HMO licensing regime under Part 2 of the Housing Act 2004: a house let to five or more people forming two or more households who share a kitchen or bathroom. There is no selective licensing across AL4, and no district-wide additional HMO scheme. For an ordinary family let in the village, the licensing layer simply is not in play.

So the paperwork side is light. The inventory side is not, and that is where the deposit actually moves. The conservation centre across the High Street and the churchyard around St Helen’s brings tighter rules on external alterations, but those do not add a licensing burden for a tenant. One national change is coming: from late 2026 every private landlord in England has to register on the new Private Rented Sector database brought in by the Renters’ Rights Act 2025, and the deposit cap stays at five weeks’ rent below an annual rent of £50,000. None of that changes the clean. It changes how often and how suddenly people move.

End of tenancy clean
The hand-back clean, built to pass the check-out against the original inventory and get the deposit back. Property empty, the 57-point checklist, the 48-hour re-clean guarantee on it.
Deep clean
A top-to-bottom reset of a home you are keeping. Thorough, but not mapped to a letting agent’s report, and with no inventory walk to satisfy.
Regular clean
Ongoing weekly or fortnightly upkeep of a lived-in home, priced by the hour, so surfaces, floors, kitchen and bathroom stay on top of themselves between visits.
Domestic clean
The catch-all term for that recurring household work, the maintenance service rather than the one-off hand-back the rest of this page is about.

The 57 points, room by room

Every booking runs to a 57-point agent-approved checklist built over a decade of local hand-backs and tuned to what AL4 clerks actually flag. The full list comes with the job, or we walk you through it first. Here is the shape of it.

The kitchen, where most of the deduction risk sits

The oven is stripped, not wiped: racks out to soak, the door glass split apart so the brown film between the panes comes out, then the interior, fan, element and seals. The hob rings and control knobs come off and get washed, and the extractor baffle filter is degreased and rinsed. Every wall and base unit is done inside and out, including the gap between the unit tops and the soffit in the older galley kitchens where dust banks up. Drawers come out and the bases are cleaned. The mixer-tap base and aerator get the hard-water soak, the plughole strainer is pulled and rinsed. Fridge, freezer, dishwasher and washing machine are eased forward where the brackets release, and the wall and floor behind each one is cleaned before they go back. On an integrated kitchen, every dropped-in appliance door is opened and worked and the matching cabinet fronts come off where the catches allow.

Bathrooms and the descaling

Shower-screen seal, shower head, mixer base, taps and plug rim: the chrome scale comes back on a soft acid soak, rinsed twice and buffed dry by hand. The screen runner is lifted where the design lets it and the seam at the lower track cleared. The WC is done under the rim, the trap, the cistern and the base where the floor seal sits. Tile grout mould is treated, and an older roll-top with brass fittings keeps its patina while the lime line at the water level is cleared. The floor is mopped last, edges by hand, finished dry.

Bedrooms, receptions and the period details

Skirtings are worked along by hand in every room. Built-in wardrobes are emptied and wiped, top shelf included. A bay window is hand-wiped pane by pane on a damp cloth, the lower-edge tide line worked separately, and on a leaded upper light no spray goes near the came. Tiled fireplace surrounds are dusted with a soft brush, the glazed faces wiped with a pH-neutral solution and buffed dry. Picture-rail lines are wiped where they run. Behind beds, sofas and freestanding furniture is cleared, and radiator backs are wiped between the fins.

Throughout

Hallway and stair skirtings, every internal door, frame and architrave. Original parquet or pitch-pine block, where any survives in a Marford Road or Mount Road house, gets a vacuum to lift grit, a wood-safe wipe in small sections, then a dry buff to bring the wax back. Engineered oak in the newer houses is vacuumed, damp-mopped with a wood-safe solution and buffed dry, never wet-mopped. Window interiors throughout. Then a last walk with a low-angle torch to catch what daylight hides: skirting tops, parquet edges, the backs of radiators, the lower edge of every bay.

Wheathampstead street by street, because the houses change as you go

Wheathampstead is a village on the River Lea a few miles north-east of St Albans, around 6,600 people, with a High Street that still works as the social spine. Most of its renters are commuter families: Harpenden station is about five miles off for the fast Thameslink into St Pancras, and Welwyn Garden City puts you on the East Coast Main Line into King’s Cross in under half an hour. The old village station closed in 1965 and the line is the Ayot Greenway walk now. The housing is mixed, and the clean changes with it, so we work the village in bands.

The centre: the High Street and the conservation streets

Around St Helen’s Church, with its broach spire rebuilt in 1865 and 1866 and clad in herringbone lead over a tower from the late 1200s, the centre is period: timber-framed and Georgian frontages, some listed, with the Bull on the High Street a Tudor survivor now run as a Miller and Carter. The flats and cottages above and behind the shops carry old timber, lime plaster and single-glazed or leaded windows, all of which want a gentle hand rather than a strong detergent. These are the slowest, most careful cleans we do in the village.

Marford Road and Mount Road: the 1930s spine

South-west out of the centre, Marford Road and Mount Road are the inter-war spine: pebbledash and rendered semis with a small canted bay on the front reception, a tiled fireplace surround, a cold-water tank in the loft and a galley kitchen with a back-addition wing. The bay’s lower edge collects a condensation tide every winter, the loft tank hatch is a spot the clerk checks, and the back-addition kitchen needs the appliances pulled and the soffit gap wiped top and bottom. This is the bread-and-butter two-bed of the village.

Brewhouse Hill and the church side: Edwardian and inter-war detached

Towards the river and up Brewhouse Hill the houses get bigger and older in feel: Edwardian and inter-war detached and semis with picture rails, deeper bays with leaded upper lights, and original tile fireplaces. The leaded windows and the original joinery are the careful work here, and the bedroom count runs three and four rather than two.

The Common side and the newer houses

Out towards Nomansland Common and the Devil’s Dyke, the great Iron Age earthwork that Lord Brocket handed to the parish in 1937 for the coronation of George VI, the stock turns post-war and modern. Square-corner frames, plasterboard on battens, and near the cricket pavilion and the Slype a band of recent two and three-bed houses with integrated kitchens, matt skirting and engineered-oak floors over the slab. Different surfaces, different products, and the engineered oak gets the no-standing-water treatment.

Not sure your road counts as AL4 8? It almost certainly does. Ring 0333 555 2076 with the postcode and we will confirm it in about ten seconds.

What it costs, and the sum nobody runs until the report lands

Wheathampstead sits at our base Hertfordshire tier, alongside Hatfield, Hitchin and the wider AL postcodes, with no village premium. Everything below is the full agent-approved hand-back, fixed at quote, with the 57-point checklist and the 48-hour re-clean guarantee built in. These are full prices, never discounted.

PropertyTypical durationEstimated cost
Studio (High Street flat or annexe)3 to 4 hours, 1 cleanerFrom £156

2-bed semi (Marford Road, Mount Road)5 to 6 hours, 2 cleanersFrom £243
3-bed Edwardian (Brewhouse Hill, church side)6 to 7 hours, 2 cleanersFrom £339
4-bed detached (Common-side streets)Full day, 2 to 3 cleanersFrom £425
Carpet shampoo add-onSame visit£36 a bedroom, £43 a living room
Oven add-on (if not already on the job)Same visit£77 single, £110 double

Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed. Oven cleaning, where it is not already on the hand-back, is £77 for a single, £110 for a double and £114 on a 90cm range. Where a client wants part of a property done by the hour rather than the full hand-back, that runs at £30 per cleaner. A five-bed on the Common-side streets is quoted on its size.

Now run the sum the deposit makes you run. A two-bed at £243 to protect a deposit near £1,800 is not really a decision. Every booking carries the 48-hour re-clean guarantee: if the clerk flags a cleaning point within 48 hours and the place is still as we left it with nobody moved in, we come back and redo it free. Across our work the first-time pass rate sits at 97%, but the guarantee is the real point, because a failed walk where deposits start near £1,400 is not a small thing to shrug off. There is a reason agents know us. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions.

End of tenancy cleaning in Kingston upon Thames by Monster Cleaning
Kingston upon Thames: another job wrapped up by our cleaners.

On this water, a cloth and a supermarket spray lose to the chalk every time.

A Marford Road job from the spring

“We rented a 1930s two-bed off Marford Road for three years while the children were at school in the village, and the bathroom on this water was the thing that worried me most by the end. The shower screen had a hard line across the bottom that I could not budge, and the kettle looked frosted. Monster sent two cleaners for the best part of a day. They lifted the screen runner out, soaked the chrome properly, descaled the kettle twice and hand-wiped the front bay pane by pane. The Connells clerk walked it two days later and signed it off with no deduction on the kitchen or bathroom, just a small line on a curtain bracket the landlord had fitted himself. Full deposit back inside a fortnight.”
Rachel, ex-tenant, Marford Road AL4 8, April 2026

That is a fair picture of the bread-and-butter job here: a longish family tenancy, very hard water that had beaten the household cleaning, and an agent who genuinely checks. The clean cost a fraction of what was riding on it. It usually does. What turned it was the dated photo set that went out with the invoice as much as the scrubbing, which is the part most DIY hand-backs never have when the clerk pushes back.

Questions we get asked

How much does end of tenancy cleaning cost in Wheathampstead?

A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Larger detached on Brewhouse Hill or the Marford Road end are quoted on the room count. Wheathampstead carries no village premium, so you pay the same base Hertfordshire rate as Hatfield or Hitchin, not a Harpenden uplift. Carpet shampoo and oven add-ons are priced on top, and the quote is fixed at booking rather than run by the hour.

How long will the clean take?

A two-bed off Marford Road or Mount Road is five to six hours with two cleaners. A three-bed Edwardian on Brewhouse Hill runs six to seven. A four-bed on the Common-side streets or a recent house near the cricket pavilion is a full day, usually three cleaners. We work to the checklist, not the clock, so the time moves with how the property has been lived in.

Do you guarantee I get my deposit back?

No honest firm can, because the inventory covers things a clean never touches: paint, carpets worn thin, the landlord’s own furniture, scuffs up the stairwell. What we stand behind is the cleaning. If the clerk flags a cleaning point inside 48 hours of our visit, we come back and put it right at no charge. That is the 48-hour re-clean guarantee, and our 97% first-time pass rate is why we rarely have to use it. If a deduction still looks soft, the free ADR service at tenancydepositscheme.com, mydeposits.co.uk or depositprotection.com adjudicates it.

Why is the limescale so bad on the bathroom fittings here?

Because the water is very hard. Affinity Water supplies AL4 from the chalk under the Lea valley, and St Albans area readings sit around 338 mg/l calcium carbonate, near the top of the Very Hard band. That mineral sets on chrome shower screens, tap aerators, kettle elements and toilet rims within a fortnight, and a cloth with kitchen spray does nothing to it. We use a measured acid soak with the right dwell time, then rinse and buff. A clerk who runs a thumbnail down a tap will feel the difference.

Do I need to be at the property while you clean?

No, and most people are not. The usual arrangement is a key left with the agent, a coded key safe by the door, or a neighbour holding one. We send a written report by email when we leave so you have it before the check-out walk. Tell us how we get in when you book, and whether anyone needs to lock up after us.

Has St Albans City and District brought in selective or additional licensing?

No. St Albans City and District Council runs only the mandatory HMO scheme under Part 2 of the Housing Act 2004, which covers a house let to five or more people forming two or more households who share a kitchen or bathroom. There is no selective licensing across AL4 and no district-wide additional HMO scheme. For an ordinary family let in Wheathampstead, a licence is not in play, though from late 2026 every private landlord in England has to register on the new Private Rented Sector database.

What did the Renters’ Rights Act 2025 change for a Wheathampstead move-out?

It changed the timing, not the clean. The Renters’ Rights Act 2025 went live on 1 May 2026: Section 21 no-fault eviction is gone and assured shorthold tenancies have become rolling periodic ones, so a tenant gives notice and leaves rather than waiting out a fixed term. The cleaning standard at hand-back is exactly what it was. What you notice locally is more frequent, less predictable move-out dates, so booking the slot earlier matters more than it did.

End of tenancy cleaning in Ealing by Monster Cleaning
Fresh from a end of tenancy cleaning in Ealing.

Do you clean the period cottages and listed buildings around the High Street?

Yes. The conservation centre runs along the High Street and around St Helen’s churchyard down to the Lea bridge, with timber-framed and Georgian frontages, some of them listed. We treat the old surfaces gently, no harsh detergent on lime plaster or bare oak, and we work the leaded and timber windows by hand. There is no surcharge for the conservation area; a two-bed cottage there is priced like any other two-bed in the village.

Can you deal with the original fireplaces and timber windows in the older houses?

Yes. The Edwardian and inter-war houses on Brewhouse Hill and the streets near the church often keep a tiled fireplace surround and a deeper bay with leaded upper lights. We dust the surround with a soft brush, wipe the glazed tiles with a pH-neutral solution and buff them dry. On the windows we hand-wipe each pane on a damp cloth and never spray glass cleaner straight at old lead came, because the spray loosens the putty bead. If putty is already failing, we tell you so it goes on the report as pre-existing.

How do you handle the engineered-oak floors in the newer houses?

The newer houses near the cricket pavilion and on the Slype tend to have engineered oak laid over the slab. We vacuum first to lift grit, then damp-mop with a wood-safe solution, then buff dry. No wet mopping and no standing water, because the click-fit joints draw it in and lift over time. Original parquet in an older Marford Road house gets the same care: vacuum, a wood-safe wipe in small sections, then a dry buff to bring the wax back.

How soon can you fit me in?

Usually within 48 to 72 hours. Same-week work is normally fine, and same-day depends on whether a team is already finishing nearby in Harpenden, St Albans, Sandridge or Redbourn. The bigger four-bed and five-bed jobs need a little more notice because they take three cleaners and a longer slot on the rota. End of month is the busy window, so ring ahead if your hand-back lands on the 30th or 31st.

What is actually included, and what costs extra?

The hand-back clean covers the whole property to the 57-point agent-approved checklist: oven and hob, inside every cupboard, behind the appliances that pull out, all the bathroom descaling, skirtings, window interiors, doors and frames, the lot. Carpet shampoo, external windows, oven cleaning where it is not already on the job, and engineered-oak restoration are the usual add-ons. We quote those on the same call so there is one fixed figure and no line you did not expect on the invoice.
