Walk down Lower Ham Road on a Sunday in summer and there is a brass band playing at the Canbury Gardens bandstand. That park, 14 and a half acres of lawn between the road and the Thames towpath, was drained out of marshland and osier beds in 1890. The terraces behind it, on the streets climbing up toward Richmond Road, went up at almost the same time. Most of Canbury was built in one Victorian burst once the railway reached Kingston in 1863, and the housing here still splits cleanly into a handful of types. Each one fails a check-out for its own reason.

The three Canburys, one check-out standard
There is no single Canbury house. There are three, and they sit within a few hundred metres of each other.
The first is the Victorian one. The Richmond Road conservation area was designated in September 1998 and holds 184 properties across 7.2 hectares, mostly late-Victorian and Edwardian red brick. The houses on Albany Park Road and Richmond Road were the first up, 47 of 55 of them built in the eight years between 1891 and 1898. These are the deep-skirting, picture-rail, original-cornicing terraces, many long since carved into upper and lower flats. They collect dust where you cannot see it: the tops of the rails, the cornice mouldings, the runners of the older windows that have not been touched in a generation.
The second Canbury is the riverside one. Royal Quarter off Skerne Road, the Hamond Court and Queenshurst blocks, the flats facing the water on Henry Macaulay Avenue. Chrome rainfall showers, integrated appliances, gloss-lacquered kitchens, floor-to-ceiling glass. These let through the bigger agency names and they come with long photographic inventories. A single chrome screen left with water spotting on it is enough. The flats here turn over less often than student-area lets do, because Canbury is a settled, fairly affluent place to rent and tenants tend to stay, but that cuts both ways at check-out. A tenancy that has run three or four years has three or four years of build-up behind the appliances and along the window runs, and the inventory is still measured against the day someone moved in.
The third is the newest. Build-to-rent stock off Richmond Road, factory-finished and handed back to an in-house operations team rather than a high-street agent. The finish is newer, but the inspection is stricter, because the operator cleans to a fixed specification and bills the difference straight back. There is no negotiating with a clerk on these. The standard is written down, the photographs are taken to it, and the charge is whatever the gap costs to close.
It helps to know the ground, and we do, because we are on it most weeks. The Canbury Arms, the Young’s gastropub on Canbury Park Road that opened in 2005, is the rough centre of the older terraces. Down at the river the bandstand and Kingston Rowing Club mark the bottom of the grid, with the Boater’s Inn beside them. Kingston station and its footbridge sit at the southern edge. One cleaning checklist does not cover all three honestly. A terrace near Canbury Gardens needs a dust-led clean that respects lime plaster. If you have ever parked around here for a move you will know the worst of it is the resident bays near the river end. The streets off Lower Ham Road are tight and permit-controlled most of the day. Moving day on the river end
Canbury moves have their own awkwardness, and most of it is geography. Worth saying before you book, because it changes how a check-out day runs.
The riverside blocks almost all run a goods lift, and you generally have to reserve it with the concierge ahead of moving day, sometimes for a fixed two-hour window. If your removal and your clean are stacked on the same day, the lift slot is the thing that controls the order, not us. We would rather come in after the flat is empty and the lift work is done, so the clean is the last thing that happens before the clerk arrives. Down on Lower Ham Road and the streets feeding it, parking is the other pinch. The bays are resident-permit for most of the day and the roads are narrow enough that a full-size van blocks them. We bring a smaller vehicle to the river end where we can. For the period terraces up toward Richmond Road it is usually easier, though the conservation-area streets still fill up. None of this is a problem if you flag it early. It only becomes one when a van turns up at nine on the last Saturday of the month with nowhere to stop.
The other thing is timing in the month. Tenancies cluster their end dates, so the last week of any month is the busiest, and the last weekend most of all. If your check-out is a Saturday at the end of the month, book it as far ahead as you can. Mid-month and mid-week we have far more give.
What a Canbury check-out fails on
Cleaning is the single most argued-over deduction in the deposit schemes, and it has been for years. The pattern is predictable once you have seen enough KT2 reports. What fails depends on which of the three Canburys you are in.

In the period terraces it is almost always the parts nobody dusts. Picture rails. The top edge of a door. Original cornicing, which has to be done dry with a brush head because a damp cloth marks old lime plaster and makes things worse. The runners of the older windows, where grime can sit for decades, are a recurring flag in the houses around Canbury Park Road and Elm Crescent. A clerk runs a finger along the rail and the rest of the report follows from there.
In the riverside flats it is chrome and glass. Limescale on a rainfall head or a tap, water marks on a shower screen, a streak across a floor-to-ceiling window caught at the wrong angle by the afternoon light off the river. The induction hobs get missed underneath. The seal on an integrated dishwasher hides residue most tenants never look at. Any one of those triggers a deduction before a single other line is written.
In the kitchen, everywhere, it is the oven. It is always the oven. Baked-on grease on the door glass, a fan housing nobody has reached, racks that have not come out since the tenancy started. We split oven doors, soak the racks, and bring the interior back to bare metal because that is the photograph the clerk takes first.

Kingston’s licensing and the HMO question
Kingston runs mandatory HMO licensing only. There is no selective licensing scheme covering ordinary single-household lets, and there is no additional HMO scheme in force either. The borough’s additional licensing scheme ran for five years, from 1 March 2018 to 1 March 2023, and the council did not replace it. So the only licence that bites is the mandatory one.
That mandatory licence is needed where a property is let to five or more people who do not form a single household, under section 254 of the Housing Act 2004. Around the older terraces on Canbury Park Road, Canbury Avenue and the streets off Elm Crescent, that catches a fair number of student and young-professional shares, helped along by Kingston University’s Penrhyn Road and Knights Park campuses a short way south. For cleaning, the licence status does not change the standard, but it changes the inspection.
