Why a Berkeley hand-back is a different job

Start with the stock, because it sets everything that follows. Kidbrooke Village is the Berkeley Homes regeneration built on the cleared site of the old Ferrier Estate, the 1970s council scheme that came down between 2009 and 2014. What changed on 1 May 2026, and what did not

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Every assured shorthold tenancy in England has become a periodic tenancy, and a tenant can give two months notice at any point rather than waiting out a fixed term.

Let those tenants leave on rolling notice instead of a fixed end date and the hand-backs get more frequent and far less predictable, so the month-end clustering that already grips the estate is not going to ease. The takeaway is dull and it pays for itself. Book the clean earlier than you used to, because on an estate this size the good slots vanish first.

Hard water, and the shower glass the clerk lifts to the light

SE3 sits in Thames Water very-hard-water territory, around 290 to 300 parts per million of calcium carbonate, and on a new-build estate full of chrome and low-iron glass that detail loses deposits. Scale builds on tap necks, shower heads and the screen faster than tenants think, and a wipe with a cloth does nothing to it. The clerk knows exactly where to look. They run a thumbnail down the tap. They turn the shower screen edge-on against the light. They pull the head in close.

The trick is lifting that scale without harming the spec finish. We use a glazing-safe descaler on the chrome and the glass, keep it off the porous tile and the stone, and hand-buff the screen dry so no cloud is left on the low-iron glass. On a new-build the temptation is a harsh acid, and on this stock that is the fast way to a worse problem than the limescale you started with. Slow and careful beats brute force here.

Blackheath Quarter, up against Cator Park

The northern neighbourhood, next to Cator Park and closest to the Blackheath bus runs along the 132 and the 178. A collection of apartments with the same spec, but more of the park-facing units with the wide glazing and the Juliette openings that catch a winter’s grime on the rail tops. The proximity to Blackheath proper, and to the schools, pulls in more family lets here, so the two and three-beds run longer and pick up more wear before they hand back.

Meridian Gate and the townhouses between the parks

The newer central neighbourhood, sitting between Cator Park and Sutcliffe Park, and the part of the estate with the most townhouses and mews. These are the bigger jobs: two floors, a second bathroom, a staircase and an open-plan kitchen-reception with the integrated extractor and the engineered floor that set the tail of the clean. A three or four-bed townhouse here is a full day’s work and we price it as one.

No. The Royal Borough of Greenwich selective licensing scheme runs from 1 October 2022 to 30 September 2027 and only covers single-household and two-sharer lets in parts of Plumstead, Glyndon, Shooters Hill, Woolwich Common and Woolwich Riverside. Kidbrooke Village sits well outside that, in the Kidbrooke Village and Sutcliffe ward. Mandatory HMO licensing still applies to qualifying multi-occupant homes anywhere in the borough, including here.

How long before my check-out should I book?

For an end-of-month or Friday slot, give us seven to ten days, because those go first across the whole estate at once. Mid-month and midweek is usually three to five days, and a Tuesday-to-Thursday booking is often possible at short notice. The month-end pile-up is real on a corporate-let estate where leases cluster, so the earlier you ring, the better the slot.
