An inventory clerk working Prestwich checks the top of the kitchen wall units before they check anything else, because that is where two years of cooking settle into a film nobody at eye level ever sees. This is end of tenancy cleaning for Prestwich and the M25 postcode, role and area both plain: a fixed-price hand-back clean built around a 57-point agent-approved checklist, £30 per hour per cleaner if you only need part of a property done, and a 48-hour re-clean guarantee behind every job. Ring 0333 555 2076 and we will price it while you are still on the phone.

Last updated July 2026. We cover the M25 postcode in full, plus the Prestwich fringes that blur into M45 near Simister and M8 towards Crumpsall. This page sits inside the Greater Manchester directory at End of Tenancy Cleaning Manchester.

The grease the clerk finds, and why scale is not the enemy here

Get this the wrong way round and you lose money for nothing. Prestwich sits on United Utilities supply drawn largely from Pennine and Lake District reservoirs, and the M25 postcode measures at roughly 39 parts per million: soft water, properly soft, nowhere near the chalky supply a tenant moving up from the south of England is braced for. Someone who has cleaned a hard-water flat before arrives expecting to fight scale on the shower screen and the kettle. They find almost none, relax slightly, and under-clean the one thing that actually costs them here.

Fat is the local enemy, not scale. A Prestwich kitchen that has cooked two years of dinners lays down a sticky amber film across the extractor canopy, the grout lines, the top of the fridge and the wall behind the hob, and none of it reads as dirty under a normal kitchen light. It reads as dirty the moment a clerk runs a gloved finger along the cupboard top and it comes away tacky. That single gesture, five seconds long, decides more Prestwich deposit disputes than any other single check we see.

Soft water changes the bathroom job too, just differently to how people expect. With no scale binding the grout, damp behaves on its own terms, and in the north-facing bathrooms common to the older semis round St Mary’s and Sedgley Park, black mould creeps along the bath sealant and behind the panel with nothing to slow it down. A soap-scum haze builds on tiles and shower glass that looks fine face-on and shows up the second a clerk angles a torch across it. Mould, grease, soap-scum. That is the Prestwich check-out, roughly in the order it costs people their deposit.

United Utilities publishes its regional hardness data at unitedutilities.com if you want the figure confirmed before you reach for the wrong product.

What 1 May 2026 changed for Prestwich move-outs

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Every assured shorthold tenancy still running in England converted to a periodic tenancy on that date, and a tenant can now serve two months’ notice whenever they choose rather than waiting on a fixed term to expire.

Here is what people get wrong about it. The cleaning obligation at hand-back did not move an inch. A landlord still cannot make professional cleaning a contract condition. The deposit is still judged against the check-in inventory, fair wear and tear excluded, exactly as before.

The cleaning obligation at hand-back did not move an inch.

What changed is the shape of the churn, and that matters more in Prestwich than the wording of the Act itself. This has always been a town with a heavy short-let and professional-sharer market feeding off the Metrolink and the Manchester commute, and a rolling two-month notice period spreads move-outs across the calendar instead of bunching them at fixed lease ends. Slots get booked further ahead now, not because the clean is different, but because the date you are given moves with less warning than a fixed tenancy end ever did.

Room by room: what the 57-point list actually covers

Every Prestwich booking runs to the same 57-point checklist, built over a decade of local check-outs and tuned to what the clerks working this town actually flag. Here is the shape of it.

The kitchen, where the money sits

The oven is stripped, not wiped: racks soaked, the door glass split so the film trapped between the panes comes out, interior, fan and seals all done properly. Hob rings and control knobs off and washed. The extractor hood degreased inside and out, filter soaked or replaced, because in a soft-water kitchen the hood filter is doing double duty against fat that scale would never let build up this thick. Every cupboard, inside and out, and specifically the tops of the wall units, which is the single most-missed surface in the whole property. Fridge and freezer defrosted and cleaned through. Appliances pulled forward so the gap behind the fridge, dishwasher and washing machine gets done, then pushed back. The washing machine drum, detergent drawer and door seal, where the black build-up hides in plain sight. Sink, taps and plughole. Tiles and grout scrubbed back, not just wiped over. Floor lifted where it comes up, hoovered and mopped underneath.

Bathrooms, where mould does the damage

Mould is treated on the sealant and the tile joints, not painted over, with particular attention to the north-facing bathrooms where damp sits longest. Bath, basin and shower screen taken back to shine, soap-scum stripped off the enamel and the glass, screen tracks cleared. Toilet done properly: inside, under the rim, base, cistern, hinges, behind the pedestal. Full wall-tile scrub with the torch-angle soap haze specifically checked. Extractor fan cover off, cleared, refitted. Floor into the corners and behind the loo.

Bedrooms, living rooms and the rest of the house

Carpets vacuumed edge to edge, hard floors washed. Skirting the whole way round every room, not just the runs you can see from the doorway. Bay-window reveals on the Edwardian and Victorian fronts common round St Mary’s, picture rails and coving in the period rooms, all dusted at the height a quick pass skips. Wardrobes and built-in storage emptied and wiped inside, shelves and runners included. Radiators front, top and between the fins as far as a brush reaches. Walls spot-cleaned for marks with a realistic line drawn, because scuffs and nail holes are a decorator’s bill, not yours. Stairs and bannisters where the property has them. A final photographed walk-through against the full list before we leave.

Carpet shampoo and a standalone oven deep-clean are priced separately below, because that is how the agent inventories them.

St Mary’s to Simister: a Prestwich hand-back changes street by street

Prestwich is Bury borough’s largest and longest-established town, the senior neighbour to Whitefield a couple of Metrolink stops up the line rather than a satellite of it, and the property mix reflects a place that has been building steadily since the Victorians rather than sprouting in one decade. Round St Mary’s, St Mary’s Park and Sedgley Park the stock is Victorian and Edwardian: bay-fronted villas and terraces, a lot of them now split into professional shares, with deep window reveals and original coving that a fast clean skips over. Push toward Simister and Rainsough and the housing turns into substantial 1930s semis, generally bigger, generally with one older bathroom that has never been re-sealed. Nearer the Village and the Metrolink stop, the mix is newer: post-war and modern infill, plus a run of apartment blocks that come with corporate-style inventory checklists rather than a private landlord’s handwritten one.

Heaton Park sits on the doorstep of most of this, one of the largest municipal parks in Europe, and it shapes the town in a way that is easy to underrate: it draws big events crowds down Bury New Road on the days something is on, which is worth mentioning if your check-out date happens to land on one of them.

Prestwich also carries a genuinely significant demographic fact that a non-local writer would have to look up rather than know: along with Whitefield, Broughton and Crumpsall it forms one of the largest Jewish communities in the UK outside London, and the high street shows it. Kosher shops, delis and a French-style patisserie line Bury New Road and Bury Old Road, and several synagogues serve the area, including the Prestwich Hebrew Congregation on Crescent Avenue. It is not incidental colour. A shared house or a family home in this part of Prestwich often has a Friday-afternoon turnaround that a booking has to work around, and the team already knows to ask.

The Village end is mid-transformation right now. Bury Council and Muse are partway through a £100m-plus regeneration of the old Longfield Centre site: a new £14m travel hub with over 300 parking spaces is going up first, on track for summer 2026, and the next phase brings 248 new homes, a market hall and a rebuilt library to the square. Demolition of the old shopping centre starts early in the phase that follows. None of that changes a booking today, but it explains why so many of our newer Prestwich jobs now sit in freshly-let flats close to a building site rather than the settled family semis further out.

The price list, and the sum against a deposit

PropertyTypical durationEstimated cost
Studio flat (Village, Longfield-adjacent apartments)3-4 hours, 1 cleanerFrom £156
1-bed flat4-5 hours, 2 cleanersFrom £207
2-bed semi or terrace (Sedgley Park, St Mary’s)5-7 hours, 2 cleanersFrom £243
3-bed house (St Mary’s, Polefield)6-8 hours, 2 cleanersFrom £339
4-bed 1930s semi (Simister, Rainsough)8-10 hours, 2-3 cleanersFrom £425
Carpet shampoo add-onSame visitFrom £36 per bedroom
Oven deep-clean, standalone1.5-2 hoursFrom £77

By-the-hour work, for a partial job such as just the kitchen and one bathroom, runs at £30 per cleaner. Carpet shampoo is £36 a bedroom, £43 for a living room, or £115 for a whole two-bed done in one visit. The oven deep-clean is folded into every full end-of-tenancy price already; as a standalone it is £77 for a single oven, £110 for a double, and £114 for a 90cm range.

Run the sum the way the deposit scheme will run it. A typical Prestwich deposit sits somewhere between five and six weeks’ rent, and a £243 clean protecting a deposit worth several times that is not really a close call once you have seen a real deduction line. Every booking carries the 48-hour re-clean guarantee: flag anything within 48 hours of the inventory check and we come back and fix it, free, provided the flat has not been re-let or re-occupied in the meantime. We hold a 97% first-time pass rate across the areas we cover, and that guarantee is what makes the other 3% cheap to fix rather than expensive to argue about.

“Eight months in a one-bed by the Village, my first flat on my own. I am tidy but I do not scrub, and the bathroom sealant had gone properly black by the time I moved out, worse than I realised until the inventory photos showed it under flash. Monster sent someone the morning before check-out. She stripped the old sealant off rather than just cleaning round it and redid the line so it actually looked new, not just less black. Melissa Berry’s clerk signed it off without a query. Full £680 deposit back within the fortnight.”
Joel, tenant, Longfield Court M25, June 2026

Three services get muddled at this point, worth separating properly.

Check-in inventory report
The document a clerk writes on day one, describing every surface with photographs. It is the benchmark your check-out gets measured against, which is why we clean to it rather than to a general idea of tidy.
End-of-tenancy clean
The hand-back clean covered on this page: built to pass that inventory, done to an empty property, backed by the 48-hour guarantee, priced from £156 for a studio.
Deep clean
A one-off reset for a home you are staying in, no inventory to match, also priced from £30 an hour.
Regular domestic clean
Ongoing weekly or fortnightly maintenance, from £22 an hour, a different job entirely from a hand-back.

Shared houses, Bury licensing and getting the timing right

Prestwich has a genuine HMO market. A good number of the larger Victorian and Edwardian semis round St Mary’s and Sedgley Park are let room by room to professionals working in Manchester, and those over the mandatory threshold need an HMO licence from Bury Council. Bury has also been consulting on tightening the rules further, with a proposed boroughwide Article 4 direction that would bring small-HMO conversions under full planning control rather than leaving them as permitted development. None of that changes what we clean, but it does explain why a landlord approaching a licence renewal cares more than most about a documented, professional hand-back. You can read the council’s current licensing position at bury.gov.uk.

The catch with a shared house is the communal kitchen and bathroom. Nobody in a house-share owns those rooms, so grease and soap-scum build up faster than in a single-household flat, and the clerk inventories them as one block rather than splitting blame between tenants. We price the whole property as a single job for exactly that reason.

Prestwich: another job wrapped up by our cleaners.

Booking itself is short.

  1. Ring 0333 555 2076 or email [email protected] with the postcode, property size and your check-out date.
  2. We give a fixed price on the call, ideally booked for the day before the inventory check so nothing gets dirtied in between.
  3. The team works the 57-point list against your property. Most Prestwich flats and semis finish inside a single day.
  4. Anything flagged inside 48 hours gets fixed under the guarantee, free, no argument.

One access note. If your check-out date lands on an event day at Heaton Park, the roads down Bury New Road towards the park gates back up hard, so tell us and we will book a morning slot or route round it. Semis round Sedgley Park and Polefield tend to have tight on-street permit parking too; if there is nowhere obvious for a van, say so when you book and we plan the kit accordingly.

Questions we get asked

How much does an end of tenancy clean cost in Prestwich?

From £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed house across the M25 postcode. Carpet shampoo adds £36 a bedroom. The price is fixed on the phone before anyone books a slot.

Why does the kitchen still fail if Prestwich has soft water?

Because soft water was never the problem. The M25 postcode measures around 39 parts per million, genuinely soft, so limescale is barely an issue here. The deductions instead cluster on grease in the kitchen and mould or soap-scum in the bathroom, which is exactly what our checklist is weighted toward locally.

Do you guarantee the clean will pass the inventory?

We clean to a 57-point agent-approved checklist and hold a 97% first-time pass rate. If the agent or clerk queries anything, tell us within 48 hours and we return and put it right under the re-clean guarantee, free of charge.

Does the Renters’ Rights Act 2025 change what I need to clean?

No. Section 21 is abolished and existing tenancies converted to periodic on 1 May 2026, which changes notice periods, not the cleaning standard. The check-in inventory still sets the benchmark your hand-back is judged against.

Do you cover the whole of Prestwich, including Simister and Rainsough?

Yes, the full M25 postcode and the fringes that blur into M45 and M8. St Mary’s, Sedgley Park, Polefield, Simister, Rainsough, the Village and the streets by Heaton Park are all covered on the same booking.

Do you clean HMOs and shared houses in Prestwich?

Yes. A lot of the larger Victorian and Edwardian semis round St Mary’s are let room by room and licensed with Bury Council. We price the whole property as one job, because the shared kitchen and bathroom carry the heaviest load and nobody owns them individually.

Is carpet shampoo always necessary?

Only if your tenancy agreement specifies it, which many Prestwich agreements do for carpeted lets. If the check-in noted clean carpets, skipping the shampoo at check-out is a common and avoidable deduction. It is £36 a bedroom or £115 for a whole two-bed.

Is the oven included, or does it cost extra?

A full oven deep-clean is included in every end-of-tenancy price on this page. Booked on its own it is £77 for a single oven, £110 for a double, and £114 for a 90cm range cooker.

End of tenancy cleaning in Prestwich by Monster Cleaning
Fresh from a end of tenancy cleaning in Prestwich.

Do I need to be there for the clean?

No. Most Prestwich tenants leave a key with us or arrange access through the letting agent, and plenty are already mid-move and off-site. We lock up and confirm once the job is finished.

How long does a Prestwich clean take?

Most flats and semis finish inside a single day. A larger four-bed out towards Simister with carpet shampoo added can run into a second morning, and we will say so when we price it.

How soon should I book before my check-out?

As early as you can once a date is confirmed. Ring with the postcode, size and check-out date and we will tell you honestly whether a slot near that date is realistic, and if it is not, what the nearest one is.

What happens if my landlord disputes the clean after a re-clean?

Escalate to your deposit scheme’s adjudication service, whether that is mydeposits, the Tenancy Deposit Scheme or the Deposit Protection Service. Our dated invoice, photo report and re-clean record are the evidence a tenant needs, and a documented professional clean rarely loses a fair adjudication.

Which letting agents’ standards do you clean to in Prestwich?

We work to the inventory standards 300+ letting agents use nationally, and locally that includes regular jobs signed off by Normie & Co, Melissa Berry Sales & Lettings and Clive Anthony Sales & Lettings on Bury New Road, plus the smaller independents dotted round the Village.

Are you insured, and who runs Monster Cleaning?

Monster Cleaning Ltd, Companies House number 9919639, trading since 2014 and fully insured. We have recovered over £1.2m in deposits for tenants across the areas we cover, Prestwich included.
