The first thing the check-out clerk does in an Earlsfield upper flat is run a fingertip along the moulding inside the front-room bay, behind where the curtain hung. How the check-in report quietly decides your deposit

Start with the mechanism, because almost nobody does, and it is the whole game. When you moved into your Earlsfield flat, a clerk walked it and wrote a report describing every surface, usually with photos, usually with the words “new” or “as new” against the kitchen and bathroom. Those words were true that day, because the flat had just been cleaned to a letting standard. At check-out a clerk walks it again and compares line by line. What 1 May 2026 changed, and what Wandsworth licensing does not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a rolling periodic tenancy, and a tenant can now give two months’ notice at any point in the year instead of waiting out a fixed term.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The check-in benchmark still applies and the deposit maths is exactly what it was the week before. What changed is timing, and timing is what bites in a high-churn belt like Earlsfield. This is already a place people move through: sharers trading up from a first flatshare, then trading up again into a family let. Let them leave on a rolling two months rather than a fixed date and the move-outs get more frequent and less predictable, so the month-end pile-up gets worse. Book the clean earlier than you used to. Licensing is the other thing tenants ask about, and the answer for Earlsfield is specific. Wandsworth runs selective licensing in two designations. What that means at hand-back is dull but useful. Without a council licence file to lean on, the clerk relies on the agent’s own check-in record and their own inventory schedule. A one-household two-bed on Magdalen Road gets walked exactly the way a licensed Tooting Broadway flat does, only with a lighter paper trail. The bay, the hood and the worn front-door strip

Three faults come up on Earlsfield check-outs more than anything else, and all three are baked into the way the local stock is built. Learn them and you win most of the deposit before we even arrive.

The bay-window jamb on the upper flats

This is the most common Earlsfield-specific deduction we see. The Magdalen Estate terraces nearly all carry a deep canted bay on the front room of the upper flat, three vertical reveals and a heavy moulded frame around the inside. Dust drifts into the jamb behind the curtain and sits there for the length of the tenancy. Nobody catches it with a duster, and the clerk knows exactly where to put a finger on the way in. The integrated cooker-hood canopy

The second is in the kitchen, usually the back-extension kitchen on the lower flats. The cooker hood has been built into a run of cabinetry, the canopy panel screwed shut, and the baffle behind it not pulled in years. Grease bakes amber behind that panel and a wipe over the visible metal does nothing. We take the canopy off, soak the baffle in a hot bath, brush the flue collar by hand, and put it back clean. Agents flag this one constantly because it is the part a DIY clean almost never opens.

The worn strip at the front door

The third is the carpet. On an upper conversion the entrance landing is the single point of egress, so a few years of coming and going twice a day flattens the pile to the underlay in a strip by the door. You cannot vacuum that back. We lift it with a stiff brush, then a hot-water shampoo to bring the pile up, which is why the front-door strip is the most-booked carpet add-on around here. It will not un-wear a threadbare patch, but it takes a “dirty” line off the report and turns it back into fair wear.

The bathroom, the other place it goes wrong

Bedrooms and living rooms

Inside every wardrobe and drawer, runners and rails wiped. Skirtings and the picture rails most Magdalen Estate front rooms kept. The bay jamb worked with a soft brush and a microfibre on the reveal. Original cast-iron fireplace surrounds dusted, never sprayed. Light fittings, ceiling rose, switches, sockets, thermostat, doorbell. Internal doors both sides, plus the tops nobody dusts. Carpets vacuumed in two directions and spot-treated, with a full shampoo as an add-on where the front-door strip has gone. Hard floors mopped and hand-wiped at the edges. Curtains shaken, nets washed if you ask. Behind beds, sofas and freestanding furniture. Window sills and reveals, which hold the most grime in the room.

Throughout the flat

All internal doors, frames and architraves. Stairs, banister and spindles on the upper-flat conversions, with a sponge pass for bag-strap and hand marks. Hallway and stairwell skirtings, walked first by the clerk because that is where they come in. Airing cupboard with the combi boiler stripped and wiped last. Then a final walk-through with a torch in low light, to catch what daylight hides.


Garratt Lane to the Common: the stock changes street by street

Earlsfield is small, but the housing changes as you cross it, so one method does not pass all of it. Garratt Lane is the spine, the station sits on it, and what you are handing back depends on which side of the Lane you are on and how far up toward the Common you have gone. We work the patch in three bands, and the clerk looks for different things in each.

The dominant band is the Magdalen Estate, the run of late-Victorian and Edwardian terraces between Garratt Lane and Trinity Road: Magdalen Road, Earlsfield Road, Tranmere Road, Penwith Road, Heythorp Street and Burntwood Lane. Most are split into an upper and a lower flat, the upper holding the bay over the street and a box room under the eaves, the lower holding the garden and the back-extension kitchen. A good number are still let whole as family houses. This is where the bay jamb, the integrated hood and the worn front-door strip all live, and where the longest tenancies sit, which means years of build-up in the places nobody cleaned between tenants.

Nearer the station and along Garratt Lane toward Wandsworth High Street, the stock turns to portered Edwardian mansion blocks, red brick, one or two flats per landing. These keep their own quirks: original strip-oak floors that want a soft mop and not a flood, older glazing with a calcium tide-mark at the lower-pane edge, and mould above a panelled bath side where the ventilation stalls. We brief the team to look for those first. The third band is the quieter, greener edge on the Wandsworth Common side of Trinity Road and the pockets behind Bellevue Road, plus a scatter of post-war and newer infill, some of it on the old Magdalen Hospital site. Newer flats mean tighter integrated kitchens and fewer period traps, but the same hard-water scale and the same adversarial check-out.

What Thames Water leaves on an Earlsfield bathroom

Earlsfield sits in Thames Water’s hard-water zone. SW18 tests at around 301ppm calcium carbonate, which is very hard, well above the national average, and that one detail loses more deposits here than almost anything except the oven (Thames Water hard-water guidance). Calcium builds on taps, shower heads, screens and tile joints faster than tenants expect, and climbs back inside a fortnight if you skip the descaler. A cloth does nothing to it.

The clerk checks for it specifically. They run a thumbnail down the tap, look at the shower screen edge-on against the light, and pull the shower head in close. On the mansion-block flats they go straight for the lower-pane edge of the older glazing, where the scale dries in a white line. It comes off with a weak acid soak and proper dwell time, then a polish, which a generic kitchen spray cannot do. The common add-ons are priced the same way. Carpet shampoo runs £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed, and the front-door strip is the one people book most. Ovens are already in the standard clean, but as a standalone they are £77 single, £110 double and £114 for a 90cm range. Those figures assume a flat in normal lived-in shape. A Tranmere Road job from the spring

The Tranmere Road clean above is a fair example of the pattern on the Magdalen Estate: a long upper-flat tenancy, a cooker hood nobody had opened, a carpet worn flat at the door, and an agent who checks properly.
