A working village that still keeps a clerk busy

Bexley Village is one of the few corners of Greater London that still works like a village. The High Street bends around a mini-roundabout past shops and cottages, St Mary the Virgin sits at the eastern end on Manor Road, and the whole core was made a conservation area in 1972 with eighteen listed buildings inside it. St Mary’s is grade II* and dates to the 13th century, on the site of a Saxon church before it. The River Cray runs through, and the Old Mill that once stood on it burned down in 1966, got rebuilt in replica, and is now flats. None of that history matters to an inventory clerk. The age of the buildings, though, matters a great deal.

That is the thing tenants underestimate. A modern flat in a new block near the station is a quick clean with predictable surfaces. A Victorian terrace on Parkhill Road, with original sash windows and deep skirting and a cast iron fireplace nobody has lit in years, holds dirt in places a newer home simply does not have. The clerks who inventory this stock for the High Street agents know every one of those places, because they have been writing them up for years.

There is a commuter side to all this. Bexley station sits at the southern edge of the village on Station Approach, and the run into London Charing Cross is what brought a lot of these tenants here in the first place. So the local rental market splits in two. On one side the period cottages and terraces, let by the old High Street firms. Here is why that number governs your move-out. Under the Tenant Fees Act 2019 your deposit is capped at five weeks’ rent where the annual rent is under £50,000. On a £2,100 three-bed that is roughly £2,421 held against you. On a one-bed Old Mill conversion at £1,400 it is about £1,615. That is the pot a clerk is working from on check-out day, and a single flagged category, the oven or the bathroom grout or a stained carpet, can justify £150 to £450 of it. Fail three or four categories and the deduction crosses into four figures fast.

Why a Bexley Village home hides dirt where newer stock does not

The stock here is mixed, and that is exactly what makes a DIY clean risky. You have converted mill buildings, Georgian and Victorian cottages, Edwardian villas, post-war semis, a few sheltered schemes around Hurst Place, and a pocket of new-build flats by the station. Each type fails the inventory in its own way, and the local clerks have seen all of them.

Take the windows. Original timber sashes in the terraces on Parkhill, Vicarage and Chaucer Road collect decades of grime down the runners, and you cannot lift it with a cloth; it needs a pointed tool and patience. Cast iron fireplaces, even ones decommissioned years ago, hold soot in the grate and the hearth. Parquet and original floorboards in the cottages off Manor Road want a dry method, because a wet mop swells the joints and the clerk will note the marks. The Old Mill units have exposed brick and beams that catch dust and cobwebs along the top, where nobody looks until handover.

Newer areas do not carry any of this. A skirting board in a 1930s semi is a flat run you can wipe in a minute. A deep moulded skirting in an Edwardian villa has a profile that traps dust in the grooves, and a clerk will run a finger along it. If your checklist treats every property the same, the period homes are where it falls down.

Hard water is the other constant. DA5 is a hard-water zone, so scale builds on shower screens, taps, mixer heads and toilet bowls whether the property is old or new. It photographs clearly, and it is one of the first things a clerk logs.

None of this is a reason to dread the move. It is a reason to use someone who has cleaned the houses before. What the law expects when you hand back the keys

The Renters’ Rights Act 2025 has been rolling into force through the spring of 2026. The headline is the end of Section 21 no-fault evictions, but the part that touches cleaning is quieter: a wider redress scheme and clearer guidance on what a landlord can and cannot deduct for.
