“Eighteen months above the print shop on Garratt Lane, 6am starts at St George’s, and the inside of the front window had gone soft-grey with bus-corridor grime – I could feel it on my fingertips when I drew the curtain back” – Priya’s voice on the booking call last March is the most Garratt Lane sentence we have heard this year. The lane runs the SW17/SW18 spine from Tooting Broadway up through Earlsfield to Wandsworth Town, and the lets along it split into two clear types – the period shops with a flat above on Garratt Lane proper, and the late-Victorian terraces on the side streets cut into upper and lower flats. Phone 0333 555 2076 or email [email protected]. Two-bed from £243, full agent-approved.
Last updated April 2026. We are Monster Cleaning Ltd (Companies House 9919639), a London end-of-tenancy crew running since 2014, with our HQ at 255 Upper Richmond Road West, SW14 8QS. Trustpilot sits at 3.1 out of 5 across 128 reviews.
“Eighteen months in the 1-bed above the print shop on Garratt Lane, halfway between Earlsfield station and Tooting Broadway. My partner and I both work shifts at St George’s, A&E for me, theatres for him, so we were in and out at all hours and the front reception window above the lane was the thing that got us in the end. Garratt Lane carries the 44, the 77, the 270 and the 280 every couple of minutes, plus the late-night N44 – and that traffic film builds on the inside of the front pane in a way I had not really registered until move-out day. Foxtons on Tooting High Street had warned us at sign-up that the road-facing windows always come up on the clipboard. Monster came on a Tuesday at half-seven before our shifts started, two cleaners, four hours. The lead worked the inside pane, the meeting bar and the lower rail with a non-ammonia glass solution and microfibre, then the deep moulding round the architrave with a soft brush. Clerk passed it the next day. Full deposit of £1,950 back inside ten days. Cost us £243 plus the carpet add-on on the stair run.” — Priya, ex-tenant, shop-above flat, Garratt Lane SW17 0, March 2026
Answer in one line: end-of-tenancy cleaning along Garratt Lane SW17/SW18 starts at £207 for a 1-bed shop-above, £243 for a 2-bed terrace conversion, and £339 for a 3-bed family terrace on the side streets.
Why deposits get clipped along Garratt Lane
The borough rent number sets the size of the argument. Average private rent in Wandsworth was £2,603 a month in February 2026, a 5.0% rise on the previous year. The lane sits a touch below at the Tooting end and a touch above at the Earlsfield end. A 1-bed shop-above over a bookmaker, kebab counter or print shop runs £1,650 to £1,900. A 2-bed terrace upper-flat on Sellincourt Road or Defoe Road runs £2,000 to £2,400. The 1930s mansion-block 1-beds round Tooting Broadway tube run £1,750 to £2,000. The bigger the deposit, the more the inventory walk-out matters, and the Renters’ Rights Act 2025 – first phase commenced on 1 May 2026 – has made the deposit-return route the cleanest exit a tenant has now that Section 21 is gone (Renters’ Rights Act 2025 on legislation.gov.uk).
The housing stock along the lane breaks into four honest layers. Garratt Lane proper carries period shop terraces with flats above – usually 1-bed or studio lets, a bay-fronted shop on the ground floor, a flat door on a separate stair, one main reception over the shopfront with a sash window onto the lane, kitchen at the back, bedroom above. The side streets east of the lane south of Earlsfield station – Sellincourt Road, Defoe Road, Brudenell Road, Burmester Road, Lyveden Road – carry late-Victorian terraced houses split into upper and lower flats. The Magdalen Road extension between Trinity Road and the Tooting Bec end runs the same pattern, distinct from the Magdalen Estate stock covered on our Earlsfield end-of-tenancy page. Around Tooting Broadway tube, 1930s red-brick mansion blocks. And in pockets between, post-war infill and modern blocks above the new Earlsfield station retail row.
Why the south end of the lane is licensed and the north end is not
This catches tenants out. Wandsworth Council’s first selective licensing scheme started on 1 July 2025 and covers four wards: Furzedown, South Balham, Tooting Bec and Tooting Broadway. The southern stretch of the lane in Tooting Broadway ward – roughly from the tube station up to Garratt Park – falls inside that scheme, so a landlord on Sellincourt Road, Defoe Road or the Tooting end shopfronts almost certainly holds a Wandsworth selective licence. Phase 2, from 1 April 2026, added East Putney, West Putney and Northcote, none of which touch the lane. The Earlsfield ward stretch is in neither scheme (Wandsworth Council property licence check). The cleaning bar is the same either way; the paperwork differs. Per-property selective fees are £885 with a 30% early-bird discount on Part A until 1 October 2026. Mandatory HMO licensing borough-wide.
The bus-corridor grime problem on the shop-above flats
This is the single most common shopfront-flat deduction we see along Garratt Lane proper. The lane runs the 44, 77, 270, 280 and the late-night N44, with a bus on average every two minutes during daytime hours. The shop-above flats sit a single floor above the kerb, and the front reception window faces directly onto the bus stops. Diesel particulate and brake dust drift up. Over a 12-to-24 month let, a soft-grey film builds on the inside face of the lower pane, the meeting bar and the deep architrave moulding round the bay. Tenants almost never see it because they are looking out, not at the glass. The clerk runs a fingertip down the meeting bar on entry, and that is what the clipboard line lands on. We work the front window last in any shop-above clean – sash-box brush along the parting bead and lower runner, non-ammonia glass solution and microfibre on the inner pane, the meeting bar and the deep moulding around the architrave, with a separate descaling pass on any condensate scale at the bottom corners.
Garratt Lane itself – buses, the river, St George’s
The lane is roughly two miles long and runs the A217 spine from Wandsworth High Street down to Tooting Broadway. Earlsfield mainline (Waterloo trains, 19 minutes) sits halfway. Tooting Broadway on the Northern line is at the south end. St George’s Hospital, the largest teaching hospital in south-west London, is a five-minute walk from the south end – which is why a fair share of our shop-above and side-street tenants are nurses, junior doctors and theatre staff on shift rotas. Garratt Park sits midway between Burntwood Lane and Magdalen Road. Wandsworth’s CPZ runs Monday to Saturday across most of the residential side streets, with red-route restrictions on the lane itself between 7am and 7pm.
Where we work along the corridor
We cover the SW17 0 and SW18 4 stretches in full and the side streets feeding off them. Streets we are inside most weeks:
- Garratt Lane itself – period shop terraces with flats above, both the SW17 0 stretch up to Earlsfield station and the SW18 4 stretch up to Wandsworth Town
- Sellincourt Road – late-Victorian terraces east off the lane, almost all upper/lower flat splits
- Defoe Road – same pattern, slightly older stock
- Brudenell Road, Burmester Road, Lyveden Road – quieter side streets running east toward Tooting Bec Common edge
- Magdalen Road extension between Trinity Road and the Tooting end
- Aboyne Road, Topsham Road, Tantallon Road – Garratt Park edge streets
- Mitcham Road mansion blocks at the Tooting Broadway tube end – 1930s red-brick, mostly 1-beds
- New-build infill on Buckhold Road and modern blocks behind the Earlsfield station retail row
- Garratt Lane shopfronts above bookmakers, halal butchers, print shops, kebab counters and the older banks
Foxtons Tooting on Tooting High Street handles a heavy share of the shopfront-flat book at the south end. Hamptons Earlsfield runs the Sellincourt and Defoe conversions. Marsh & Parsons take parts of the Magdalen Road extension and the Wandsworth Town end. KFH carry a mixed Earlsfield-to-Tooting catchment. Douglas & Gordon and Dexters show up on the Wandsworth High Street stretch. The clerks know the SW17 0 and SW18 4 stock by heart.

What’s included in a Garratt Lane end-of-tenancy clean
End of tenancy is the hand-back clean, deep is for staying on, regular is for keeping it tidy through the let – the work below is the first one. We run the same 57-point agent-approved checklist on every Garratt Lane job, scaled to the property and the stock. Nothing about it is rushed by the clock; nothing is hidden behind asterisks.

- Extractor canopy: filters and baffle out, soaked in a degreaser bath in the kitchen sink, dried and re-fitted; canopy interior hand-cleaned

What your Garratt Lane agent will actually check
Built from feedback we get back from Foxtons Tooting, Hamptons Earlsfield, Marsh & Parsons, KFH, Douglas & Gordon, Dexters and the smaller offices working the lane. Order matters – top is what gets failed most often.
- Front window inner pane, meeting bar and architrave on shop-above flats – the bus-corridor grime film, scored highest because the clerk runs a fingertip on entry
- Kitchen extractor canopy and gas-hob brass jets – where the side-street upper-flat kitchens fail because the canopy has not been pulled in years
- Stair carpet on the run up to upper-flat doors – shop-above and side-street alike, pile flattens from shift-worker footfall
- Limescale on shower head, screen runner, tap base, kettle, washing-machine drawer – Thames Water failure mode (around 296 ppm calcium carbonate, very-hard band, per Thames Water hard-water guidance)
- Oven door inner glass and the gap between the panes
- Behind the cooker – the gap between cooker and worktop
- Bathroom mould above mansion-block bath panels round Tooting Broadway
- Picture-rail and cornicing dust on the side-street terraces
- Carpet edges and the threshold step at the flat door
- Toilet hinge bolts, rim and behind the pan
- Skirting tops in the long Sellincourt and Defoe hallways
- Light fittings, fridge seals, door tops, plug sockets

Frequently Asked Questions
How much does end-of-tenancy cleaning cost on Garratt Lane?
From £156 for a studio, £207 for a one-bed shop-above or mansion-block flat, £243 for a two-bed terrace conversion, £339 for a three-bed and £425 for a four-bed. Carpet shampoo and double-oven add-ons are priced separately.
Do you clean shop-above flats on Garratt Lane proper?
Yes – the period shop terraces with flats above are a regular part of our Garratt Lane book. The front window inner pane, the meeting bar and the architrave moulding are the three lines the clerks reach for first, because the bus-corridor grime film builds there over a long let.
Is Garratt Lane in Wandsworth’s selective licensing scheme?
The southern end is, the northern end is not. Phase 1 of the scheme started 1 July 2025 and covers Furzedown, South Balham, Tooting Bec and Tooting Broadway wards – the SW17 0 stretch of Garratt Lane up to roughly Garratt Park sits inside that. Phase 2 from 1 April 2026 added East Putney, West Putney and Northcote, none of which touch Garratt Lane. The Earlsfield end of the road, in SW18 4, is in neither scheme. Mandatory HMO licensing for five-plus occupants in two-or-more households still applies borough-wide.
How long does the clean take?
A 1-bed shop-above on Garratt Lane takes us four to five hours with two cleaners. A 2-bed Sellincourt or Defoe upper flat runs six to seven. A 4-bed full terrace runs eight to ten. Mansion-block 1-beds round Tooting Broadway are usually done in a long morning. We do not rush by the clock; we work to the checklist.
Do you guarantee my deposit back?
We cannot guarantee the deposit because the inventory has lines we do not touch (paint, wear and tear, the landlord’s furniture). What we guarantee is the cleaning side: if the inventory clerk flags any cleaning issue within 48 hours of our visit, we come back free under the 48-hour re-clean guarantee. 97% first-time pass rate.
Are you insured?
Yes. Public liability cover sits at £5m. We are Monster Cleaning Ltd, Companies House number 9919639, trading since 2014. Insurance certificate available on request.
Do I need to be there for the clean?
No. Most of our Garratt Lane tenants drop a key with the agent on Tooting High Street or Earlsfield, or use a key safe on the side-street flats. We send a written check-out report by email when we leave.
What’s the bus-corridor grime thing about, specifically?
Garratt Lane runs the 44, 77, 270, 280 and the late-night N44, with a bus on average every couple of minutes during daytime hours. The shop-above flats sit a single floor above the kerb, and the front reception window faces directly onto the bus stops. Diesel particulate and brake dust drift up and a soft-grey film builds on the inside face of the lower pane, the meeting bar and the architrave moulding. Clerks run a fingertip there on entry. We work the front window last, with sash-box brushes, a non-ammonia glass solution and microfibre on the inner pane and meeting bar, and a separate descaling pass on any condensate scale at the bottom corners.
Do you cover mansion-block 1-beds round Tooting Broadway tube?
Yes. The 1930s red-brick blocks between Tooting Broadway and Mitcham Road are part of our normal Garratt Lane round. The mansion-block stock has its own quirks – mould above the bath panel where ventilation stalls, calcium tide-marks on the lower-pane edge of the original glazing, dust load in the airing cupboards round the boiler.

Do you handle four-bed family terraces on the side streets?
We do. The Sellincourt and Defoe four-bed family terraces are part of the weekly rota, especially through Hamptons Earlsfield and Marsh & Parsons. Front-window grime, integrated cooker hood canopies and stair-carpet wear are the consistent fail points.
What about scale on chrome shower fittings?
South London water tests at around 296 ppm calcium carbonate – very hard. Chrome shower heads, screen runners, mixer taps and kettle elements need a weak acid soak with proper dwell time, then a polish. Our team carries the kit. Generic kitchen sprays do not lift it; that is why hard-water inventory fails on this point so often along the lane.
What’s the 48-hour re-clean guarantee?
If the letting agent or inventory clerk flags any cleaning issue within 48 hours of our visit, we send a team back at no extra charge to put it right. We have used it on roughly 3 in 100 jobs since 2014. Across the books to date that is £1.2m of deposits recovered for tenants we have cleaned for.
How quickly can you book me in?
Usually 48 to 72 hours’ notice across SW17 0 and SW18 4. Same-day work is sometimes possible if a team is finishing nearby on Sellincourt Road or by Earlsfield station; phone the office to check.
Ready to book?
