The handover standard between the commons

Walk the ten minutes from the Battersea Rise and Northcote Road junction in any direction and you pass a dozen letting agents. Chestertons sit at 6 Battersea Rise. Foxtons are at 108 Northcote Road, Hamptons at 98 to 100, Rampton Baseley at 131. Add Dexters at 174a Lavender Hill, Knight Frank at 168, plus KFH, John D Wood, Douglas & Gordon, Marsh & Parsons, Savills and Aspire within the same stretch. That density sets the standard. When the inventory clerk arrives, they are working to a check-in pack that was photographed and itemised the day you moved in, and they compare your flat against it line by line.

Between the Commons is the triangle of streets between Clapham Common and Wandsworth Common, with Northcote Road running up the middle. It has been one of the tightest rental markets south of the river for a decade, and that is exactly why the clerks here are sharper than most. They are not being awkward. They have a landlord on one side asking why the flat does not match the pack, and a deposit scheme on the other that will ask them to prove every deduction.

What a five-week deposit looks like on the Rise

The money on the line here is bigger than the Wandsworth average, because the rents are. A one-bedroom Victorian conversion near Northcote Road lets at around £2,300 a month as of early 2026, on listings from agents including Marsh & Parsons and Savills. A three-double-bedroom duplex with a roof terrace runs £4,500 to £5,500. Cap the deposit at the legal five weeks and you are looking at roughly £2,600 on the small end and £6,300 on the large. That is a real sum to argue over a fridge seal.

Deductions get quoted at painful day rates. Miss the rubber on the washing machine, leave a tidemark under the bath panel, skip the dust behind a radiator, and a clerk can put cleaning back in at around £120 an hour against what you are owed. The number that lands on your statement is rarely the cost of the cleaning. It is the cost of the cleaning plus the landlord’s irritation.

And once a deduction is logged and you dispute it, the burden of proof sits with you. The deposit scheme does not assume the flat was clean. It asks you to show it. A signed clean and a set of dated photos is the difference between a quick refund and a six-week argument you might lose.

The number that lands on your statement is rarely the cost of the cleaning. It is the cost of the cleaning plus the landlord’s irritation.

Here is the part people forget. The clerk is not grading effort. Four hours of your own scrubbing and a professional sign-off can look identical to you and completely different to them, because they are checking against a standard, not against how tired you are.


Two rule changes shaping a 2026 check-out

Two things changed the rules under tenants on the Rise this spring, and both make a careless handover riskier than it was even a year ago. One is national. One is specific to the ward your flat sits in. Worth understanding both before the clerk turns up.

Renters’ Rights Act 2025
The Renters’ Rights Act 2025 abolished Section 21 “no-fault” evictions and moved the sector onto open-ended periodic tenancies from 1 May 2026. There is no fixed-term renewal date now, so the pressure point has moved, and a clean, well-documented handover is what shortens any dispute. The three deposit schemes, TDS, DPS and mydeposits, now treat a professional clean certificate as primary evidence. Our job sheets are built to clear that bar.
Northcote ward selective licensing
This is the bigger local change. Wandsworth Council’s Selective Licensing Scheme Designation 2 came into force on 1 April 2026 and covers every privately rented home in Northcote ward, which is the ward Battersea Rise sits in. Your landlord now needs a valid licence (£885, £529 at the application stage) for the let to be legal, and the scheme runs five years.
Why licensing sharpens the clerk
A licence brings condition-of-property audits. Wandsworth are inspecting on a programmed basis, and the state a flat is handed back in feeds into the landlord’s ability to keep the licence and re-let. So clerks on the Rise have a second rulebook to satisfy in 2026, on top of the tenancy agreement. A “near enough” DIY clean is far more likely to be challenged now than it was in 2024.

None of this is meant to scare you. It is meant to explain why the clerk who waved your mate through in 2023 is suddenly running a torch along the architrave.


The four conversion quirks clerks look for

The conversions along the Rise and the Northcote Road streets share four quirks that have cost tenants deposit money month after month. I have watched all four get flagged. None of them needs a specialist; they just need someone who knows the stock and carries the right kit.

First, the plaster. Original cornicing and ceiling roses sit directly above every hob, and they collect a thin film of airborne cooking grease, a yellow-grey tint that only shows under a raking light. Clerks carry a torch specifically to find it. Second, the sash windows. Most are original and painted over a dozen times, and the meeting rails and brass catches trap dust that nobody touches between tenancies unless a professional team is on the job.

Third, the radiators. The cast-iron ones in the family houses on Honeywell, Bolingbroke and Grandison hold a band of wall-dust behind them that stays invisible until the clerk crouches. Fourth, the floors. The original timber boards on the upper floors of these conversions have gaps, beading and skirting-to-board joints that hold fine grit a hoover will never lift on its own.

Kitchen

The kitchen is where most of the morning goes, and where most deductions start. Every appliance comes apart as far as it safely will.

  • Oven inside, single, double, range or AGA, degreased back to the metal across walls, roof, base and both faces of the door glass
  • Hob grease and burn rings off, splashback wiped, control knobs pulled and cleaned underneath
  • Extractor hood, filters washed or swapped, internal vent scrubbed, casing degreased
  • Fridge and freezer defrosted where time allows, shelves out and washed, seals scrubbed for mould, dust cleared off the back
  • Dishwasher filter pulled, seals wiped, a descale cycle run if it needs it
  • Washing machine seal, drawer, filter and casing (that rubber seal is the single most common complaint on Rise flats)
  • Units inside and out, the tops of the wall units, and the kick-boards under the base run
  • Sink, taps and drain descaled, no rings, no tidemarks
  • Worktop seams, silicone beading and splashback grout scrubbed
  • Floor washed and cut in by hand, because the board gaps in a Victorian kitchen are the catch-point

Bathrooms

Bathrooms are a limescale and silicone job before anything else. The hard water here leaves marks that a sponge will not shift.

  • Limescale off taps, showerheads, screens and tiled walls with a scale-cutter the clerk can verify
  • Toilet bowl, under the rim, cistern, pan, base and the floor around it
  • Bath and bath panel, with the panel pulled where it comes off, since tidemarks on the underside are a routine mark-down
  • Shower tray, drain cover and grout lines
  • Sink, pedestal and splashback
  • Mirror, cabinets in and out, extractor fan cover
  • Tiles floor to ceiling, grout brushed

Bedrooms and living rooms

This is where the Victorian detail bites. The plaster, the sashes and the timber all carry marks a clerk knows to check.

  • Cornice, ceiling rose and picture rail dusted, with the grease-tint on the coving getting the most clerk attention of anything in the room
  • Walls spot-cleaned where they take it (we do not repaint, but scuffs often wipe)
  • Skirting, door frames and architraves, top edges included

The bits people forget are the bits clerks check first, because they are the easiest to skip in a rush.

Where an end of tenancy clean stops being a deep clean

People ring asking for a deep clean when they mean an end of tenancy clean, and the two are not the same product. A deep clean resets a home you are staying in. An end of tenancy clean hands a property back to an agent against an inventory, with documentation and a guarantee attached. If you are moving out, it is the second one you need.

Do you bring all the cleaning equipment?

Yes. The van turns up stocked with industrial extractors, scale-cutters, wood-safe products, carpet machines and ladders, so you supply nothing. The flat does not even need running water on arrival, since we can fill from a neighbour’s tap at a push.

Do you clean the outside of the windows too?

What about mattresses and upholstery?

Do you do the Shaftesbury Estate cottages too?

Yes, the full cottage estate around Ashbury Road, Marney Road and Eland Road. The footprint is smaller than the big Victorian terraces, so a cottage usually lands in the one-bed or two-bed price bracket rather than higher.

What paperwork do I get at the end?
