Is this the Rainham in Dagenham or the one in Kent?
Let me clear up the name first, because it costs people money. This is Rainham Road South in Dagenham, RM10, the long road that carries the A1112 down the eastern edge of the Becontree estate and past Dagenham East station. It is not the town of Rainham in RM13, which is Havering, and it is a world away from Rainham in Kent. Same three words, three different places. More than one tenant has rung us holding a quote that priced a Kent job, and the numbers were nothing like the real ones for a Dagenham terrace. The houses on this road are interwar terraces and semis with gardens, a known quantity, which is why a clean here can be priced properly rather than guessed at.
We work the full RM10 stretch and the streets running off it. Rainham Road South end to end, the parades near The Eastbrook, the houses down towards the Dagenham Road junction, Oxlow Lane and the roads off it, the grid running west towards Old Dagenham Park, and up towards Wantz and the Becontree Heath end of the estate. The streets between the road and Dagenham East station, and the approach to Dagenham Heathway, are all on the round. The price does not move from one road to the next; it is set by the size of the property.
A clean built for an LCC cottage estate, not a flat above a shop
Rainham Road South runs through the Becontree estate, which the London County Council built between 1921 and 1935, the largest public housing estate in the world at the time. It was laid out as a cottage estate: low terraces and semis, gardens front and back, an upstairs airing cupboard, painted timber window catches, a small set of standard house types repeated street after street. The LCC used around ninety types across the whole estate, so the houses are remarkably alike, and that sameness is what makes the job here predictable.
The other half of the story is who owns them now. A great many came out of council hands under Right to Buy from the 1980s on, and a large share are now privately let. So the place you are handing back is ex-local-authority stock inspected as a private tenancy, and that one fact shapes the whole check-out. That is why a generic once-over loses money here. The deductions are rarely about a tenant wrecking the place. They are the same handful of things a hand-back clean is meant to catch and a domestic tidy never does: the grease behind the cooker, hard-water scale that got smeared rather than lifted, the airing cupboard slats and the tank-cupboard floor, the painted catch on the small bedroom window, gloss skirting and door tops, scuffs up the staircase wall, and the path and bin store on the lets where the agent has put the garden on the inventory. We clean to that list because that list is what gets photographed.
The dirtiest square metre in one of these houses is behind and beside the cooker. On a long tenancy the cooker has often never been pulled out, and the wall and skirting behind it carry a baked grease layer that a wipe round the front never touches. Pair that with the oven itself, where the inner door glass, the runners and the hob collect carbon over the years, and the kitchen is where the biggest single deduction on a Becontree house usually comes from. So the kitchen is where we start and where we spend the most time.
It is worth knowing the order a clerk works in on one of these houses, because it almost never varies. They open the front door and look at the hall first: skirting, the dado on the older layouts, marks up the staircase wall. Then the kitchen, where they try to pull the cooker out, then check the oven glass, the hob, the extractor filter and inside the units. Upstairs they open the airing cupboard before anything else, run a cloth over the bathroom taps and shower screen runner to test for scale, check the catch and sill on the small bedroom window, and run a finger along the door tops. Last the garden, the path and the bin store. Anything that does not match the check-in photos gets a picture taken of it. What 330 ppm of Thames Water does to an RM10 bathroom
Dagenham takes its water from Thames Water, and the RM10 supply is hard. Properly hard. It runs around 330 parts per million of calcium carbonate, against an England average closer to 200, firmly in the very-hard band, as Thames Water’s own hard-water guidance sets out. On a Becontree house the effect is plain: every bath, basin and tap that has been in for years carries a dull scale film, the bath grows a chalky tide line, and the shower screen runner crusts up white.
Here is the trap. A sponge with the usual spray makes that look clean while the surface is wet, then it dries chalky again within the hour. The clerk knows this, so they do not look at a wet tap. They run a dry cloth or a thumbnail down it, and if it comes back chalky it goes in the report. Scale set into chrome is not a quick wipe, and on older fittings you cannot reach for the strongest descaler going. We treat it, give it time, and check it dry the way the clerk will. The bathroom is where more deposits slip here than anywhere bar the kitchen.
If you do the bathroom yourself, that is the test to copy. Clean it, let it dry, then run a dry finger down the tap. If it is chalky, it is not done.

Carpets and a full oven strip are add-ons, priced below, because not every tenancy needs them and I would rather not pad a quote with work the inventory will not ask for.
How borough-wide licensing quietly raised the check-out bar
There is a paperwork layer behind the clean now. Barking and Dagenham brought in borough-wide selective licensing on 6 April 2025, running five years, covering almost every private let to a single household or two sharers, and added an additional HMO licensing scheme on 9 January 2025 for smaller shared houses below the mandatory threshold. Between them they catch nearly every privately rented home on the Becontree streets, so the let your landlord runs almost certainly sits inside one.
None of that touches your deposit law. What it changes is the climate. Licensed properties get inspected, landlords are held to a condition standard, and that pressure has filtered straight down to the check-out. A hand-back that would have scraped a pass in 2022 gets queried now. The bar has gone up quietly, and a clean that ignores it is the one that loses.
Your deposit itself stays in a government-backed scheme. Do we need to supply anything, or do you bring it all?

Is the oven clean in the price, or extra?
A full oven strip is an add-on unless it is already in your package: £77 for a single, £110 for a double, £114 for a 90cm range.
