What Bolingbroke Grove rents actually look like

Selective licensing reached Northcote ward on 1 April 2026

This is the change every landlord on this road is now reckoning with. Wandsworth Council's Selective Licensing Designation 2 came into force on 1 April 2026 and runs for five years. It covers every privately rented home let to a single household, or to two unrelated sharers, in three wards: Northcote, East Putney and West Putney. Bolingbroke Grove sits in Northcote, so the road is inside the footprint. The licence is £885 a property, split into a £529 first part and a £356 second part, with a 30% discount on the first part for anyone applying before 1 October 2026. The earlier Designation 1, live since 1 July 2025, covers Furzedown, Tooting Bec, Tooting Broadway and South Balham, so do not confuse the two if a landlord quotes you the wrong start date.

The borough-wide HMO scheme, and whether it touches you

It might. On 1 July 2025 the council also brought in borough-wide additional licensing for smaller houses in multiple occupation, the three- and four-sharer lets that sit below the old mandatory threshold. That fee is £1,450 a property. If you are four friends sharing a conversion flat off Bolingbroke Grove, your landlord almost certainly needs that licence, and the council can inspect. The mandatory scheme for five or more occupants from two or more households still runs on top. Put plainly, the standard expected at check-out is now nearer a deep clean than a routine one, and the agent compares your final state to a far more detailed baseline than they did five years ago.

The whole road sits in a conservation area

All of it. The road is Sub Area J of the Wandsworth Common Conservation Area, set out in the council's own appraisal of the Bolingbroke Grove sub area. For a check-out that matters because original features are protected and any replacement has to match. Stripped pine doors are on the inventory. Original architrave is on the inventory. Two buildings on this stretch need a word of their own, because we clean flats in both and they are nothing like a standard conversion.

The first is the old Bolingbroke Hospital, now Bolingbroke Academy.
