Long-tenancy stair-edge wear is the third one. A four-year let on a Fairview townhouse means the painted stair-nosings on the half-landing and the carpet edge along the same nosing pick up a black scuff the hoover never gets to. We hand-clean both, which gets the property back to clerk-pass condition without forcing a redecorating deduction the landlord could not have justified anyway.

Renters’ Rights Act 2025 reset what counts as fair

Since the Renters’ Rights Act 2025 came into force, landlords and agents can no longer write a paid-for professional-clean receipt into a tenancy agreement as a hand-back condition. What they can still do is deduct from your deposit if the property comes back in a worse cleaning state than the inventory recorded at check-in. Adjudicators at the Tenancy Deposit Scheme read your check-in and check-out reports side by side, and a torch-lit photograph of a kitchen extractor canopy that looked clean at check-in and is filmy at check-out is the deduction. Enfield Council selective licensing covers Enfield Lock ward

Enfield Lock is one of the 14 wards inside the Enfield Council selective licensing scheme, alongside Bowes, Chase, Edmonton Green, Enfield Highway, Haselbury, Jubilee, Lower Edmonton, Palmers Green, Ponders End, Southbury, Southgate Green, Turkey Street and Upper Edmonton. The current scheme started on 1 September 2021 and is due to expire on 31 August 2026. The Island Village stock is a hundred-acre estate of around 1,500 to 1,600 modern homes built by Fairview New Homes between 1997 and 2003 on the brownfield site of the old Royal Small Arms Factory, with around 25% designated as social housing under the original planning consent. The dominant property here is the three-storey three-bed townhouse with a small front bay, an integrated kitchen-diner on the ground floor, two bedrooms and a bathroom on the first floor, and a master bedroom plus a small en-suite on the second. The estate has its own Keys Meadow primary school, a small parade with a supermarket and a pharmacy, an ornamental canal and the river-walk along the Lea Navigation. The Innova Park business estate sits over the Mollison Avenue (A1055) road bridge.

What that property type drops at hand-back is consistent. The integrated kitchen-diner has the canopy hood and the under-cupboard plinth lighting that nobody cleans behind. The first-floor family bathroom has a shower-over-bath with a pivot screen on a stainless runner and the rainfall head we already mentioned. The second-floor master en-suite has a quadrant shower enclosure with a sliding door, the runner of which collects scale faster than any other fitting in the house. The carpeted staircase comes up to the second floor in a single run on most plot types and the painted stair-nosings take wear at the halfway turn.

Beyond the Island Village, our other Enfield Lock work falls into two distinct stocks.
