What the check-out clerk grades, and why it is not the same as tidy

Start with the mechanism, because most people miss it and it decides the whole thing. When you moved in, a clerk walked the property and wrote a report describing every surface, nearly always with photographs, usually marking the kitchen and bathroom as new or as new. Those words were true that day, because the place had just been cleaned to a professional standard. At the end a clerk walks it again and compares it line by line. Anything materially worse than the check-in entry, beyond fair wear and tear, is chargeable against your deposit. You are marked against a professional clean, which is why a mop and a spare Saturday rarely gets a Cobham property over the line.

The deposits here are large, so the inspection is genuinely careful. Under the Tenant Fees Act, a deposit is capped at five weeks’ rent, and on the bigger Cobham houses five weeks’ rent is a serious figure sitting in a scheme that somebody has to account for. That is the shape of a typical Cobham hand-back: a long tenancy, one or two features that need real attention rather than a wipe, and an agent who checks properly. The clean cost a fraction of the deposit at stake. What turned it was partly the slow careful work and partly the dated photographs that went out with the invoice, which is the bit a DIY check-out almost never has when the agent comes back with a query.


Cobham is really three towns in one postcode

KT11 does not have one kind of housing, and anyone who tells you it is all footballers’ mansions has not cleaned here. The clean is different in each part, so it helps to be honest about the spread.

The gated estates: the Fairmile, Water Lane, Sandy Lane, Stoke d’Abernon

This is the Cobham that made the name, the belt of large detached and gated houses on private roads near the Chelsea training ground on Stoke Road. Big kitchens with stone or quartz islands, natural-stone bathrooms, glass balustrades on the stairs, integrated appliances throughout. These take roughly twice as long as a similar-sized older house because every surface is reflective and every joint shows, and the products have to suit the stone. They also need notice: a gate code, and sometimes a slot that fits around the people who run the house.

The old village: Church Cobham, the Tilt, Downside, Plough Corner

Cobham has four conservation areas, and the period stock sits in them. Church Cobham runs around the High Street and Church Street with its listed buildings; the Tilt, designated back in 1979, takes in the commons, the village green with its old oaks and the lane past the Running Mare. The lets here are cottages and older houses with cast-iron baths, quarry or stone floors, working fireplaces and original joinery. The job is careful rather than heavy, and nothing aggressive goes near original detail.

The flats: the High Street and the station

Then there is the ordinary end, which is bigger than outsiders think. One and two-bed flats above and around the High Street, and the lets near Cobham & Stoke d’Abernon station over in Stoke d’Abernon, the stop on the New Guildford line that runs into Waterloo. These are the standard end of tenancy jobs, a clerk checking an empty flat against a check-in report, and they turn round quickly. The kitchen, where most of it is won or lost

The oven is stripped, not wiped. Racks come out to soak, the door glass is split so the brown film between the panels comes out, and the interior, fan, element and seals all get done. That film is the most-flagged oven fault we see. Hob and burners off and washed, the extractor degreased and the filter soaked or swapped. Every cupboard inside and out. Fridge and freezer cleaned through once you have defrosted them. Appliances pulled out so the gaps behind and under the washing machine, dishwasher and fridge are cleaned, then put back, and the washing machine drum, drawer and door seal done, because that seal is one of the first things a clerk opens. Sink, taps and drain descaled, since the hard water never spares those. Stone or quartz worktops cleaned with the right product, not an acidic one. Tiles, grout, bins and the floor into the corners.

Bathrooms, the other place it goes wrong

Limescale off the taps, shower head, screen and tiles first, gently on any original chrome you find in the older cottages. Grout scrubbed back as far as honest effort takes it, and photographed first where it is clearly past saving. Then the toilet inside, under the rim and behind the pedestal, the screen both sides with the tracks and the sealant bead, the bath and the underside of the taps, mirrors and cabinets and behind them, the extractor vent, and the floor into every corner. On natural-stone floors that means a pH-neutral cleaner and a cloth, never a steam mop.

Bedrooms, living rooms and everything else

Inside every wardrobe, drawer and built-in cupboard, including the walk-in storage the bigger houses run to. Skirting, door frames, doors and handles. Light fittings, switches, and the ceiling roses and cornicing in the period flats, which hold years of dust. Window sills, reveals and frames on the inside. Radiators behind, under and on top. Walls spot-wiped for marks, with a fair line drawn, because nail holes and scuffs are a decorator’s bill rather than yours to scrub. Hard floors washed with the product the material wants. Then the rest: sockets, thermostats, internal doors both sides, the stairs and bannisters, cobwebs out of the ceiling corners, and a final walk-through photographed before and after, every room. That photo set is the evidence you keep.


Why the water here loses bathrooms their deposit

Cobham sits on chalk and the water is hard, and that one fact loses more deposits in this area than anything except the oven. SES Water supplies the town, and chalk ground gives up calcium as the water passes through it, so scale builds on taps, shower heads, screens and tile joints faster than tenants expect. By the standard the Drinking Water Inspectorate uses, anything above 200 mg/l of calcium carbonate counts as hard, and Surrey water sits well up that range. A clerk checks for it deliberately: thumbnail down the tap, screen held edge-on to the light, shower head pulled in close. Scale that has set into chrome is not a quick job, and in the cottages round the Tilt the fittings are sometimes original, which rules out the brute-force descalers a newer bathroom would shrug off.

Grout is the other one. Bathroom and kitchen grout is the line between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it, and where it is genuinely past saving, which happens in a long tenancy, we photograph the state before we start so the clerk cannot bill you for wear that was already there at check-in. That photograph has settled more disputes than any argument.

A wipe with a cloth does nothing to scale that has set, which is exactly why a clerk checks for it.


What 1 May 2026 changed, and what it left alone

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic one, so a tenant can give two months’ notice at any point in the year rather than waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change. The check-in benchmark still applies, the Tenant Fees Act still applies, and the deposit sum is exactly what it was the week before. What changed is timing. Move-outs are now harder to predict, and that makes the slot you want easier to miss, so book the clean earlier than you would have a year ago. The standard a clerk grades to is untouched.

Questions we get asked

Do I actually need a professional end of tenancy clean in Cobham?

You are not obliged to book one. The Tenant Fees Act 2019 stops a Cobham landlord writing professional cleaning in as a hard condition of the tenancy. The snag is the benchmark. The check-in report was almost always written on the back of a professional clean, so that is the standard the check-out clerk holds you to, and with deposits round here running into thousands the cost of a clean is small against what is at stake. Most people who try it themselves, fail the check, then call us, would rather have called first.

How much does it cost for a Cobham flat or house?

A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. If you only want part of a property done, or a top-up on a clean you have started, it is £30 per hour per cleaner. Those figures hold whether the flat is above the High Street or the house is off the Fairmile. We quote against the property, not the postcode.

Are your prices higher because Cobham is an expensive area?

No. We charge the same in Cobham as we do across the rest of Surrey. A three-bed near the station costs the same to clean as a three-bed in the next town, so it is priced the same. What if the inventory clerk flags something after we have left?

If a cleaning point gets flagged inside 48 hours of the hand-back, we come back and put it right at no charge, provided nobody has moved in and the property is as we left it. It should. We hand you a dated, photographed clean report against the 57-point list, and if your deposit goes to the Tenancy Deposit Scheme, mydeposits or the DPS, that report is the document you put in alongside the check-out inventory.
