The first thing the inventory clerk does in a Slade Green kitchen is run a thumbnail down the cold tap, because the water out here furs a tap quicker than tenants ever credit, and a scaled tap sets the tone for the whole report. That is the job we do: an end of tenancy clean built to satisfy the person who wrote the check-in report, room by room, against a 57-point agent-approved checklist, with a 48-hour re-clean guarantee on the work and no hourly billing to spring on you. Two-bed houses start at £243, and the part-jobs run at £30 per hour per cleaner. Ring 0333 555 2076 for a fixed price in a couple of minutes.

Last updated June 2026. We cover the whole of DA8, the streets around Slade Green station and the houses out toward Crayford Marshes and the Erith side. This page sits inside the borough directory at End of Tenancy Cleaning Bexley.

A village the railway built, and why the clean is harder for it

Slade Green is here because of the trains. The South Eastern Railway bought land on the edge of the Crayford and Erith marshes in the late 1890s, put up a long brick engine shed, and built a railway village for the men who would work it. The first locomotives arrived in 1899, and by then a contractor had finished 158 terraced houses on the land west of the sheds. A lot of that brick is still standing, tight little railway-worker terraces running off Slade Green Road and Forest Road, and the big Slade Green depot is still down on the marsh edge keeping the trains moving. The old market gardens between Moat Lane and Slade Green Road earned the place the nickname Cabbage Island, which the older residents still use.

That history is the housing stock we clean for check-out, and it sets the work. There are the late-Victorian and Edwardian railway terraces near the station, with their original picture rails and the dust lines a clerk knows to check. Behind them sit the interwar and post-war ex-council estates, now mostly in private lets, with more floor to cover and a kitchen that is either six months old or last touched decades ago. Then there are the newer infill developments and the flats above the parade by the station. Past Howbury Lane, where Howbury Manor once stood, the houses thin out toward the marsh and the Cray. We go out there too, at the same flat price as a job opposite the station.

One thing matters more here than the building type. The same letting agents and inventory clerks work right across DA8 and into Erith and Northumberland Heath, so the standard your check-out is held to is the standard the house next door is held to. Robinson Jackson and James Gorey both run Slade Green and Erith stock from offices on this side, and we clean to what their clerks expect.

How the check-in report quietly settles the argument

Almost nobody starts with the mechanism, and it is the whole game. When you moved in, a clerk walked the property and wrote a report describing every surface, usually with photographs, the kitchen and bathroom marked clean or as new because they had just been done professionally. At check-out a clerk walks it again and compares it line by line. Anything materially worse than the check-in entry, past fair wear and tear, can be charged against your deposit. You are being marked against a professional clean, which is exactly why a mop and a free Sunday rarely gets you over the line.

The deduction is almost never the obvious mess. Tenants here are good at the visible stuff, then lose money on the things a clerk is trained to find and a tenant is not: the oven, the scale on the bathroom taps and shower screen, the gap behind the cooker, the inside of the cupboards, the airing cupboard nobody has opened in a year. The charge is the cost of the clean the agent then arranges, plus their time, and that is usually more than the clean would have cost you up front.

The deposit itself has to sit in a government-approved scheme such as the Tenancy Deposit Scheme or mydeposits, and the dated check-in and check-out photographs are what an adjudicator weighs if it ever comes to a dispute. A landlord cannot charge you to hand the place back cleaner than you got it, only to the standard recorded at the start. That cuts both ways. If it was professionally cleaned at check-in, the clerk expects the same at the end, and a good go at the weekend does not match that. If you would rather read your own position than take a landlord at their word, Shelter sets out the deposit rules in plain English.

You are being marked against a professional clean, which is exactly why a mop and a free Sunday rarely gets you over the line.

What 1 May 2026 changed for a Slade Green move-out

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has turned into a periodic one, so a tenant can give two months’ notice at any point in the year instead of waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change. The check-in benchmark still applies, the deposit rules still apply, and the figure you are quoted is exactly what it was the week before. What changed is timing. Slade Green has always had a good number of rolling lets, and once tenants can leave on two months’ notice rather than a fixed date, the move-outs get more frequent and harder to predict. The dull, money-saving takeaway is to book the clean earlier than you used to, because the slot you want will be gone if you leave it to the last week.

Room by room: the 57 points, and where DA8 deposits actually go

End of tenancy is the hand-back clean, the one priced to pass an inventory check. It is not a regular tidy and it is not a deep clean for somebody who is staying. Every booking runs to a 57-point agent-approved checklist that follows the route a clerk actually walks, and the full list comes with the job. Here is the shape of it.

The kitchen, where most of it is won or lost

This is where the hours go in Slade Green, because it is where the deductions sit. The oven is done properly, not wiped: the racks and trays come out to soak, the inner door glass is split apart where the model allows so the brown film between the panes comes out, and the cavity is degreased back to metal. The hob, the splashback and the extractor filter are degreased. We pull the cooker out and clean the gap and the wall behind it, the strip the last three tenants ignored. Every cupboard and drawer is emptied and wiped inside and out, and the tops of the units are cleared of grease and dust. The fridge and freezer are defrosted and cleaned inside, seals included, and left switched off with the doors ajar if the property is empty. The sink, taps and tiles are descaled, because here they fur up fast.

Bathrooms, the other place it goes wrong

Hard water is the whole story in a DA8 bathroom, so the clerk checks for it first, having seen it in every house on the round. We take the mineral build-up off the taps, the shower head, the screen and the tiles, scrub and brighten the grout, clear the extractor vent, polish the mirror and the chrome, and clean behind and under the pedestal and cistern, plus around the base of the toilet where it furs white. If a screen has months of build-up on it, we treat it twice rather than leave it cloudy and watch it fail the check.

The rest of the house, top to bottom

The bedrooms, living rooms and the spaces between them get folded into the same pass, not treated as an afterthought. We dust from the top down, picture rails and the tops of door frames first, then skirtings, so nothing settles back onto a surface already cleaned. Internal glass and mirrored doors are done both sides, wardrobes and built-in cupboards wiped inside, and switches, sockets, radiators and the trickle vents all done. Carpets are vacuumed thoroughly, edges and the patches where furniture stood included; a hot-water shampoo is the paid add-on if the agreement or check-in report asks for it, and on a lot of the older terraces only the stairs and bedrooms still carry carpet now the downstairs has gone over to laminate. Internal doors and frames are wiped both sides, light fittings and switch plates dusted, the accessible windows cleaned inside with their sills and reveals, and cobwebs taken down from the ceiling lines. The stair handrail and spindles get done, the bins cleaned, and the airing cupboard and the slatted shelf over the boiler, which clerks here open precisely because tenants forget them, are wiped out. The back door glass and frame are finished last, because that is one of the final things a clerk touches on the way out and a smeared one undoes a good clean.

If only one part of the property is the problem, we run those jobs on their own too. The deep oven cleaning service is the one tenants here book most by itself, because a clean oven clears the most common kitchen fail in one go. For terraces with carpet still on the stairs and bedrooms, the carpet cleaning service handles the shampoo to check-in standard, and the upholstery cleaning service covers sofas in part-furnished lets. After a refurbishment, an after-builders cleaning service shifts the fine dust a normal clean leaves behind.

What Thames Water does to a DA8 bathroom

Slade Green sits in London’s hard-water belt, and that one fact loses more deposits here than anything except the oven. The supply is Thames Water, which is hard right across this part of the city because it filters through chalk, and the calcium sets on taps, shower heads, screens and tile joints faster than people expect. A wipe with a cloth does nothing to it. The clerk runs a thumbnail down the tap, looks at the shower screen edge-on against the light, and pulls the shower head in close.

So we treat it as a real job. Scale set into chrome needs the right product and a bit of patience, and where a screen or set of taps has months of build-up we go at it twice. We are careful on older or plated fittings too, which rules out the harshest descalers a brand-new flat would shrug off. The grout is the other quiet failure: we scrub it rather than wipe it, and where it is genuinely past saving after a long tenancy we photograph the state before we start, so a clerk cannot bill you for wear that was already there at check-in. That dated photo has settled more disagreements than any argument has.

What it costs, and the sum nobody runs in time

End of tenancy is priced by the size of the property, as a fixed figure, not by the hour, so a filthy oven or a scaled bathroom does not move the number. In Slade Green a studio is £156 and a one-bed flat is £207. A two-bed house or flat, which is the common Slade Green job, is £243. A three-bed house comes in at £339 and a four-bed at £425. There is no central-London premium out here and no travel surcharge for the streets toward the depot or the marsh, so the price by the station and the price out past Howbury Lane are the same.

If you want something specific rather than a full end of tenancy, hourly work is £30 per cleaner. The carpet shampoo is £36 a bedroom, £43 a living room, or £115 for the carpeted areas of a whole two-bed, and the oven as an add-on is £77 for a single, £110 for a double and £114 for a 90cm range. We quote the lot as one fixed figure before you commit, so there is no reckoning on the day and no conversation afterwards about the oven being extra. As a rough guide to the time, here is how the common jobs run.

PropertyTypical durationEstimated cost
Studio flat (parade near the station)3 to 4 hours, 1 cleaner£156
1-bed flat or maisonette4 to 5 hours, 2 cleaners£207
2-bed railway terrace off Slade Green Road4 to 6 hours, 2 cleaners£243
3-bed ex-council house on the estate6 to 8 hours, 2 cleaners£339
4-bed houseMost of a day, 2 to 3 cleaners£425

Run the sum the way the deposit makes you. A two-bed at £243 to protect a deposit of a couple of thousand pounds is not really a decision, and most people only do that sum after they have tried, failed the check-out and lost the first round. The first round is the cheap one to win. There is a reason agents on this side of Bexley know us: we are on the books of 300+ letting agents, our first-time pass rate sits at 97% against professional inventory checks, and over the years the work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. The 48-hour re-clean guarantee sits on every job, so if the agent flags a cleaning point inside that window we come back and put it right for free.

A job off Wood Lane, this spring

“We had three years in a two-bed ex-council house off Wood Lane and thought we had left it spotless. The agent’s inventory woman went straight for the bathroom, the taps, the shower screen, the base of the toilet, all of it furred white from the hard water, and we honestly had not clocked how bad it had got. She was talking about holding back a couple of hundred pounds for a re-clean. Monster sent two cleaners on the Thursday, took the scale off everything and did the oven while they were there. The screen looked like new glass. We got the full deposit back, and I would not have known to push back on my own.”
Danielle and Mark, Wood Lane area, Slade Green DA8, April 2026

That is a fair example of the pattern here: a long-ish tenancy, hard-water scale the tenant had stopped noticing, and an agent who checks the bathroom first. The clean cost a fraction of what was at stake, and what turned it was the dated photo set that went out with the invoice as much as the scrubbing itself.

Booking it, keys and the month-end rush

It is a short process and we keep it that way. Ring 0333 555 2076 or email [email protected] with the postcode, the number of bedrooms, your check-out date and whether you want the carpets and oven done. We give you one fixed price for that property over the phone, no survey and no vague range. Then we confirm a slot, weekends and month-end included, because that is when Slade Green tenancies actually end. The team cleans to the 57-point checklist and sends timestamped photos of every finished room, and if the agent inspects within 48 hours and flags a cleaning point, we come back free.

End of tenancy cleaning in Bexley by Monster Cleaning
Bexley: another job wrapped up by our cleaners.

Two practical notes. Have the property empty when we arrive, furniture out and rubbish cleared, so we can reach everything. And we only need running water and the electricity on; if the utilities are off for the move, tell us when you book so we can plan around it. If your move and your clean fall on the same day, we can fold in a removals service, so it is one booking rather than two firms working around each other on a narrow terrace street.

End of tenancy, deep clean, regular clean: which one you want

People ask which of these they actually need, and they are different jobs with different aims. Only one is built to pass an inventory check.

Check-in inventory report
The document the clerk wrote on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a general idea of clean.
End of tenancy clean
Built to pass that inventory and get the deposit back, with the property empty and the 48-hour guarantee on the work. Priced by property size, from £156 for a studio.
Deep clean
A reset for a home you are staying in, lived-in, with no formal standard to hit. If you are not moving, this is usually the better value, and we will say so on the phone. A deep cleaning service is charged by the hour.
Regular domestic clean
Ongoing upkeep of an occupied home, weekly or fortnightly, from £22 an hour. The domestic cleaning service keeps the same cleaner on the home.

The work on this page is end of tenancy. Slade Green shares its agents and clerks with the streets next door, so if your move sits on that side of DA8 the Erith end of tenancy page is the obvious neighbour, with Crayford and Bexleyheath close behind across the rest of the borough.

Questions we get asked

How much does end of tenancy cleaning cost in Slade Green?

A studio is £156, a one-bed flat £207, a two-bed house or flat £243, a three-bed £339 and a four-bed £425. Those figures are flat right across DA8, the streets by the station and the ones out toward Crayford Marshes alike, and we do not load the price because a house is ex-council. Carpets and the oven are separate add-ons, so you pay for what the clerk will actually mark and nothing you do not need.

What does the standard end of tenancy clean include?

Everything the check-in report is measured against. The kitchen comes apart: the oven inside and out, the hob and extractor filter, the gap behind the cooker, the fridge and freezer defrosted, every cupboard wiped inside. Bathrooms get the scale taken off and the grout scrubbed. Every room is dusted from the picture rail down, skirtings done, internal glass cleaned, taps and shower screens descaled. Carpets are vacuumed; a hot-water shampoo is a paid extra only if your agreement or the check-in report calls for it.

Will you guarantee I get my deposit back?

No honest firm can promise that, because the deposit also turns on rent arrears, damage and wear that no clean touches. What we stand behind is the cleaning standard. The work runs to a 57-point agent-approved checklist, our first-time pass rate sits at 97% against professional inventory checks, and over the years we have helped tenants recover £1.2m in deposits. If the agent flags the cleaning, the 48-hour re-clean guarantee brings us back at no charge.

What is the 48-hour re-clean guarantee?

If the agent or landlord inspects within 48 hours of our visit and lists a cleaning point they are not happy with, we come back and put it right for free. You forward the check-out report or the agent’s email, we book a slot, we finish the point. It covers the clean we carried out, not damage or mess made after we handed back.

How long does a clean take in a Slade Green house?

A two-bed railway terrace off Slade Green Road or Bridge Road is usually four to six hours with a team of two. A three-bed ex-council house on the estate behind, with more floor and often a rear extension, is closer to a full day. We do not bill end of tenancy by the hour, so a filthy oven or a heavily scaled bathroom does not change the figure you were quoted.

Do I need to be there while you clean?

No. Most people have already moved out and leave a key with us, the letting agent or a neighbour. We can collect from the Robinson Jackson or James Gorey office on the DA8 side if the keys sit there. Either way we send timestamped photos of the finished rooms, which is the useful thing to have when the deposit gets discussed over email.

Is carpet cleaning included or is it extra?

Vacuuming is in the price. A hot-water shampoo is an add-on, because not every let needs it: £36 a bedroom, £43 a living room, or £115 for the carpeted areas of a whole two-bed. Plenty of the older terraces have laminate downstairs now, so often only the stairs and bedrooms still carry carpet. If the carpets were professionally cleaned at check-in, the clerk will expect the same at the end.

Can you do the oven? It has not been touched in two years.

Yes, and an oven nobody has cleaned for a couple of years is normal in a let, not a problem. As an add-on a single oven is £77, a double £110 and a 90cm range £114. We take the racks and trays out to soak, split the inner door glass where the model allows, and degrease the hob and extractor filter at the same time. The oven is the single most common reason a kitchen fails the check here.

End of tenancy cleaning in Bexley by Monster Cleaning
Fresh from a end of tenancy cleaning in Bexley.

Does a landlord in Slade Green need a selective licence?

Not at the moment. Bexley’s selective licensing scheme, which started on 13 January 2025 and runs to 12 January 2030, covers the Belvedere ward only, and Slade Green is a different ward, so a standard single-household let here does not need that licence. Mandatory HMO licensing still applies across the whole borough, so if you let a larger shared house anywhere in Bexley that can be a separate requirement. You can read the current position on the Bexley property licensing pages.

How does the hard water in DA8 affect the clean?

Slade Green is on Thames Water, which is hard across this part of London because it draws off chalk, so scale builds on taps, shower heads, screens and around toilet bases faster than tenants expect. Clerks here look for it before almost anything else. We take it off as part of the standard clean and treat heavy build-up more than once rather than leave a cloudy finish that fails the check.

Do you clean the flats above the parade by the station?

Yes. There are flats and converted maisonettes along Forest Road and the parade near Slade Green station, often above shop units, and they are regular end of tenancy jobs for us. Access is the awkward part, with a shared stair and nowhere much to park, so we travel light and plan the loading. The clean itself is the same 57-point standard as a house.

Can you clean at a weekend or at short notice?

Usually, yes. Check-out dates bunch at the end of the month, so we hold weekend slots back for Slade Green and the wider Bexley side because that is when tenancies actually end. Two or three days’ notice is comfortable. We have turned round next-day cleans here when a check-out got brought forward.

How do I get a fixed quote?

Ring 0333 555 2076 or email [email protected] with the postcode, the number of bedrooms, whether you want the carpets and oven done, and your check-out date. We give one fixed price for that property over the phone, not a vague range. The quote is free and there is no obligation to book.
