The first thing a clerk does on a Stockport Road terrace is run a torch across the kitchen ceiling and the underside of the cooker hood, because soft water means the deductions here live in grease, not scale. That sets what an end of tenancy clean in Levenshulme has to be: built around the kitchen carbon and the bathroom mould the M19 inventories actually flag, charged at £30 per hour per cleaner, and backed by a 48-hour re-clean guarantee measured against the check-out report. Ring 0333 555 2076 for a price in a couple of minutes.

Last updated June 2026. We cover the M19 postcode across Levenshulme: the Stockport Road spine, the terraces off Albert Road and Barlow Road, the semis towards Burnage, and the flats near Highfield Country Park. This page sits inside the regional directory at End of Tenancy Cleaning Manchester.

Why does a Levenshulme deposit hinge on grease, not scale?

Start with the water, because it flips the whole job. Manchester is supplied by United Utilities from the Lake District and the Pennine moors, and the M19 supply runs soft, around 55 milligrams of calcium carbonate a litre on the United Utilities hardness checker. A tenant moving up from the South notices it in a week: the kettle stays clean, the shower screen does not chalk over, the taps keep their shine. Soft water is one of the quiet perks of renting in south Manchester. It is also the reason the deduction list on a Levenshulme hand-back looks nothing like a Kent or Surrey one.

So where does the money actually go? Into the kitchen, mostly. These terraces were built to cook in, and the back-extension kitchen on a two-up two-down off Albert Road takes a hard life: a lot of frying, a takeaway-strip worth of cooking smoke pulled through the extractor, and an oven that nobody has stripped in two or three tenancies. The clerk knows exactly where to look. They lift the hob, they tip the cooker hood, they open the oven door and check the glass between the panes. Baked-on carbon on the oven floor and a sticky brown film on the underside of the canopy are the two most reliable write-ups in M19, and a wipe with a sponge does not touch either.

The bathroom is the second front, and again it is not scale. It is soap and shampoo film on the screen and tiles, a grout line gone grey, a sealant bead with the first black spotting in it, and condensation mould on the ceiling. Levenshulme has a lot of small bathrooms in old terraces with one painted-shut window, and damp air with nowhere to go leaves a tide of black mould around the cornice and the top of the tiling. That ceiling is the single thing tenants forget and clerks never miss.

There is a third Levenshulme quirk worth naming. The area pulls a lot of weekend footfall. The Sunday market in the old railway car park and the Antiques Village in the old town hall on Stockport Road both bring crowds onto the A6, and a busy main road throws traffic film and grit into the front rooms of the bay-fronted terraces facing it. On the Stockport Road frontage we spend longer on window reveals, sills and the skirting behind furniture than we would two streets back.

Soft water is one of the quiet perks of renting here. It is also why the deduction list looks nothing like a Surrey one.

Two bits of law sit under all of this and they pull opposite ways. The Tenant Fees Act 2019 means a Manchester landlord cannot write professional cleaning into the contract as a condition, so nobody can make you book us. Damp and mould caused by the building, though, are the landlord’s job to fix under the Homes (Fitness for Human Habitation) Act 2018, not a tenant cleaning failure. Where we find structural damp behind a wardrobe or in a cold bathroom corner, we photograph it so the charge lands where it belongs.

Selective licensing on the M19 grid, and what 1 May 2026 changed

Levenshulme is inside a live licensing scheme, and that catches more tenants out than it should. Manchester City Council runs selective licensing across several designations, and Levenshulme falls in Scheme 2, which also takes in Moss Side, Whalley Range, Rusholme, Longsight and The Royals, and which runs from 9 August 2023 to 8 August 2028. In a selective area most privately rented homes need a licence, which means the landlord is on the council’s radar and the inventory tends to be tighter. Manchester does not run a separate additional HMO scheme on top, but the mandatory HMO rules still bite: a house let to five or more people from two or more households needs its own licence whatever street it is on.

Why does that matter for the clean? Because a licensed let, and especially a licensed HMO, gets a closer check-out than a one-family terrace. The clerk on a four-share off Stockport Road walks every room against a longer schedule, and the deposit is split, so each tenant is exposed to the same deductions. We treat those jobs accordingly: more cleaners, more time on the shared kitchen and the bathrooms, and a photo set that covers each room.

The other change everyone asks about is the Renters’ Rights Act. It came into force on 1 May 2026 and the headline is real: the Act abolished Section 21 no-fault eviction and turned existing assured shorthold tenancies periodic, so a tenant can give notice on a rolling basis rather than waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies, the deposit is still judged against the check-in inventory, and the standard is the same as the week before. What changed is timing. Levenshulme already churns hard, full of one-year student and young-professional lets, and rolling notice makes the move-outs more frequent and less predictable. The practical effect is dull but it pays for itself: the end-of-month and Friday slots on the terraces go early, so book sooner than you used to.

Check-in inventory
The report a clerk writes on day one, room by room, usually with photos. It is the benchmark your check-out is measured against, which is why we clean to it rather than to a vague idea of clean.
End of tenancy clean
The deep clean built to pass that inventory and get the deposit back, done with the place empty, charged at £30 an hour per cleaner with the 48-hour re-clean guarantee on it.
Deep clean
A reset for a home you are staying in, with no inventory to satisfy. Same hourly rate, different purpose. See our deep cleaning service.
Regular domestic clean
Ongoing upkeep on a weekly or fortnightly visit, from £22 an hour, which is a domestic clean rather than a hand-back.

The 57 things a clerk marks, in one list

Every Levenshulme booking runs to a 57-point agent-approved checklist, built over a decade of M19 check-outs and weighted towards what the soft-water profile actually throws up. It is one list, not a kitchen-bathroom-bedroom split, because that is how a clerk walks a property: top to bottom, fail point to fail point. We do all of it on every job. The single list just keeps this page honest about what is included.

  • Oven, back to metal: racks out for a soak, door glass split where the design allows, the brown film between the panes lifted, the interior, fan, element and seals all done.
  • Cooker hood over the hob: the canopy dismantled, the filter mesh through a degreaser soak, the underside scrubbed not wiped, and the seal line where it meets the wall cleaned so it does not re-film.
  • Hob and behind the cooker: burner caps and trivets degreased, ignition heads brushed, the glass buffed, then the freestanding unit pulled out so the sides, the floor and the wall behind come clean.
  • Splashback and grout: grease film off the tiles, the grout line taken back from cooking-brown towards its check-in colour.
  • Kitchen units, inside and out: doors, edges, handles and hinges, the cupboards emptied and wiped, and the dust ledge on top of the wall units that a duster never reaches.
  • Worktops and sealant: seams scrubbed, the silicone bead checked for the first black-mould seed, the sink and drainer cleaned.
  • Fridge, freezer and white goods: defrosted once you have switched them off, shelves and seals washed, the washing-machine drawer and door seal scrubbed, the dishwasher filter and spray arms cleared.
  • Bathroom ceiling and reveals: condensation mould cleaned off the ceiling, the cornice and the window reveal, which on a small Levenshulme bathroom is the most-flagged single item.
  • Shower, screen and tiles: soap and shampoo film off the screen and the runner, the glass buffed, the tile grout scrubbed.
  • Bath, basin and toilet: body-fat and product film off the enamel, taps and overflow cleaned, the toilet done under the rim, around the hinges and at the base where it meets the floor.
  • Sealant beads: the silicone around the bath and basin checked for black mould and cleaned, with a note where it is past cleaning and needs re-sealing, which is a handyman job rather than a clean.
  • Extractor fan vent: grille off, blades dusted, the housing wiped.
  • Windows, sills and frames: condensation residue cleaned from the reveals, the sills and the frames inside, catches and hinges wiped, and extra time on the Stockport Road frontage where the A6 throws up traffic film.
  • Skirting, architrave and rails: the top edge wiped where a duster misses, scuffs cleaned where rented furniture has knocked the corner, and the picture-rail dust line on the older terraces.
  • Doors, switches and sockets: handles, lock-plates, both faces and the top edge of each door, finger-grime off the plates.
  • Carpets and hard floors: vacuumed throughout, with hot-water extraction where the inventory shows a furniture flatten or a stain (priced add-on), and the hard floors mopped with the right product for the surface.
  • Soft furnishings on a part-furnished let: sofa and armchair seams brushed and vacuumed where they are left in place.
  • Behind radiators and the final photo set: the dust line behind and the top fin done, then a walk-through where we photograph the oven, the cooker hood, the bathroom ceiling, the carpet edges and the windows, and email the gallery to you the same evening.

Stockport Road outwards: how the stock changes street by street

Levenshulme reads as a village strung along the A6, and the housing changes as you move out from it. We work the patch in three bands, because a bay-fronted terrace on the main road and a 1930s semi towards Burnage do not clean the same way, and the clerk is told to look for different things in each.

The Stockport Road spine and the terraces off it

The heart of M19 is the late-Victorian and Edwardian red-brick terrace, two-up two-down or two-up three-down, with a ground-floor bay and a back-extension kitchen onto a small yard. Albert Road, Barlow Road, Cromwell Grove, Clare Road and the streets running off the A6 are wall-to-wall with them, and a good number have been knocked through into three- and four-bed shared houses near the railway station. These are the grease-and-mould jobs in their purest form: a hard-used kitchen, a small bathroom, original picture rails holding dust, and a frontage taking traffic film off the main road. The market site behind the old station and the Antiques Village in the old town hall both sit on this stretch, so the weekend footfall is part of the picture.

Out towards Burnage: the semi belt

Push west and south and the terraces give way to the 1930s semi belt, rendered fronts, hipped roofs, a side passage and a proper garden. The kitchens are often bigger and sometimes recently fitted, the bathrooms less cramped, and the deduction risk shifts a little towards carpets and the general wear of a longer family tenancy. These take three cleaners and a full morning, and the carpet add-on comes up more often here than on the terraces, where boards are common.

The flats near Highfield Country Park and the conversions

Nearer Highfield Country Park and along the edges towards Reddish you get a newer layer: purpose-built one- and two-bed flats and a scattering of conversions, mostly let to young professionals and couples. The clean is lighter and faster, the surfaces are modern, and the usual write-ups are the oven, the shower screen and a mould spot on a poorly ventilated bathroom ceiling. Highfield Country Park itself, seventy-odd acres of local nature reserve, is the green lung that makes this end of M19 popular, and the flats turn over briskly because of it.

If a tenancy straddles a boundary, or your next place is one stop down the line, we run the neighbouring areas too: end of tenancy cleaning in Burnage, Fallowfield across to the west, and Rusholme further up the A6 towards town.

What it costs, and the sum nobody runs in time

Pricing on the M19 grid is the standard Manchester base, the same figures across the whole city. No premium loaded onto Levenshulme, no weekend surcharge, and the quote you get on the call is the quote on the confirmation email.

PropertyTypical durationEstimated cost
Studio flat3-4 hours, 1-2 cleanersFrom £156
One-bed flat off Stockport Road4-5 hours, 2 cleanersFrom £207
Two-bed terrace5-6 hours, 2 cleanersFrom £243
Three-bed semi towards Burnage7-8 hours, 3 cleanersFrom £339
Four-bed shared houseMost of a day, 3-4 cleanersFrom £425
Carpet shampoo add-onSame visit£36 a bedroom, £43 a living room
Oven deep-clean add-onSame visit£77 single, £110 double, £114 range

Those figures assume a place in normal lived-in shape. A long tenancy with heavy wear, a smoker’s flat, or a kitchen that has not had a deep clean in three years costs more, and we say so on the phone rather than spring it on the invoice. The hourly rate, where a job is a part-clean rather than a full hand-back, is £30 per cleaner.

Now run the sum the deposit makes you run, the one most tenants only do after they have failed a check-out. A two-bed terrace at £243 against a deposit of fifteen hundred pounds or more is not really a decision. Our pass rate across M19 jobs sits at 97% first-time pass rate, and every booking carries the 48-hour re-clean guarantee, so if the clerk flags anything inside two days we come back and put it right at no charge. Agents keep using us for a reason: we are on the books of 300+ letting agents, and over the years that work has helped tenants hold on to £1.2m deposits recovered that would otherwise have gone on cleaning charges. That last number is really the whole job, money that stays with the tenant.

A job on Albert Road from last autumn

“We handed back a three-bed terrace off Albert Road after two years, three of us sharing, all working in town. The kitchen was the worry. We had cooked properly the whole time, a lot of frying, and the cooker hood had a sticky film underneath I could never shift, plus the oven was honestly grim. Two cleaners came for a full day, took the hood apart, soaked the filter, stripped the oven back to metal, and sorted a patch of black mould on the bathroom ceiling none of us had dealt with. They photographed it all against the check-in. The agent signed off the full deposit, split three ways, no deductions.”
Priya, ex-tenant, Albert Road terrace, October 2025.

That job is a fair picture of the M19 pattern: a hard-used kitchen, a bathroom ceiling nobody had touched, and not a word about hard-water scale. What turned it was the dated photo set as much as the scrubbing, because when the agent has the before-and-after in front of them the deposit conversation is short.

How a Levenshulme booking actually works

It is a phone call and four steps. No forms, no deposit to us, no fuss.

End of tenancy cleaning in Stockport by Monster Cleaning
Stockport: another job wrapped up by our cleaners.
  1. Ring 0333 555 2076 or email [email protected] with the address, the postcode, the bed count, and the check-out time the agent has booked. A couple of WhatsApp photos of the kitchen and bathroom sharpen the quote.
  2. We give a fixed quote on the call and email the confirmation within the hour: the price, the team size, the arrival window and the 48-hour re-clean guarantee in writing.
  3. The team arrives empty-handed of nothing, two cleaners on a terrace, three or four on a shared house. We bring the kit and the products; the place needs power and water and to be cleared of furniture and belongings.
  4. We photograph the work and email you the gallery the same evening, the oven, the cooker hood, the bathroom ceiling, the carpets and the windows, so you have your evidence if the check-out tries to deduct.

One last thing worth saying. If your check-out is tomorrow and you have only just found us, ring anyway. The terraces bunch their move-outs at month-end and we hold what slots we can, so it is always worth the call. We also run a removals service if you want the move and the clean on one booking, which helps on the tighter Levenshulme streets where parking a van twice over is a headache. For the kitchen alone, oven cleaning stands as its own job, and where the only flag is a marked carpet, carpet cleaning covers it on a single visit.

Questions we get asked

How much does end of tenancy cleaning cost in Levenshulme?

A studio is £156, a one-bed flat off Stockport Road is £207, a two-bed terrace is £243, a three-bed semi towards Burnage is £339, and a four-bed shared house is £425. Those are the Manchester base prices, the same on a weekday or a weekend. Oven and carpet work is priced on top, and we read you the figure on the booking call.

Why is grease the main problem and not scale on a Levenshulme clean?

Because the water is soft. United Utilities pulls the M19 supply from Lake District and Pennine reservoirs at roughly 55 milligrams of calcium carbonate per litre, so taps and kettles barely fur up. The deductions instead come off baked-on oven carbon, the extractor canopy over the hob, soap film in the bathroom, and black mould on the ceiling of a poorly aired terrace bedroom.

Is Levenshulme inside a Manchester selective licensing scheme?

Yes. Levenshulme sits inside Manchester City Council’s Selective Licensing Scheme 2, which also covers Moss Side, Whalley Range, Rusholme, Longsight and The Royals, and which runs from 9 August 2023 to 8 August 2028. Most privately rented houses in the designation need a licence. Manchester does not run a separate additional HMO scheme, but mandatory HMO licensing still applies to a house let to five or more people from two or more households.

Do you cover the whole of M19?

Yes. We work the full Stockport Road spine and the side streets off it: Albert Road, Barlow Road, Cromwell Grove, Mount Road, Clare Road and the terraces around the railway station, then out to the larger semis towards Burnage and the newer flats near Highfield Country Park. The Market site behind the old station and the Antiques Village in the old town hall both sit in the patch we run.

How long does a Levenshulme hand-back take?

A two-bed terrace is usually five to six hours with two cleaners. A three-bed semi runs seven to eight hours with three. A four-bed shared house off the Stockport Road can take most of a working day with three or four of us, mostly because of the kitchen and the number of bathrooms. Oven and carpet add-ons stretch the day by an hour or two.

Has the Renters’ Rights Act 2025 changed the clean?

Not the clean itself. The Act abolished Section 21 on 1 May 2026 and turned existing assured shorthold tenancies periodic, so people can leave on rolling notice. What changed is the timing: move-outs are more frequent and less predictable, which makes the end-of-month slots on the terraces fill up faster. The standard your check-out is judged against is exactly what it was before.

Do you do the oven and the extractor as a proper deep clean?

Yes, and on a Levenshulme job it is the part that wins the deposit. Racks come out for a soak, the door glass is split where the design allows, and the inside is taken back to metal. The extractor canopy over the hob comes apart, the filter goes through a degreaser soak, and the underside is scrubbed rather than wiped. A standalone single oven is £77, a double £110, a 90cm range £114.

What about black mould around the windows and on bathroom ceilings?

It is common in the older terraces here, where a small bathroom and a sealed-up sash or bay throw off a lot of condensation. We clean the surface mould off ceilings, sealant beads and window reveals so the check-out reads clean. Where the mould is coming back through structural damp rather than tenant condensation, we photograph it, because that is the landlord’s repair under the Homes Act, not your cleaning bill.

Can you handle a shared student or professional house?

Yes, the HMO terraces near the station and along Stockport Road are a steady part of the work. We bring three or four cleaners, give each bathroom and the kitchen the time they need, and we are happy to split the invoice across housemates on the booking call so nobody is chasing the others for their share of the deposit.

End of tenancy cleaning in Stockport by Monster Cleaning
Fresh from a end of tenancy cleaning in Stockport.

Do you offer weekend hand-backs?

Yes. Saturday and Sunday cost the same as a weekday, and we run them across south Manchester through the year. Bank holiday Mondays we cover on request. Tell us the check-out time the agent has booked and we work back from it.

What if the inventory clerk flags something after we have left?

Tell us inside 48 hours and we come back at no charge under the 48-hour re-clean guarantee, as long as nobody has moved in and the place is as we left it. On Levenshulme jobs the usual second-pass items are a thin oven-glass haze, the canopy seal line over the hob, and a mould spot on a bathroom ceiling that needed a second go.

Where does my deposit sit while the agent checks the property?

In one of the three government-backed schemes: the Tenancy Deposit Scheme, mydeposits or the Deposit Protection Service. If you and the agent disagree over a cleaning charge, that scheme runs the dispute, and our dated before-and-after photos go in as your evidence.

Which letting agents do you hand back to in Levenshulme?

We work alongside the agents active on the Stockport Road parade and across south Manchester, including Edward Mellor, Bridgfords and the independents handling the M19 student and family stock. We clean to whatever the inventory clerk wrote at check-in, so the comparison at check-out is like for like.

How far ahead should I book?

Friday and end-of-month slots on the terraces are the tightest, because that is when tenants want to hand back before the weekend. We try to hold a same-week slot, but a week or two of notice is sensible from September onwards, when the student lets all turn over at once.
