The window reveal a clerk photographs on day one
Mariam rang us about a three-bed semi on Crumpsall Lane. Four years, two kids, both parents on shifts at North Manchester General, and the heating off most weekdays because the house was empty. The back-bedroom window had bloomed black around the timber every winter, and JP & Brimelow had it on file from the check-in. We cleaned on the Tuesday with three people, the clerk passed the bedroom on the Thursday, and the £1,950 deposit landed the following Wednesday. The mould patch was the whole job.
That is the pattern across the older Crumpsall stock. The deposit rarely turns on a sparkling worktop; it turns on the one fault the clerk already photographed, and in M8 5 that fault is usually damp around a timber back-bedroom window or grease behind the cooker. Why damp, not scale, decides an M8 5 check-out
Crumpsall water is soft. United Utilities draws the M8 supply from upland Lake District reservoirs, so it runs around 40 to 80 mg/L calcium carbonate at the tap (United Utilities water hardness). Chrome shower heads and kettle elements rebuild scale far slower than they would in Kent or Essex. So the limescale story that dominates a southern check-out barely registers on the M8 5 stock. Three other things do the damage, and they come up in roughly this order.
The timber back-bedroom window
Most of the Crumpsall Lane and Lansdowne Road semis still carry their original timber-framed back-bedroom windows over the kitchen extension roof, single-glazed or fitted with a 1990s secondary pane, and they condensate hard from October through March. Water runs down the glass each cold morning and pools on the painted reveal, and over a few winters a black mould bloom eats into the paint and seeds into the wood. A regular weekend clean never touches it. We work the bloom with a proper anti-fungal solution, scrub it back to bare paint where it has fed in, dry the recess with hot air, then treat the timber so it does not seed back overnight. The back-extension cooker
Most Crumpsall back-extensions run a budget hood over a four-burner gas hob in a galley kitchen. Four years of frying and Sunday roasts bonds amber grease to every fin of the filter and the canopy inside. We pull the filter, soak it in a hot alkaline degreaser bath in the van, scrub between the slats, then refit it and clean the canopy. The oven door inner glass gets split and cleaned between the panes, because that is the photo the clerk takes. Behind the cooker matters too: the unit comes out, the floor and the side wall get done, and it slides back.
The hallway and stair-tread wear line
School shoes, pram wheels and shopping bags grind a stripe of grit down the centre of the downstairs hallway and along the front edge of every stair tread. A vacuum lifts none of it. We run a stiff-brush extraction pass down the line and treat the worst of it with a fibre-revival solution. It will not make a four-year carpet new, but it clears the traffic stripe that a clerk marks as dirty rather than worn. A full carpet shampoo is a priced add-on if the pile is far gone.
The Enver Road streets and the licence that follows them
Manchester City Council brought a selective licensing scheme into a small block of Crumpsall streets on 24 May 2025, running to 23 May 2030, after a statutory designation window that opened on 24 February 2025 (Manchester selective licensing schemes). It is often called the Enver Road area, but the designation names seven streets: Enver Road, Ash Tree Road, Duchess Road, Hallworth Road, Wellington Road, Whiston Road and the odd-numbered stretch of Crescent Road from 169 to 221. Any private rented home on those streets needs a selective licence, and the full fee is £964 a property, with a reduced early-bird rate for landlords who applied inside the designation window. It sits inside the council’s wider 2025 selective scheme covering parts of Cheetham, Crumpsall, Harpurhey, Longsight, Miles Platting and Moss Side.
Get the HMO position right, because the old guidance floating around online has it wrong. Manchester does not run an additional HMO licensing scheme. There is no city-wide licence for small shared houses here. A shared Crumpsall let needs a licence only when it meets the mandatory threshold: five or more people forming two or more households, sharing a kitchen or bathroom. A four-share carved out of a converted Crumpsall Lane semi falls below that line and needs no HMO licence at all, unless the council later brings smaller HMOs in, which it has the power to do but has not done. The cleaning standard at hand-back does not change because of any licence. What changes is how hard the inventory walk is read, and on the licensed streets it is read harder, because a landlord letting unlicensed there faces a civil penalty of up to £30,000 plus a rent repayment order.
The Renters’ Rights Act 2025 brought its headline reforms in on 1 May 2026: Section 21 gone, possession routes narrower, and a deposit now repays only through the protected scheme’s dispute process or by mutual agreement. The Tenancy Deposit Scheme holds a good share of M8 deposits. Through autumn 2025 and into 2026 the M8 5 walks have got noticeably stricter, licensed street or not.

A tram line, a hospital and a park: reading Crumpsall
Crumpsall sits about three miles north of the city centre, between Cheetham Hill to the south and Heaton Park to the north, with the Irk Valley closing off the bottom edge. The tram bridge on Crumpsall Lane is the easiest landmark: the Metrolink stop there has been on the Bury line since 1992, on the site of the old Lancashire and Yorkshire railway station, one stop from Bowker Vale heading out to Bury and one from Abraham Moss heading into town. North Manchester General Hospital is a short walk from it, which shapes a lot of our work. A fair number of our hand-back cleans are hospital-staff and student-nurse lets booked around ward changeovers, early-morning or late-evening, because that is when the tenants are actually free.
The housing splits three ways. Most of our jobs are on the Edwardian and inter-war bay-fronted semi belt either side of Crumpsall Lane, Lansdowne Road and Cleveland Road, three- and four-bed family houses with bay fronts, tiled vestibules, picture rails and a back-extension kitchen looking down a long thin garden. Then there are the 1900s and 1910s terraces, many split into upper and lower flats, on the streets running off Cheetham Hill Road around Foundry Lane and Birch Lane. And there are the post-war ex-council pockets on the Heaton Park Road fringe with small modern infill blocks near the hospital and the tram. Lansdowne Road is the local shopping run; Crumpsall Park, with its obelisk, anchors the middle of it.
