The torch finds the brick before it finds you

Start with what actually decides the money. On your first day a clerk photographed the flat straight after a professional clean and wrote “as new” against half the entries. On your last day a different clerk walks the same rooms with that report in one hand and a torch in the other, and anything worse than the photographs, beyond fair wear and tear, gets priced up and taken off the deposit. Tidy has nothing to do with it.

In the Northern Quarter the torch has habits. It goes to the extractor hood and the brickwork above the cooker first, because grease bonds into mortar joints and hood filters faster in a small open-plan kitchen than anywhere else we work. Then the high cills of the industrial windows, where a band of black street grit and a summer’s worth of flies collect out of reach. Then the base of any cast-iron column, the shower-screen channel, and the coldest corner of the bathroom ceiling, where a grey shadow gives away a clogged fan in one glance.

The brick forgives nothing.

Two months’ notice, any week of the year

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 evictions are gone and every assured shorthold tenancy in England has converted to a periodic one, so notice is now two months, served whenever the tenant likes.

None of that touched cleaning obligations. The check-in benchmark stands, the deposit rules stand, and the clerk’s torch has not read the legislation. What moved is the rhythm of the quarter: lets here were already short, often eighteen months or less, and with fixed terms gone the check-outs now land in any week rather than stacking at term ends. Slots used to be predictable. They are not now, so book earlier than feels necessary.

Four patterns account for nearly every callback under the guarantee, and most are preventable. A grey shadow that re-forms overnight on a cold external wall when the flat sits shut between clean and check-out: crack a window. A wine mark that wicks back up the carpet pile as it dries, which is why we re-check dried carpet before sign-off. A haze on the extractor’s stainless steel that only shows under torchlight. And viewing traffic, where an agent walks four applicants across a freshly washed floor and the clerk photographs the footprints. Flag any of it within 48 hours and we return free.


Oldham Street to Bengal Street: the stock decides the job

The quarter is small, fifteen minutes corner to corner, and most of it was built to store cotton rather than people. Oldham Street and Tib Street carry flats above bars, record shops and the shuttered units between them. Thomas Street holds some of the densest micro-flats in the city. Smithfield Buildings on Tib Street, the Urban Splash conversion that kicked the whole quarter off in the late nineties, set the pattern the rest followed: exposed brick, steel, tall single-glazed windows, services left on show. Down Bengal Street towards the Ancoats border the mills get bigger and the ceilings taller, and off Oak Street the Smithfield estate blocks wear the warehouse look in newer materials.

The flats above the Oldham Street shopfronts, where the staircase is shared with whoever locks up the bar at three in the morning, collect a kind of wear that clerks in quieter suburbs never see: scuffed treads, hand grime along the rail, a hallway carpet that has absorbed several hundred Friday nights. Inside the flat it shows up as drink rings on carpet, a smell that lives in soft furnishings, and a kitchen used hard at 2am. None of that is a moral failing. It is what a tenancy on the bar strip does to a let, and it all comes off with the right kit.

Now the thing London movers get wrong. Manchester’s water comes down from the Lake District soft, and United Utilities’ hardness data puts the city centre at roughly 25–60 parts per million, soft enough that limescale barely earns a line on an M4 inventory. Do not let that relax you. Soft water leaves soap film on screens and silicone precisely because there are no minerals to carry the residue away, and the kitchen threat here is grease.

Ventilation is the other quarter-specific fight. These floor plans run deep, a lot of bathrooms have no window at all, and the original industrial glazing is cold and single-paned, so winter condensation finds the reveals and the ceiling corners. Where a bathroom fan has quietly died behind its cover, the mould tells on it. We clean the growth and the fan itself; a dead motor or a failed sealed unit is the landlord’s to fix, and we photograph both so the deduction cannot drift your way.

That is the quarter’s standard shape: furnished, a shortish let, one night-out stain, one grease item, and a lot of high access. The carpet add-on came to £43 for the living space, which is a fraction of the smallest deduction we have ever seen an agent write for wine.

Thomas Street is pedestrianised, chunks of Oldham Street and Tib Street run loading-only through the morning, and there is no forgiving kerb anywhere in the quarter, so the crew usually books the Church Street multi-storey by Afflecks or takes an early slot around the delivery windows. Tell us at booking whether keys come from you, a key safe or the agent’s office, and whether the building has a shared entrance code. Five minutes of detail saves an hour on the day.

How much does an end of tenancy clean cost in the Northern Quarter?

How long does a warehouse conversion take to clean?

A one-bed split usually takes two cleaners four to five hours; a two-bed loft five to seven. High ceilings, exposed brick and a mezzanine each add time, which is why we ask about them on the call instead of discovering them on the day.

Do you clean exposed brick, beams and cast iron?

Yes, and in M4 it is half the job. Brick gets a soft dry brush because a wet cloth streaks the pointing. Beams and ductwork are dusted with telescopic poles. Cast-iron columns are wiped from base to capital with the rivet detail brushed out.

Why does mould keep coming back in my bathroom?

Most Northern Quarter bathrooms sit deep inside the floor plan with no window, so the extractor fan is the only ventilation the room has, and when the fan is clogged the moisture settles on the coldest surface it can find. We clean the fan and treat the growth. If the room stays sealed, tell your landlord, because ventilation is their side of the deal.

Does Manchester’s soft water change how you clean?

It changes the priorities. The water arrives soft from the Lake District reservoirs, so scale barely features and kettles stay clear. The trade-off is that soap residue is not carried away by minerals, so film builds on shower screens and silicone, and kitchen grease becomes the main event.

Can you do the clean after I have moved out?

Yes, and most M4 jobs run exactly that way. We collect keys from your agent or a key safe, clean, photograph every room and hand the keys back. You get the photo set with the invoice.

Can you get drink stains out of a carpet?

Usually. Red wine and mixer stains respond well to hot-water extraction if nobody has scrubbed them with the wrong product first. A mark that a supermarket foam has already set sometimes leaves a ghost, and we tell you the odds when we see it.

What does the 48-hour re-clean guarantee cover?

What can you not fix?

Scratched engineered boards, chipped paint on cast iron, silicone that needs re-beading and stains that earlier scrubbing has set. We clean these as far as cleaning goes and photograph anything that needs a contractor, so the cost lands on the right side of the deposit.

How far ahead should I book?

Three to five days mid-month, seven to ten around month-end. Since tenancies went periodic in May 2026 the move-outs have spread across the calendar, but Fridays still fill first.
