What the rent does to your deposit before you have cleaned a thing
Start with the money, because that is what is actually in play. A studio in Tooting or Earlsfield holds roughly £1,100 to £1,500. A one-bed holds £1,800 to £2,500. A two-bed flat or conversion holds £2,400 to £3,800, and a two-bed in a Battersea or Clapham terrace £3,000 to £4,800. Family houses are where it gets serious. A three-bed runs £4,500 to £7,500, a Between the Commons four-bed in catchment £7,500 to £12,000, a Battersea Power Station three-bed £7,000 to £11,000, and a Nine Elms Parkside corporate let around £5,000 to £8,000.
Now the deductions, the real figures we have seen on Wandsworth check-outs after a tenant cleaned it themselves. Oven, £100 to £160, though a flat near Southside once had £650 taken for a “visibly greasy” one. Grout and limescale, £80 to £180, and central London has the hardest water in the country, so it builds fast. Behind-appliance gaps, £80 to £150. Carpets, £200 to £450. Marks on period woodwork and picture rails, £100 to £250. A £190 clean on a two-bed to protect a £3,800 deposit is the kind of sum that decides itself.
The demand sits in four pockets, and each leaves a different kind of wear. Young professionals push the Battersea and Clapham Junction market. Families chase the Between the Commons school catchment, where a property within walking distance of Belleville, Honeywell or Bolingbroke Academy carries a 20 to 30 per cent premium. Corporate tenants fill the Battersea Power Station and Nine Elms riverside towers, often for a single posting. A growing student market sits around the University of Roehampton. A clerk reads each of those move-outs differently, and so do we.
One more reason the timing matters. From 1 May 2026 the Renters’ Rights Act 2025 is in force. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy converts to a periodic tenancy, and a tenant can give two months’ notice at any point. None of that changes your cleaning position. The Tenant Fees Act 2019 still sets the rules, the inventory-benchmark principle still stands, and the government’s guide to the Renters’ Rights Act spells out the detail. What it changes is movement. A borough already full of mobile tenants, professionals, corporate relocations, Roehampton students, families tied to the school year, gets more mobile still once periodic flexibility lands. The order a Wandsworth clerk actually works in
Here is the part most cleaning pages bury at the bottom. The kitchen, where most Wandsworth deposits go
The oven is stripped, not wiped. Racks soak in a tank, the door glass comes apart, and the interior, fan, element and seals are all done. Battersea Power Station and Nine Elms flats tend to run integrated Miele, Bosch, Siemens or Neff units that need careful handling; period Battersea kitchens often have a freestanding Rangemaster or Smeg, sometimes with a griddle, which needs its own treatment. If the oven is the only thing flagged, standalone oven cleaning covers it.
The hob comes apart, every ring and burner lifted, control knobs off and washed. The extractor is degreased inside and out and the filter soaked or replaced; island extractors in open-plan new-builds and the long duct runs in period terraces both get attention. Cupboards inside and out, including shelf edges and kickboards, and the bespoke kitchens in Between the Commons houses often have hand-finished interiors that need care. Fridge and freezer inside, defrosted before we arrive. The fridge, dishwasher and washing machine are pulled out, cleaned behind and underneath, and put back. The washing-machine door seal, that black mould ring, is the first thing a Wandsworth clerk opens, so the seal, drum and detergent drawer all get done properly. Dishwasher filter, seals and spray arms. Microwave inside, out and underneath. Sink, taps, drainer and plughole descaled, because the water here is the hardest in the UK and limescale shows on chrome within weeks. Tiles, splashback and grout scrubbed along the joint, not across it. Bins emptied and washed. The floor is pulled back where it can be, hoovered and mopped, and original parquet, engineered wood and conversion tile each get the right product; standalone floor cleaning covers it where a contract calls for it.
The bathroom, the other deposit-killer
Limescale comes off the taps, shower head, screen and tiles. Premium fittings in the riverside towers, Hansgrohe, Grohe, Duravit, need the right descaler; the classic chrome mixers and brass shower heads in period terraces need a different one again. Grout is scrubbed back toward white, and where it is genuinely past saving we photograph the pre-existing state rather than pretend. The toilet is done inside, under the rim, around the base, the cistern, the hinges and behind the pedestal. Shower screen both sides including the tracks and sealant bead, and walk-in wet rooms get specific attention to the drain cover and floor gradient. Bath, taps, overflow and plughole, and the roll-top baths in period Between the Commons houses always get the underside and feet checked because the clerk checks them. Mirrors and cabinets, and behind them where you can reach. Extractor vent wiped. Sealant cleaned to a usable state, though re-sealing is a handyman job. Floor into the corners, behind the loo and under the basin pedestal, with pH-neutral product on stone and tile.
Bedrooms, living space and everything else
Inside every wardrobe, drawer and built-in cupboard; the alcove shelving and understairs cupboards in Victorian terraces are always on the inventory. Skirting boards, door frames, doors, handles and finger plates. Light fittings, shades, ceiling roses and switches; the original roses in Between the Commons, Battersea and Balham stock hold decades of dust. Window sills, reveals and frames inside, where sash windows need careful work and the floor-to-ceiling glass in new-builds needs ladder access; exterior glass is a separate window cleaning add-on. Radiators behind, underneath and on top, including the column cast-iron ones in period terraces. Walls spot-wiped for marks, though nail holes and scuffs are decorator territory. Carpets hoovered thoroughly, under beds and sofas, rugs lifted, and hot-water extraction is a common Wandsworth requirement, so carpet cleaning often goes on the same visit. Upholstery hoovered, and the designer pieces in prime Battersea, Between the Commons and Nine Elms flats sometimes need professional upholstery cleaning. Switches, sockets, thermostats, intercoms and entryphones are checked, and the concierge entry systems at Battersea Power Station, Circus West Village and Battersea Reach are inventoried too. One borough, seven rental markets
Wandsworth is London’s most populous inner borough, roughly 3.5km north to south from the Thames at Battersea down to Tooting, and the stock changes completely as you go. Treating it as one market is the mistake most national firms make. Here is how it splits, with the area we cover linked in each pocket.

Between the Commons and Northcote Road (SW11). The belt between Wandsworth Common and Clapham Common is the borough’s defining family rental market, and the wear pattern here is unlike anywhere else in London because the tenancies are long. We cover Between the Commons, Northcote Road, Battersea Rise, Bolingbroke Grove and Belleville.
The Clapham slice (SW4). Most of Clapham is in Lambeth, but a strip sits in Wandsworth, and the housing is classic late-Victorian conversion. We cover the Wandsworth section of Clapham, Clapham Common and Clapham Old Town.
Balham and Tooting (SW12, SW17). Late-Victorian terraces split into flats, share-house HMOs, young-professional stock. Tooting Broadway and Tooting Bec have been food-and-bar destinations for years. This is also where Selective Licensing bites hardest. We cover Balham, Bedford Hill, Tooting, Tooting Bec, Tooting Broadway, Tooting Graveney, Furzedown and South Balham.
Putney and Roehampton (SW15). Riverside family living with fast trains to Waterloo, the Lower Richmond Road pub strip, and the university-adjacent stock around Roehampton. Wandsworth Town, Earlsfield and Southfields (SW18, SW19). The Ram Quarter has reshaped Wandsworth Town with high-rise flats on the old Ram Brewery site. Earlsfield is family terrace stock with Waterloo-commuter appeal. Southfields runs on the District Line. Garratt Lane is the spine. That is six pockets on the map, and the seventh cuts across them all: the riverside new-build belt, from Circus West Village round to Battersea Reach and on to the Putney waterfront, where the job is glass and concierge logistics rather than period detail. The licensing paper trail that follows you out
Wandsworth has rolled out the biggest private-rented licensing expansion of any London borough outside the prime-central belt. This is not background trivia. On a licensed street the council’s Private Sector Housing team is watching the landlord, so the landlord keeps a tighter documentary trail at check-out, and yours has to match it. Three schemes overlap.
Mandatory HMO Licensing
The long-standing scheme for properties with five or more people from two or more households sharing facilities. Around 685 properties were licensed as of March 2026.
Borough-wide Additional HMO Licensing
Live since 1 July 2025, this covers smaller HMOs with three or four people from different households. The council estimates 2,520 properties need it; 356 were licensed by March 2026.
Selective Licensing, Scheme 1
Covers every private rented property in Furzedown, South Balham, Tooting Bec and Tooting Broadway. 529 properties were licensed by March 2026.
Selective Licensing, Scheme 2
Approved 1 December 2025 and live from 1 April 2026, this covers every private rented property in East Putney, Northcote and West Putney. The council estimates 7,154 properties need it.
The teeth are real. An unlicensed landlord faces a financial penalty of up to £30,000, and a tenant in a property that should have been licensed can apply for a Rent Repayment Order of up to 12 months’ rent through the First-tier Tribunal. If you have been renting in Tooting, Furzedown, South Balham, Northcote, East Putney or West Putney and you do not know whether the property is licensed, check the council’s public register before you move out. Justice for Tenants, a not-for-profit the council itself names, can support a Rent Repayment Order application.
The council enforces these rules, it does not only publish them. Since November 2025 it has run over 110 inspections, served over 40 formal notices, and taken 3,400-plus licence applications. On licensed streets a check-out is more documented, more formal, and less forgiving of a half-done job, so the dated photo report you get from us matters more here than almost anywhere else in the borough.

Pricing sits in our South West London band: below prime-central Westminster and Kensington and Chelsea, above outer boroughs like Havering or Sutton, roughly level with Hammersmith and Fulham. The rate is £30 per hour per cleaner, including kit, products and travel within the borough.

Those figures assume a property in reasonable lived-in condition. The exception worth its own paragraph is Between the Commons. Family tenancies in that belt run four to six years, long enough to cover a child through primary school, so the clean faces far more accumulated wear than the standard one or two-year let, and a four-bed house there usually needs a three-cleaner team for a full day to do the cornicing, picture rails and original parquet properly. Pet households and heavy period detail also cost more. We quote honestly on the phone rather than pretend a five-year family tenancy cleans up in the time of a one-year flat.

Do I really need professional end-of-tenancy cleaning in Wandsworth?
Legally, no. A landlord cannot contractually require professional cleaning under the Tenant Fees Act 2019. Practically, almost always. Wandsworth is one of London’s fastest-rising rental markets, up 5.0% year-on-year per ONS, and the check-in benchmark was set by a professional clean. With deposits typically £2,400 to £12,000 across the borough, most tenants who try a DIY clean end up with deductions larger than the cost of doing it properly.
What if I’m renting in one of the licensed wards?
Wandsworth has Additional HMO Licensing borough-wide since 1 July 2025 and Selective Licensing live in Furzedown, South Balham, Tooting Bec and Tooting Broadway, with a second Selective scheme covering East Putney, Northcote and West Putney from 1 April 2026. If your property is in one of these wards, check the public register before you move out. If it should be licensed and is not, you may be eligible for a Rent Repayment Order of up to 12 months’ rent through the First-tier Tribunal, and Justice for Tenants can support the application. End-of-tenancy cleaning obligations are unchanged, but the documentary trail matters more on licensed streets.
What about the Renters’ Rights Act 2025?
From 1 May 2026, Section 21 evictions are abolished and every existing assured shorthold tenancy in England converts to a periodic tenancy, with tenants able to give two months’ notice at any point. Cleaning obligations at the end of tenancy do not change. The practical effect for Wandsworth is more flexible move-out timing across the borough’s young-professional, corporate, student and family tenants, so book earlier than you used to.

Frequently, especially in Between the Commons family houses after a four to six-year tenancy, prime Battersea terraces and high-end Putney family lets. For Power Station and Nine Elms apartments with engineered-wood flooring instead of carpet, the equivalent is usually professional floor cleaning with product suited to the material. Where a professional carpet-extraction clause is in the tenancy and not met, the deduction is automatic.

Mixed. Battersea riverside, Clapham Junction, Wandsworth Town and Balham near the Northern Line stations have CPZ. Between the Commons streets are partly CPZ and partly unrestricted. Putney has CPZ near the station and Lower Richmond Road. Tooting has restrictions near the Northern Line stations, and Earlsfield and Southfields have partial CPZ near theirs. Battersea Power Station has underground visitor parking through the concierge, and most Between the Commons family houses have some off-street parking. Visitor permits through Wandsworth Council are needed in CPZ areas, and we confirm the parking at booking.
