How a showroom check-in decides your deposit

Start with the mechanism, because hardly anyone does, and it is the whole game. The new-build trap on the square

The flats around Pegler Square share a finish that makes them easy to mark against. Berkeley hand them over with flat emulsion on the walls, fresh caulk along every skirting and door frame, engineered or laminate floors instead of carpet, an induction hob, an integrated oven and extractor, a built-in fridge-freezer, and a balcony with a glass balustrade over the square or the gardens. Flat emulsion is the first trap. The floors are the third, because engineered and laminate boards scuff and dull under furniture feet and cannot be wet-mopped hard or the joints lift. The balcony is the fourth, the one people forget, because it feels like outside space rather than part of the flat. It is on the inventory, the glass balustrade scales in the weather, and clerks step out onto it. None of this is damage. All of it is cleaning, and all of it is on the report.

What Thames Water does to a glass flat

Kidbrooke sits in London’s hard-water zone, and that one fact causes more borderline check-outs around the square than anything except the oven. The supply is Thames Water, which runs very hard across this side of the river, around 300 milligrams of calcium carbonate per litre, with the neighbouring SE9 supply tested higher still. On a flat where the shower screen, the balcony doors and the kitchen chrome are all on show, that mineral content dries to a white film a kitchen spray will not touch. Tenants scrub it, the film stays, and they assume the glass is old. It is not old. It is scaled, and it needs a proper descaling pass.

The bathroom is where it lands hardest. A glass shower screen on hard water collects a dried tide-line low down and a haze across the face, and a wipe that leaves a film when it dries is exactly the finish a clerk photographs in a new bathroom. We take the screen, the taps, the showerhead and the tile grout back to clear with a real scale remover and dwell time, then dry and buff the chrome, and the basin, the bath where there is one and the scale ring under the WC rim get the same treatment. The standard is simple: nothing should show a water mark when the clerk turns it to the light.

The kitchen mixer, the sink and the balcony doors and their tracks get the same pass. The balcony is swept, the glass balustrade cleaned and the inside of the doors and the tracks done. Built-in and walk-in wardrobes are cleaned inside, and windows inside with the frames and reveals. Then everything else a clerk runs a finger or eye along: every internal door both faces and the top edge, switches, sockets, trickle vents and radiators, the video entry panel and the consumer-unit cupboard, and cobwebs out of the ceiling corners. One Kidbrooke detail people forget is the front door and the hallway behind it. The flats open onto carpeted communal corridors the estate manages, and the inside face of your front door, the architrave around it and the entrance threshold are all on your inventory even though the corridor outside is not yours. The high-spec apartment blocks rise straight off the square and the run of flats along Tizzard Grove sits immediately beside it.

That tight ring around the square is what this page is about.
