How the check-in report quietly settles your deposit

Start with the mechanism, because hardly anyone does, and it decides everything. When you moved in, a clerk walked the property and wrote a report describing every surface, with close photography, usually with “new” or “as new” against the floors, bathrooms and plasterwork. Those words were true that day, because the place had just been professionally cleaned. At check-out a clerk walks it again and compares the two reports line by line. Scale comes off the glass, chrome and ceramic first, descaler kept off any stone. Frameless screens both faces, grout scrubbed back and photographed first where it is clearly past saving, sanitaryware and chrome brought up, extractor vents cleared, and the mirrors, nickel and brass finished without a haze. On the larger Crown Estate houses there are commonly four or five bathrooms plus a cloakroom, and the count is in the quote rather than a surprise.

Bedrooms, reception rooms and the floors that decide it

Dust comes off from the ceiling down, including the decorative plaster, cornice and picture rails the report photographs on these houses. Inside every wardrobe and built-in, which in an Oxshott principal bedroom can be a room in itself. Skirting, frames, doors and handles by hand.
