What does the clerk check first in a Valence house?

The bathroom. Every time, on these RM8 streets. An inventory clerk who has done a hundred Becontree check-outs walks in knowing the water is brutal here, so the taps, the shower screen, the bath tide line and the toilet ring get the first look before anything else gets a glance. A moated manor, a hundred years of cottages, one repeated layout

Valence takes its name from Valence House, which sits in Valence Park off Becontree Avenue and is the only one of Dagenham’s five medieval manor houses still standing. It is a part-timbered, moated house first recorded in 1269, named for Agnes de Valence and her brother Aylmer, Earl of Pembroke, who held the estate around 1300. The London County Council bought the house and its land in 1921 to build Becontree and used the old manor as its site headquarters during construction. Today it holds the borough museum and the Barking and Dagenham archives, with records reaching back to 1558. You can stand at the moat and look across at a building that predates every other roof in the ward by six centuries.

Everything around it is younger by a clear margin. Becontree was laid out by the LCC between 1921 and 1935, roughly 26,000 cottage-style homes over about four square miles, the largest council estate in the world when it opened. Valence is one of its nine wards. The houses are 1920s and 1930s terraces and short semis with gardens, almost all bought under Right to Buy over the decades and a large share now let privately. Pebble-dash, replacement front doors and rear extensions have broken up the original red brick, so no two are quite the same inside.

There is a quirk in this stock that catches tenants out, and it is worth flagging before your check-out. Many of these houses have had a rear kitchen extension or a porch added over the years, often by a Right-to-Buy owner, while the original inventory still describes the kitchen as it was before any of that. So the clerk ends up checking an extended or re-fitted kitchen against a report that does not quite match the room, and they fall back hard on the things they can mark without argument: grease, scale, the cooker, the floor. Knowing that is half the battle, because it tells you where the clean has to be strongest.

The Renters’ Rights Act 2025 went live on 1 May 2026 and pulls in the same direction. Section 21 no-fault evictions are gone, existing assured shorthold tenancies have converted to periodic, and a tenant can give two months’ notice at any point in the year. What changed is timing: move-outs in a high-churn area like this get more frequent and less predictable, so book your clean earlier than you used to, because the slot you want will be taken if you wait.


Why hard RM8 water quietly costs tenants their deposit

RM8 sits on very hard water. Thames Water supplies this part of Dagenham, and the supply runs at about 309 parts per million of calcium carbonate, well over a hundred above the England average. On a house where the bathroom has not been descaled in months, it shows: a cloudy film on the taps, a chalky ring round the bath, a shower screen gone dull, a toilet with a stain no household spray touches. The scale is not cosmetic for the deposit. A clerk in Dagenham checks the bathroom for it first, and a suite that has gone scaly reads as not professionally cleaned even when the rest of the house is spotless.
