The 578 houses that grew out of a railway

Barnehurst is here because the trains came first. The Bexleyheath line was electrified on 6 June 1926, and within months a builder called J.W. Ellingham started laying out the Barnehurst Estate along Barnehurst Road: 578 semi-detached houses, sold new at about £600 each, finished off in the early 1930s. The borough’s population doubled inside a decade as clerks who worked in the City realised they could live in a brand-new semi and still reach Cannon Street in under forty minutes. The money on the table when you leave DA7

Rents here have run ahead of the deposit you put down. The Office for National Statistics local housing price dashboard put the average private rent in Bexley at £1,530 a month in December 2025, up 8.9% on the year, well above the London average of 2.1%. On the standard five-week cap, that is roughly £1,765 of your money sitting with the agent from day one. Where a Barnehurst semi hides its dirt

The Ellingham houses and the ones that followed share a kit of parts, and every part of it is a place dirt collects. Mock Tudor gables and leaded-light bay windows. Picture rails in nearly every room. Tiled porches. Original pine-block or parquet floors hiding under decades of carpet. Tiled 1930s fireplace surrounds that still hold soot even when the fire was capped off years ago. Crittall steel windows in some of the kitchens. Five different cleaning briefs, all under one DA7 postcode, and a clerk who knows the type will check each one.

Take the bay window. The reveal above it, the bit of wall between the top of the glass and the ceiling, is the single most reliable cobweb trap in a Barnehurst front room, and it is above eye level so tenants almost never look at it. Leaded lights are worse, because the lead cames hold dust in every joint and you cannot scrub them; an abrasive cloth marks the lead, so it has to be a soft dry wipe. Picture rails run a dust ledge around the whole room at exactly the height people forget. The pine block underneath the carpet, if a tenant has pulled the carpet back, needs the right product, not a wet mop that swells the wood.

Then there is the kitchen, which is where most deductions actually start. The extractor filter clogs with grease and reads instantly on a photo. The oven door glass yellows between the panes. A washing-machine door seal grows black mould in the folds, and on the 2025 inventory reports we see, that seal is the most-flagged single item in the whole house. None of it is hard to fix if you know it is coming. All of it costs you if you do not.

Mud, the golf course and the back garden

Barnehurst’s edges are green, and green means mud. Bursted Woods sits to the south, the public Barnehurst Golf Course opened back in 1903 to the north-east, and the 1930s gardens sit on chalk soil that turns to paste in a wet autumn. The practical result lands on the back-door mat: ground-in garden soil, algae on the patio from leaf-fall, a film of tree pollen on the uPVC frames through spring. A clerk doing a check-out on Mayplace Road East in October will check the patio doors and the frame drainage channels as routine.

This is the bit a domestic clean skips and an inventory clean cannot. We do the back-door threshold, the tiled porch at the front, the frame channels where the rainwater sits, and the exterior glass on the patio doors. It is not glamorous work. It is where a clean either looks finished or looks like someone ran out of time before they got to the edges.

The sheds matter too. Most of these semis have a rear garden with a shed, and clerks photograph shed interiors more often than they used to, so a forgotten shelf of old paint tins can cost you. We clear and wipe it as part of the clean unless you tell us the contents are staying.


The law since 1 May 2026, and Bexley’s rules

The rules changed under everyone’s feet this spring. The Renters’ Rights Act 2025 came into force on 1 May 2026, and from that date every assured tenancy in Barnehurst is periodic, with no fixed term and no Section 21 no-fault eviction. Landlords now have to use the strengthened Section 8 grounds to get a property back. The knock-on effect on cleaning is real and slightly counterintuitive: without the no-fault route, agents lean harder on the check-out inventory to evidence any breach, so a clean that might have been waved through in 2024 gets challenged now.

Deposit protection has not changed. Under the Housing Act 2004 your deposit has to be registered within 30 days, and if it is not you can claim up to three times it back. A borough-wide planning rule Bexley made on 24 September 2017. It removes the automatic right to turn a family house into a small shared house of three to six people; that change now needs planning permission across the whole borough, Barnehurst included.
Selective licensing

A few extras are genuinely worth adding on the same visit rather than booking twice. Booking it around the Charing Cross rush

Barnehurst is a commuter address. The trains run to Charing Cross and to Cannon Street, peak service doubles to two an hour towards Dartford, and a lot of our tenants here are moving for a job, which means they are moving at month-end and they are not around in the daytime. Yes. We tell parquet, pine block, laminate and engineered oak apart and match the product to each, because a soaking wet mop will lift and cup old pine block. On the older blocks we use barely-damp microfibre and a finish suited to the age of the floor.
