One number frames the place. The gap between the priciest and cheapest parts of Bexley runs to about £227,500, Longlands & Halfway at £551,500 against Erith West at £324,000 (ONS MSOA medians, year to March 2025). That is among the widest spreads inside any London borough, and it more or less is the borough: an affluent period belt to the south-west around Bexley Village, Sidcup east and Danson Park, then a long downhill run to the Thames-industrial north-east at Erith and Belvedere. Who rents shapes the work. Bexley is the most suburban and most owner-occupied borough in its peer set, so the private rented sector is small but churns hard. Young professionals priced out of Greenwich and Bromley land in Bexleyheath, Sidcup and Welling for the station-served family stock. Rose Bruford College and Bird College in Sidcup anchor a small performing-arts student population. Belvedere, Erith and Thamesmead carry substantial Nigerian, Ghanaian and Eastern European community housing. Population was 246,500 at the 2021 census, up 6.2% on 2011.

Deposit stakes track the same geography. A studio in Erith or Belvedere runs about £900 to £1,400, an Albany Park family house £2,400 to £3,800, a 4-bed period family house £3,200 to £5,000. Forget the grand period houses for a minute. The home Bexley actually lets out most is the 1930s semi-detached, the borough defining era, and it sits everywhere from Sidcup and Welling to Barnehurst, Blackfen, Lamorbey, Crook Log and the Bexleyheath belt.

The detail set repeats house to house: oak doors with bevelled-glass inserts, picture rails, original tiled fireplaces in that distinctive 1930s pattern, leaded casement windows, and original parquet in halls and reception rooms. None of it likes an abrasive. Leaded casements need a non-abrasive route, parquet needs the right product instead of a wet mop, and the tiled fireplaces chip if you go at them hard. Sidcup east is the premium end, Longlands & Halfway topping the borough at £551,500, Albany Park £480,000, Sidcup East £445,000, served by Albany Park and Sidcup stations and anchored by Rose Bruford College of Theatre & Performing Arts and Bird College Conservatoire of dance and musical theatre. Sidcup west runs cheaper into Blackfen around £422,500 and Lamorbey at £463,000, more 1930s semis with post-war infill, Blackfen with its twin retail parades and the Broken Drum micropub.

Welling, DA16, is the other big 1930s patch, and it has a genuine oddity: a mile-long High Street, one of the longest in London, 250-plus outlets, a Crimean War cannon partway along, Welling station, and Welling United at Park View Road. Average about £468,500, mostly 1930s semi, with East Wickham and Falconwood extending the grain. Barnehurst, DA7, is more of the same off its own station. The job is the same shape throughout: original-feature care, four to seven years of family wear, and hard water on every tap and tile.

A real one shows the scale. A three-bed 1930s semi in Albany Park, Sidcup DA14, just off the station, six-year family let, deposit £3,800. Original oak doors with bevelled-glass inserts, picture rails, tiled fireplaces in both reception rooms, 1930s parquet in the hall, leaded casements, and four children worth of wear on all of it. Carpets needed professional extraction, the oven was heavily greased, the bathrooms wanted serious limescale work. Three cleaners for a full day plus carpet extraction, a photo report room by room, leaded windows treated non-abrasively, parquet handled with the right product. The check-out signed off two days later and the full deposit came back in six. That clean cost £315 and saved comfortably over £1,200 in predicted deductions.

The Red House problem, and other period traps

The single most important building in Bexley is the Red House on Red House Lane, Bexleyheath, DA6 8JF. Philip Webb and William Morris designed it in 1859, finished it in 1860, and it is the foundational building of the British Arts and Crafts movement, Grade I listed and National Trust-owned. Morris lived there five years and started Morris & Co. under that roof. You will not be cleaning the Red House, but its vernacular leaks into the streets around it.

Some Bexleyheath stock near Upton and Red House Lane carries that Arts and Crafts language directly: red brick, high-pitched roofs, exposed timber, original stained glass. It needs conservation-appropriate products, not supermarket spray. Plenty of lettable stock in Bexleyheath Broadway, Bexley Village, Upton and Danson Park carries period detail that punishes a careless clean.

Bexley Village, DA5, is the period heart of it. Old Bexley High Street, the Grade-listed Styleman Almshouses from 1755, the 16th or 17th-century King Head Inn, and around them Victorian and Edwardian houses with some Georgian cottages, averaging about £525,000. The cleaning profile is consistent: sash windows with shutters, original pine floorboards, Victorian cornicing on 2.8 to 3.2 metre ceilings, original fireplaces, and long family tenancies that have worn it all in. We bring telescopic poles for the ceilings, treat sash runners and cords without forcing them, and match product to the finish on brass and stone. Upton and Bursted Wood carry the same character into DA6 and DA7.

This is where a clean earns its money. One we did recently was a three-year let in a Victorian terrace at Lower Belvedere, DA17, deposit £1,950, where the landlord had just renewed their £800 selective licence and the contract required professional end-of-tenancy cleaning with photographic evidence. Original fireplace, sash windows with pulley cords, original skirting, ground-floor Victorian cornicing. Two cleaners, a full day, a dated photo report on every room, cornicing reached with poles. The check-out signed off the next day, the landlord said the photo set helped with the licensing paperwork, and the full deposit came back in four days. Abbey Wood, the Elizabeth Line and the new-build checklist

One station changed this corner of Bexley. When the Elizabeth Line opened through Abbey Wood in May 2022, the western fringe got 11 minutes to Canary Wharf, 20 to Bond Street, 27 to Paddington and 38 to Heathrow Terminal 5. Abbey Wood station sits right on the Bexley and Greenwich boundary, SE2, with a big slice of the catchment falling in Bexley. Prices around it moved sharply through 2022 to 2024, and the new-build pipeline is still running.

Two older Southeastern lines do the rest of the borough commuting. The Bexleyheath Line reaches Welling, Bexleyheath and Barnehurst, about 25 to 35 minutes to London Bridge. The Sidcup Line serves Sidcup, Albany Park, Bexley and Crayford, roughly 26 to 35 minutes from Sidcup. Belvedere, Slade Green and Erith sit on the North Kent Line into Cannon Street. The proposed DLR extension to Thamesmead, targeted for the early 2030s, will reshape the north-east again when it lands.

New-build comes with its own check-out rules, fussier than a period house in different ways. Engineered-wood flooring wants a pH-neutral product, not water. Integrated Bosch, Siemens and Neff appliances need a full strip-down. Internal bathrooms run on mechanical extract that clogs fast, balconies get inventoried for bird mess, and concierge buildings often hand you a formal check-out specification, which we work to line by line. Thamesmead is the other regeneration story, the Peabody programme of roughly £1bn and 20,000 homes shared with Greenwich, the Bexley side taking in Thamesmead East and the eastern part of Southmere Park with its brutalist lake. Erith Quarry is Wates Residential 600-plus homes on the old chalk pit. BexleyCo Homes, the council delivery arm, adds stock like the 86-unit Station Road Belvedere project noted in March 2026.


Belvedere, the one ward where the paperwork bites

Most London boroughs run three or more licensing schemes. Bexley runs two, and only one of them is geographic.

The selective-licensing scheme is live from 13 January 2025 to 12 January 2030 and covers the Belvedere ward only, DA17. It bites on every privately rented property let to a single household or up to two sharers inside the ward, fee £800 per property with a £50 discount for accredited landlords. Around 2,300 Belvedere properties were estimated licensable; 139 were licensed by March 2025. The Bexley Council online lookup confirms whether an address falls inside it.

The second is the borough-wide Mandatory HMO licence, the national one, for five or more people from two or more households sharing facilities, £340 plus £310 per letting, so a five-letting HMO is £1,890. As of November 2024, 228 were in force against an estimated 525 licensable. Bexley runs no Additional HMO scheme at all, which sets it apart from Greenwich, Lewisham and Southwark. The earlier selective scheme ran 1 October 2018 to 31 August 2023 across Thamesmead North, Abbey Wood, Lower Belvedere and parts of Erith.

The teeth are real. An unlicensed landlord faces a Civil Penalty Notice of up to £30,000 per offence, criminal prosecution with an unlimited fine on conviction, and a place on the Mayor Rogue Landlord and Agent Checker. Tenants can claim a Rent Repayment Order of up to 12 months rent at the First-tier Tribunal. As of January 2026 Bexley had 1,013 accredited landlords, the third-lowest of any London borough, so oversight here is thinner than it looks. What the law says when you hand the keys back

From 1 May 2026 the Renters’ Rights Act 2025 is live: Section 21 no-fault evictions gone, every assured shorthold tenancy becomes a periodic tenancy, and a tenant can give two months notice at any point. None of that changes what you owe on cleaning. The Tenant Fees Act 2019 still bars a landlord from forcing you to use a professional cleaner, and the inventory-benchmark rule still settles disputes: you return the place to its check-in condition, fair wear aside. Bexley profile makes the change land oddly. It is a high-yield, owner-occupier borough, so the churn shows up in specific places: through 2026 expect the higher-yield buy-to-let stock in Erith, Belvedere, Bexleyheath and Sidcup to reshuffle as investors move. The one hard edge sits back in Belvedere. From 1 May 2026 an unlicensed landlord in that selective-licensing ward cannot use the Act no-fault possession grounds at all.
