How a tower hand-back actually works, start to deposit

Start with the mechanism, because in a building like Deansgate Square almost nobody does, and it is the whole game. When you moved in, an inventory clerk walked the flat and wrote a schedule of condition: every surface described and photographed, the kitchen and bathroom usually logged as new because the developer handed it over spotless. At check-out a clerk walks it again and compares the flat to that document line by line. Anything materially worse than the move-in entry, past fair wear and tear, is chargeable against your deposit. You are not being marked against clean. You are being marked against the photographs of the day the keys were cut.

The kitchen, where the integrated appliances trip people up

The fitted kitchen is where most of the failure points sit. Most Owen Street and Spinningfields flats run an induction hob set into a quartz or composite island rather than a freestanding cooker, so there is no oven gap to pull out, but we still lift the hob trim where it lifts and clear the cooking film around the silicone bead. Bathrooms, glass and sealant rather than scale

The bathrooms in these towers are tiled wet rooms with a frameless glass screen and a chrome rain-head. Soft water means no scale to fight, but the screen picks up a body-oil shadow that frosts under a torch, and we take that off with a dilute alcohol mist and a fresh microfibre rather than anything aggressive on the glass. The slate or porcelain drainage strip is hand-brushed. Silicone seal lines around the basin, bath and tray get a pink-mould check, because that tide line is the one bathroom deduction that survives in a soft-water flat. Mirror and chrome polished, towel rail off and back if the radiator dust is heavy, floor mopped.

Bedrooms and living space

Carpet through the bedroom and corridor in a build-to-rent flat is usually contract-grade nylon loop, and eighteen months of single-tenant traffic flattens a clear walking ring from the door past the island to the bed. A domestic vacuum will not lift that back. Hot-water extraction does, and we run it on any room where the carpet shows wear and you have taken the carpet add-on. Then the dull, slow work that wins these check-outs: skirting along the kickboard, the top edge of every door, inside the wardrobe rail and the top shelf, switches, sockets, the thermostat and intercom panel, blind and curtain tracks, and the window reveals where the solar-shade track sits and a dust line catches the torch.

Throughout the flat

Every internal door wiped both faces, the air-conditioning intake grilles where the tower has built-in cooling, the smoke-alarm casings done, the balcony door track hand-vacuumed, and the balcony balustrade given a fresh-water squeegee on both faces wherever the deck allows safe access. The floor-to-ceiling glazing on the inside is on the standard checklist for every high-rise we book here: a damp microfibre lift then a dry buff with a clean fold, top to bottom in single sweeps, no overlapping, because overlap is exactly the streak pattern the clerk’s torch picks up.

Two jobs often need their own pass. Where the carpet is genuinely worn, carpet cleaning on the same visit covers the extraction. Where a sofa has done hard service in a shared let, upholstery cleaning goes further than a vacuum.


Why soft water changes the job in M3

This is the part that separates a Manchester clean from a London one, and plenty of out-of-town firms get it wrong. Central Manchester is a soft-water city. United Utilities supplies the city centre from upland reservoirs out in the Pennines and the Lake District, and the water runs soft, somewhere around 55 to 60 parts per million, which you can confirm on the United Utilities hardness checker for an M3 postcode. The upshot for a hand-back is simple. There is essentially no scale to descale. The taps, the shower screen, the kettle, the tile joints, none of them carry the chalky build-up that loses deposits down south.

So we are not booking the long descaling jobs here that we would on a flat in the Thames Valley, and the clean is faster for it, part of why the price is what it is rather than higher. What replaces scale as the risk is glass and grease: the curtain-wall glazing and balcony balustrades, the integrated extractor baffles, the handleless gloss fingerprints, the builder film that lingers in newer blocks for a year or two after handover. Those are the items a clerk here tunes their checklist to, and the items we put the hours into.


What 1 May 2026 changed for a Deansgate move-out

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies, the check-in benchmark still applies, and the deposit maths is exactly what it was the week before. What changed is timing, and timing is what bites in a building full of one-year professional lets. A tower like Deansgate Square already churns hard, relocations in and out on rolling contracts. Let those tenants leave on a two-month notice instead of a fixed end date and the move-outs get more frequent and less predictable, so book the clean earlier than you used to, because the slot you want goes first when several flats in one tower turn over the same week.


Deansgate top to bottom: the stock changes block by block

Deansgate is the spine of central Manchester, from the Castlefield basin in the south up past Spinningfields, and the rental stock changes completely as you walk it. A glass apartment 50 floors up at Owen Street and a brick warehouse loft on a Castlefield canal share a postcode and almost nothing else. Different surfaces, different access, different things the clerk checks. We work it in three bands.

The towers: Deansgate Square and the new-build cluster

The four towers at Deansgate Square, on the old Owen Street site just south of Deansgate station, opened in stages between 2018 and 2020. The South Tower runs to 64 floors and around 201 metres, which made it the tallest building in Greater Manchester when it topped out. Every habitable room is glazed to the floor. A one-bed high up the South Tower can carry well over ten square metres of curtain-wall glass in the living-kitchen alone, and that glass is the whole job: city traffic film off the Mancunian Way on the outer pane, cooking aerosol on the inner. We allow proper time for it. Around the same cluster sit the other build-to-rent blocks and the Great Northern Tower off Watson Street, all much the same in method: induction hobs, integrated appliances, concierge desks, communal residents’ floors that sometimes get written into the scope.

Beetham Tower and the Deansgate frontage

Beetham Tower at 301 Deansgate, the M3 4LQ landmark, is the 47-storey tower that held the tallest-in-Manchester title before Owen Street. The Hilton hotel takes the lower floors to around the twenty-third, and the residential apartments run from roughly floor 25 to the top, penthouses included. We work those residential floors regularly, and they carry their own quirk: built-in air-conditioning as standard, so the intake grilles are always on the checklist. Along the Deansgate frontage and around Number One Deansgate you get apartments above an office or retail plate, an older fit than the Owen Street towers but the same handleless, integrated, glass-led stock.

Castlefield and Spinningfields: warehouse lofts and build-to-rent

South into Castlefield the stock turns historic. This is a conservation area of brick warehouse conversions along the Bridgewater Canal and the old basins, near the Roman fort at Mamucium, with loft apartments at Castle Quay, Deansgate Locks and Whitworth Locks. Exposed brick, timber, big industrial windows, engineered or original board: a different clean from a sealed glass tower, one where the floor and window reveals take the time. North and west, Spinningfields is the build-to-rent and office quarter, with blocks like Leftbank and the Greengate developments over the river managed much like the Owen Street towers. Where Manchester licensing actually bites

Worth knowing before you hand back, because the picture here differs from the inner suburbs. Manchester City Council runs one of the larger selective licensing footprints in the country, but it sits in specific outer neighbourhoods, not the city centre. The current designation covers parts of Cheetham, Crumpsall, Harpurhey, Longsight, Miles Platting and Newton Heath, and Moss Side, running from 24 May 2025 to 23 May 2030. Central Deansgate and the M3 towers are not inside a selective licensing area, and the council does not currently run an additional HMO scheme either. The purpose-built tower stock is treated as professionally managed, under building-management contracts with named operators.

What applies anywhere in the city is mandatory HMO licensing: a property let to five or more people forming two or more households needs a licence under the Housing Act, regardless of ward. So a single professional let or a couple in a Deansgate Square flat sits outside all of it, but a tower apartment sub-let room by room can fall inside the mandatory net. If that is your situation, check it before the tenancy ends, not after.

That is a fair example of the pattern in the towers: a single professional on a relocation contract, a year of cooking aerosol on the curtain wall, an extractor nobody had opened, and a building manager who controls the inspection. Do I need to be there for the clean?
