Kingston Hill is the long road, the A308, that climbs north-east out of Kingston town up towards Coombe and the edge of Richmond Park. It is a different place from the market town at the bottom, where the flats sit around the Ancient Market and the shopping centre, and a different place again from the new-build riverside blocks by the Thames at Charter Quay. The Hill is the leafy belt between them and the park: big late-Victorian and Edwardian villas, a lot of them carved into conversion flats, 1920s and 1930s mansion blocks, a scatter of gated and newer developments, and the student housing around Kingston University’s campus near the top. The streets running over into Coombe share the same period-and-mansion-block character.
The conservation area itself runs to about 136 houses across roughly 28 hectares, early-Victorian through to early-twentieth-century stock set in a wooded landscape that presses right up against the Richmond Park boundary wall. Galsworthy House on the north-west side of the hill, originally Parkfield, was where the novelist John Galsworthy was born in 1867, which gives you the period and the scale of the older houses on this road in one fact. The geography matters on the day too. The water question, and what scale does to a villa bathroom
KT2 is on Thames Water, and the supply here is hard. Thames Water rates it at around 284 mg/l of calcium carbonate, well above the roughly 205 mg/l UK average, which you can check on the Thames Water hard-water page by postcode. On a road where a lot of the flats are eighty to a hundred and thirty years old, the chrome, the brass, the tile joints and the inside of the kettle have all been gathering scale on a slow timer.

What 1 May 2026 changed for KT2 move-outs
The Renters’ Rights Act 2025 went live on 1 May 2026 (the overview sits on gov.uk). Section 21 no-fault evictions are gone.
