A Castle Green handover is two different jobs

That is the short answer. The longer one is that there is no single Castle Green clean, because the corner of Dagenham wears two very different faces.

On one side you have the old fabric. Castle Green sits on the southern edge of the Becontree estate, the cottage scheme the London County Council laid out between 1921 and 1935 and the largest of its kind in the world at the time. Streets like Gale Street, Reede Road and Porters Avenue are lined with two-storey brick terraces and semis, most of them ex-council, with front and back gardens, narrow galley kitchens re-fitted three or four times over a century, suspended timber floors and the cast-iron radiators that came with the original build.

On the other side you have the new fabric. The flats rising on the old Ford stamping plant by Dagenham Dock are a clean of a different order, all integrated appliances and glazing.

So the clean that gets your deposit back depends on which Castle Green you are leaving. A cottage clean is about radiators, timber and decades of kitchen grease; a new-build clean is about extractor filters, induction hobs and balcony glass under a clerk’s camera. Where the deposit actually goes

Start with the numbers, because they set the stakes. Sold prices across Dagenham sit around £351,000, with terraced houses nearer £373,000, and that feeds straight into rents. Two-bed flats in RM9 let at roughly £1,350 a month through spring 2026, while three-bed terraces are advertised between £1,800 and £2,200 at the agents along the Heathway and Ballards Road. Deposits are capped at five weeks under the Tenant Fees Act, so the typical Castle Green deposit lands somewhere between £1,500 and £2,500.

That is real money, and the agent has every reason to itemise against it. Here is the part most tenants get wrong: the biggest threat to your deposit is not a scuff on the wall or a chip on a worktop. It is cleaning. The Tenancy Deposit Scheme reports cleaning as the most common cause of deposit dispute, year in and year out, and on the inventory-led check-outs the Dagenham agents run, the line items add up fast.

A kitchen extractor packed with grease is £60 to put right. An oven with carbon baked onto the inner door glass is £60 to £120. A fridge with mould in the seal, a washing machine drawer furred with detergent, a shower screen clouded with limescale: each one is its own deduction, and a clerk will list them separately rather than as a single charge. Three or four of those and you have lost a few hundred pounds before anyone mentions the carpets.

None of it is hard to clean. It is just slow, and it sits in the places people skip when they are also packing a flat and handing back keys on a deadline. That is the whole reason this service exists.

There is a local wrinkle on the cottage stock too. A lot of the Becontree-edge houses have been re-fitted piecemeal over the years, so you get a 2010s kitchen bolted into a 1930s shell, and the joins are where grime collects: the gap behind a newer unit, the old quarry-tiled hall under a layer of vinyl, the painted-over picture rail. A clerk who knows this estate looks straight at those joins, and a clean that only does the modern surfaces leaves the older ones to be flagged.

The licensing your landlord is now paying for

Barking and Dagenham has become one of the more heavily licensed boroughs for private renting in London, and Castle Green is squarely inside it. There are two schemes that matter at the point you move out, and both are your landlord’s legal duty rather than yours.

Additional HMO licensing has applied borough-wide since 9 January 2025 and runs for five years. It catches the smaller shared houses, three or four people in two or more households, that fall below the national mandatory threshold. Selective licensing came in a little later, from 6 April 2025, also for five years, delivered through the council’s selective licensing designation areas. Those areas were drawn to cover the bulk of the borough’s privately rented homes, Castle Green included, so in practice almost every single-household let around here now needs a licence. Why does any of this touch your deposit? Because licensing brings inspections, and inspections leave a paper trail. Licensed landlords are graded against compliance standards, and a landlord holding a recent inspection report has a document to point at when arguing that the property was handed to you in good order. A genuinely deep, clerk-spec clean on the way out has gone from a nice-to-have to the baseline the borough now expects.

The bigger change arrived this month. The Renters’ Rights Act 2025 brought its first wave of reforms live from 1 May 2026, ending Section 21 no-fault evictions, scrapping fixed-term assured shorthold tenancies and moving everyone onto rolling periodic tenancies. For a tenant leaving Castle Green this cuts two ways. You can give two months’ notice whenever you like, with no penalty for breaking a fixed term that no longer exists. And any landlord trying to take money off your deposit has to evidence each line against the move-in inventory, because a vague note that the place needed “a general clean” will not survive a challenge under the new rules. What the regeneration changes for renters

Castle Green is not a sleepy estate edge any more. The council has earmarked it as a growth hub, and the headline scheme is genuinely large: a plan to tunnel a 1.3km stretch of the A13 between the Lodge Avenue and Goresbrook interchanges, building a new neighbourhood on the deck above. The council’s own figures put it at around 5,000 new homes, a new London Overground station and an estimated £800 million of added value over sixty years. It is a long-term project, but the land it sits on is the land you can see from Goresbrook Road and Ballards Road today.

Closer to hand, and already letting, is Dagenham Green. Peabody and Hill are rebuilding the 45-acre former Ford stamping plant by Dagenham Dock station into more than 3,500 homes, with a five-acre park, a planned secondary school and thousands of square metres of workspace and shops. Phase one is well underway, and the flats off Kent Avenue are filling with new tenants on assured tenancies and build-to-rent deals.

That last point is the one that reaches your deposit. The build-to-rent operators on these schemes run their own in-house check-out clerks with photographic inventories, and they inspect to a standard the older estate landlords often did not bother with. Twelve-page check-out reports are normal. The integrated extractor, the balcony glass, the bath panel, the inside of every fitted wardrobe: all of it gets listed, and all of it gets photographed.

The fixtures themselves raise the bar too. Engineered timber and luxury vinyl tile flooring need the right product and a light touch, not a soaked mop. Induction hobs scratch if you go at them with a scourer. Integrated dishwashers hide a filter most tenants never find. Standard domestic-clean pricing does not cover that inventory schedule, which is why we quote new-build flats as a full end of tenancy job rather than an hourly tidy.

If you are orienting a non-local, the two Castle Green landmarks everyone knows are the Castle Green Leisure Centre off the main road and Goresbrook School, the secondary that opened in 2014 on the site of an old leisure building as the child population shot up. Carefully. A lot of the older Castle Green and Becontree-edge cottages have carpet laid straight over suspended timber, and over-wetting can mark the boards underneath or push damp through. We use hot-water extraction but keep the passes light on those floors so the carpet lifts clean without soaking the timber.

Is the property meant to be empty before you arrive?
