The whole thing turns on a document most tenants forget about. When you moved into your Esher flat or house, a clerk walked it and wrote a check-in report describing every surface, photographed, usually with the word “clean” or “as new” against the kitchen and bathroom. What 1 May 2026 changed, and what it left alone

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has rolled over to a periodic one, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term. Any Section 21 notice had to be served by 30 April 2026 to count.

Here is the part people get the wrong way round. The cleaning side of a move-out did not change at all. The check-in benchmark still stands, the deposit caps are what they were, and the deposit-return route is now the main lever a tenant has at the end of a let. What shifted is timing. Esher already churns its corporate and family lets on a fixed annual rhythm, and a rolling notice makes those move-outs less predictable and harder to slot, so the practical advice is dull and pays for itself: book the clean earlier than you used to, because the slot you want goes first.

One more local point worth stating plainly, because an Esher page is not a London-borough page. Elmbridge runs no borough-wide selective licensing scheme. Its two Article 4 directions both sit at Cobham, off Pointers Road and off Woodlands Lane, and both withdraw permitted-development rights rather than touching lettings. Neither falls inside KT10. Mandatory HMO licensing still applies to qualifying houses, but Esher’s stock is overwhelmingly large family lets and owner-occupied detached, with very few of them.   • Sink and taps: boiling-water tap and chrome mixer descaled, the underside of the spout included, drainer and plughole cleared.
  • Bathrooms and en-suites: bath, tray, screen and tiles; a controlled descale on the shower head and the screen runner, rinsed twice, dry-buffed; toilet done under the rim, round the hinge bolts, at the base and behind the pan.
  • Radiators: heated rails and the original cast-iron column radiators wiped front, back face and between the fins, with the sofa or dressing table pulled clear of the radiator first.
  • Bedrooms and dressing rooms: wardrobe interiors, drawer runners and rails; the walk-in dressing rooms on the bigger estate houses cleaned to inventory-photo standard.
  • Joinery and period detail: skirtings, picture rails and cornicing where they survive; oak panelling and any stair handrail hand-wiped with a furniture-safe cloth, never a kitchen spray, spindle dust worked from the top down.
  • Doors, switches and fittings: internal doors both sides plus the top edge, handles and hinges; light fittings inside the shade, switch plates and sockets, ceiling-rose centres.
  • Floors and glass: carpets vacuumed two ways and spot-treated, engineered oak and parquet damp-mopped on a neutral wash; glazing wiped, with reach gear for any double-height hall window.
  • Final walk-through: a low torch run along skirting tops, picture rails, the worktop under raking light and every appliance seal frame before we hand back.

Common reasons we get re-called

Why Esher taps fur up again so fast

Esher sits in Thames Water’s supply zone, and the water here is at the hard end of the scale, drawn through chalk that puts plenty of dissolved calcium into every tap. Scale builds back on chrome shower screens, kettle elements and mixer taps inside a fortnight, faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk knows this. They run a thumbnail down the tap and they look at the screen edge-on against the light.

So we treat it properly rather than smearing it about. The shower head, screen and tile joints get a controlled acid soak then a polish; the chalk-line under a toilet rim is cleared; the kettle, which always gets checked, gets descaled. Where a property has the soft historic surfaces of the older Lower Green and Church Street stock, those get a gentler hand and a neutral wash so nothing aggressive lands on Georgian timber or original tile.


Esher street by street: the stock keeps changing

Esher is small but the housing shifts street to street, and one method does not pass all of it. The signature stock is the Esher Place estate, the grounds of the old Esher Place house carved up for building from 1929 and pitched at “city men” who wanted the Portsmouth Road into town. By 1939 there were 82 houses up; the private estate now runs to 178. These are large 1920s and 1930s mock-Tudor and neo-Georgian detached off Lammas Lane, Esher Park Avenue and the streets around Esher Green, four to seven bedrooms, with double-height halls, oak-panelled studies, original cast-iron column radiators and, more often than not, a knocked-through rear kitchen with a stone island under a run of downlights. That island and that appliance suite are where the time goes.

South of the centre the roads climb toward Claremont, the Capability Brown landscape that the National Trust has held since 1949, with Claremont Fan Court School in the old mansion alongside; the houses out that way and along the Esher Common edge mix interwar detached with modern infill. The medieval core is the other world. Park Road, Esher’s earliest residential street, the older High Street, Church Street and the Grade I Church of St George all sit inside the Esher Conservation Area, designated on 31 July 1973 and extended by Elmbridge in 2008, where the flats above the shops and the Georgian cottages take the careful, soft-surface treatment. Down by Lower Green the stock turns to Edwardian villas and racecourse-side flats, and behind Esher station there is a band of newer executive build with glass balustrades and steel-framed doors.

Run the maths the way the deposit forces you to. A 2-bed at £243 against a deposit well into four figures is not really a decision. Those figures assume a property in normal lived-in shape; a long tenancy with heavy wear, a pet household or a place that has not had a deep clean in years costs more, and we say so on the phone rather than after. Do you handle marble and quartz islands?

Yes, and this is the most-priced surface in KT10. We use a stone-safe polish and work an olive-oil or acid etch shadow by hand, with no acidic descaler near the stone. On completion we test the worktop at eye level with the hob downlights on, and if the etch still shows at a low angle we work it again until it does not.

Do you handle integrated appliance suites?

The cast-iron column radiators in the estate houses get wiped front, back and between the fins with the furniture pulled clear, and oak panelling and stair joinery are done by hand with a furniture-safe cloth rather than a kitchen spray. Has Elmbridge brought in selective licensing or an Article 4 in KT10?
