The check-in report is the standard you are judged against

Start with the mechanism, because almost nobody does, and it decides the whole thing. The Renters’ Rights Act 2025 came in through 2026 in stages, and its Section 21 abolition took effect on 1 May 2026. No-fault evictions are gone, every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can give two months’ notice at any point. Here is the part people get wrong. The cleaning side of a move-out did not change at all. Your deposit still only covers unpaid rent, damage beyond fair wear and tear, or a breach, and it still cannot pay to clean the flat above the standard it had at check-in. What changed is timing. Selective licensing catches ordinary single-household and two-sharer lets, and in Wandsworth it does not reach the town centre. The first designation, also from 1 July 2025, drew its line around Furzedown, South Balham, Tooting Bec and Tooting Broadway, well to the south. A second, approved on 1 December 2025 and live from 1 April 2026, covers East Putney, Northcote and West Putney, to the west. The streets most people mean by Wandsworth Town, the Tonsleys, Old York Road, the terraces off East Hill, sit in Wandle ward and fall outside both. Your landlord may still need a licence for an HMO. You still need a clean either way.

Timber window reveals collect a line of dust along the sill, the picture rails sit at about seven feet and catch a grey band a tall clerk can reach, and the kitchen extractor canopy in a conversion nobody has touched in two or three years hides a baffle thick with grease. The Ram, the brewery that stood on the site from 1533 and was the oldest in Britain when Young’s closed it in 2006, anchors the whole zone; the Greenland redevelopment kept the Grade II-listed buildings and the old watchtower, and Sambrook’s now brews and runs a taproom in Bubbling Well Square.
