Hard water, original chrome and the Round Chapel end
Lower Clapton sits in London’s hard-water zone, and that one fact loses more deposits here than almost anything except the oven. The supply from Thames Water across E5 runs around 348 parts per million of calcium carbonate, well above the England average of roughly 207, firmly in the very hard band. Over a tenancy that means a dull film on the taps, a crust round the kettle, and a shower screen gone slightly opaque without anyone clocking the day it happened. The period stock is the other half of the story, and it is most of what you find near Clapton Pond and the Round Chapel. That Grade II* former Congregational chapel on Glenarm Road, designed by Henry Fuller and opened in 1871, now runs as an arts and community venue, and the streets around it are the conservation-area Georgian and Victorian terraces of Clapton Pond and Clapton Square, both designated back in 1969. Flats carved out of houses like these come with original detail the inventory names one feature at a time: cornicing, ceiling roses, deep skirting, panelled doors. The conservation strip: Lower Clapton Road, Clapton Square and the Pond
The grand frontage along Lower Clapton Road and around Clapton Pond is mostly Georgian and early-Victorian, much of it split into period flats and licensed houses decades ago. Run off the main road toward Millfields and the Lea and you get the classic Hackney byelaw terraces, narrow halls, original cornicing nobody has cleaned properly in years.
The estates and the new infill
The Mandeville and Clapton Park estates are ex-local-authority blocks where the risk shifts to the bathroom, the window reveals and scuffed paint in a tight hall.
